Precision Home Inspections

My home was inspected by Precision Home Inspections, and I was not satisfied. I toured a bit with the inspector, and noticed that during the inspection there were pans being stored in the oven. I did not try to turn the oven on, but I should have, I trusted the inspector to check everything, and whether he did or didn’t I don’t know for certain. But, days after I moved in and tried to operate my oven, it would not work. The power came on, but I could not adjust the temperature. I tried dealing with the home warranty people, but because the part is not available, they cannot repair. And because it’s within the first 309 days, the will not replace. I called the Precision Home Inspections to see if there was anything they would be willing to do, but got no answer, so I left a message. He responded through text stating that he tested the ovens and they heated properly and it would be difficult and unlikely for him to “miss” the easily detectable defect. But what was included in the inspection was that the digital display in the oven was dim, and that was an indication that the oven was going bad. He said that he would take no responsibility for this and that I should have hired an appliance repair person to inspect the oven before closing? First, I would not know that a dim display is an indication of a bad oven, and if that’s the case he should have recommended I hire an appliance repair person to inspect it if he is not able to or willing to take responsibility for it. He also said that in his 19 years in business that he is never been accused of missing an oven that didn’t work. I did not expect this kind of response from a business or even go off accusing him. I am just a new home owner that does not have a working oven or the money after just buying a home to get a new one. I was hoping for a company that states on their website that their goal is to provide 100% customer satisfaction would if not help at all, be at the very least courteous about the situation. I was supposed to get a call back about this, and never did. I would expect that a home inspector would take responsibility but this is not the case. I would personally not recommend this company.

Great. I told him I had to make a Yes/No call in 2 days on whether I would proceed with the purchase (AS-IS deal) and he was quick to get out there and right on time. He knows what he's doing and looked at everything. Since this home was 81 years old, he knew what was "normal" for a house like that and still included them in his report. I've had numerous home inspections and the realtor recommend someone who was half the price, but since I was going into this on an AS-IS basis, I wanted to make sure I hired someone who could point out everything. He is very thorough, is happy to explain verbally as he is doing his work what he sees and always asked if I had any other concerns he wanted me to look at before he left. He is by-the-book and won't "overlook" anything..if he sees it, it will make his report. Like it or not. Because his job is to report exactly what he sees and he does that. I could have given him a B on price is the realtor said there were others at half the price, but I would never use anyone but Jason in the future. What's $200 more when it comes to making a several hundred thousand $ investment and you want to know what you are walking into. This is not the service to try and save a few $. Go with Jason people, you will get the best value for the $.

I hired Jason Lovelace of Precision Home Inspections to do a pre-purchase inspection of a home built in 1921 that had several remodels. Jason arrived promptly on the appointed day and spent hours doing the most exhaustive inspection possible and discussing the results. Jason is both extremely professional and very personable. He detailed the inspection with photos and text, allowing me to make an informed purchase decision and have a valuable project list for repair estimates. If you need a house inspected, and you really do before buying, you could do no better than Precision Home Inspections. Excellent work at a reasonable price.

Jason was very thorough; crawled around on the roof, in the attic... Literally worked up a sweat! He had a voice recorder in his camera, and would make a note of each deficiency he photographed, so that it was associated with the picture. He verbally reviewed his major findings with us, and got the written report to us in less than 24 hours (quicker than promised!). His report included photographs. He took about 2.5 hours to complete the inspection and consultation (60 year old home with addition and slab foundation;1800 sqft). He found a few significant issues and took the time to fully document, photograph, and discuss. He was happy to answer the questions we had to the best of his knowledge. He was also punctual and very professional. Highly recommended!

Inspection went well. He showed up on time and finished the inspection in 4 hours. I received the completed inspection within 24hrs that had detailed pictures of everything so I could refer back from the report. This will allow me to show the contractors what needs repairs and what does not.

Well, he missed over $75,000.00 in must-do repairs that we were stuck with. The heat and air did not work at all (he said it was ok); the sewer line had to be replaced as it had collapsed in 3 places and was putting sewage into the ground--he would have found this if had tried to flush a toilet; the refrigerator/freezer stunk of fish that had been stored in it unwrapped--even the ice tasted like fish; the pool pump did not work; the pool needed retiling; the gas fireplace was hooked up illegally; he missed 10 outlets/switches that did nor work; many of the deck's boards were rotten; the garbage disposal did not work AND a hot water heater was missing--that is just the beginning. We were very unhappy with his inspection.
