"ð WOW! My request for an unusual home inspection was going to be difficult to say the least. I hired Shawn to inspect a piece of property with a two car garage on it and several smaller outbuildings, including a metal carport. Seeing as I am from out of state, I needed someone to be my boots on the ground and eyes in the sky to look out for my interest on the condition of the buildings and the layout of the land. Knowing there was some cleanup required on property (the house on the property previously burned down) would not have been aware of the extent without Shawnâ s pictures and report. Shawn discovered major problems, some well hidden with the unattached garage, the outbuildings were derelict at best and the metal carport in the MLS listing was totally MIA! The beautiful rolling property with trails (Shawn discovered no trails) that led to a creek was extreme with 100 foot plus drop off if I had wanted to access the creek that backed up the property. That some cleanup on the property included completely burned down home, not to mentioned in the MLS listing burn appliances and all! From washer/dryer, water heater, stove, etc., to even the remnants of the wood-burning stove! Shawn was thorough with his report. Professional. And matters to meâ ¦ A great friendly Respectful personality! I personally would recommend Shawn for your property/home inspections! Thank you, Shawn for saving me emotionally, physically, and particularly financially from a potentially disastrous purchase! You are the best!"

The inspection was not only thorough it allowed me to go back to the Seller for the changes in price along with the items that needed repaired. The sale was cancelled as both of our parties couldn't agree. So glad I had the inspection completed. Great Company to work with and as I'm searching for the perfect condo, I will use Keystone Home Inspections for each inspection."

Our philosophy at House Calls Inspection, LLC is to inspect each home with the utmost care, to be thorough, and to explain our findings clearly to each client. Randy Johnson is a State Of Tennessee licensed home inspector, who received his certification through the Home Inspection Institute, Inc. in Cincinnati, Ohio. Randy also is a residential insurance inspector for CIS Inspections. Randy is a member of the HITA.US (Home Inspectors of Tennessee Association) and follows the national standards as well as those of the State of Tennessee.

"Randy is the single most reliable home inspector I've ever hired... and I've hired him ten times as an investor in single family and multifamily properties throughout the Chattanooga area. He's got a knack for finding things I just wouldn't notice, and preparing well documented reports that have helped me in negotiations (reduced the price of homes by 5 digits!). He's also just a nice person and cares deeply about his clients. Highly recommend."

Home inspections FAQs

It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.

A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.

Home inspectors will examine the following home areas and features:

  • Plumbing

  • Electrical

  • Foundations

  • Roof

  • Windows and doors

  • Overall condition of interior and exterior

  • HVAC systems

  • Attics

  • Basements or crawl spaces

  • Major built-in appliances

Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.

Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.

On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
