Ron Ladd did a very thorough job of inspecting our home. However when we recieved the inspection report, we were shocked by the inaccuracies of the report. The following items were identified as either unsafe or deficient, but were perfectly operable and safe. -He claimed a GFCI outlet was not able to reset and tripped other GFCI outlets. We checked the outlet of concern and it works perfectly and the other GFCIs on the same circuit also reset. This mistake suggests a poor understanding of electrical systems. -He stated that no windows in most rooms were operational and called this out as a safety concern due to lack of egress and lack of ventilation. However all of the lower sashes open andd close with ease. Some upper sashes do not operate smoothly, but can be fixed easily by separating the paint from the weather stripping. (the house was just repainted 2 years ago). Shocked that he would suggest that none of the windows open. -He stated that the deck was showing age and needed pressure washing and treatment with sealer. The deck is in fact 2.5 years old and was freshly pressure washed and treated with a high quality sealer (olympic maximum stain and sealant) in June of this year. It still beads nicely when it rains. -He also claimed that all three toilets were insecurely mounted. Upon checking ouselves, we discovered two toilets were rock solid with no movement whatsoever, with the 3rd moving only slightly. WE would have understood writing about the 1 toilet, but did he just get carried away when cutting and pasting his report? -He also said that the HVAC filters need to be replaced, even though we had replaced just 2 weeks prior and only had run the AC for maybe 4 hours. Did he use a prior inspection report and forgot to correct that section to reflect reality? -We have a 23 year old house and he was suggesting that 1990s plumbing is insufficient and should be upgraded. So are home owners expected to rip out their plumbing every 20 years and replace? There were numerous other inaccuracies and fabrications. Buyers beware, this inspector may scare you away from a perfectly safe and nice house. We have been living in the area for 8 years and this is the first poor experience that we have had with a service provider.
