We wanted a house inspection of my fathers house in preparation for selling it. We wanted to know what an inspection would find and be able to fix it before putting the house on the market. Mike showed up about 30 minutes ahead of time because it looked like rain and he wanted to get the outside work done before the bottom dropped out. I walked around with Mike and he pointed out issues and took lots of pictures. When we went inside, he changed shoes so that he didn't mess up the house with grass clippings from walking around outside. That was nice. He was very professional explaining things to me as we went around and explaining what type of contractor I should contact for big issues, and suggesting how I might deal with smaller issues. The inspection would probably have been completed earlier if I had not taken so much of his time asking questions, but he was gracious and patient with his explinations. I received a full report the next afternoon complete with pictures as promised. I definately will come back to Anderson Amerispec and Mike when we are ready to sell our house.

Just being courteous enough to help me out of short notice jam.Calling me back within 30mins of me leaving a msg. That is great service even when he knew he could not take on the.job. Most would have put me at the bottom of the call back list but he didnt, he called me back and had another name available. If i ever know someone who needs an inspections...this is your company. Unfortunately, we could not be there during the inspection, so I can't speak for Mr. Anderson's punctuality or professionalism in person, but the people I spoke with on the phone setting up the appointment were very friendly. We received our report the day after the appointment. It was very thorough and did a good job explaining his findings clearly even though we weren't there to see them and hear his explanation in person. He addressed the specific concerns I had about certain issues as well. My only complaint would be that I wish the report came with more photos. Not every issue listed came with a photo to show us what and where it was. For example, he mentioned an old water stain in one of the bedrooms that we should ask the owners about, but neither of us could find the stain, and a photo would have been helpful.

Very happy with this company, they kept us informed with pictures of what they inspected.

The inspection was fast, but not thoroughly.

I originally called and wanted Mr. Anderson due to the good reviews on Angie's List, but had problems with scheduling due to this being a foreclosed home and it hadn't been dewinterized yet. Mr. Anderson volunteered to dewinterize the home for us and this allowed us to proceed with inspection. He explained everything in the inspection and even gave us mini tutorials on working our new gas fireplace. He let us know it took a while to get it lit (which indicated a problem we later discovered) and took great pics, and gave us a manual on maintaining our home. He was very thorough and I was very impressed. I did forget to use my Angie's List coupon which would have saved me $25, so if you decide to use this company- which I recommend, don't forget to use your coupon. (He also had a partner training/working with him, that was very nice and professional as well).

The overall experience was great he was very professional he did everything so thoroughly his car quit on the the way and he even walked to our home with his ladder .Talk about great service

Mr. Steve Anderson performed a very detail home inspection on a residential property that I am purchasing. He arrived to the appointment early and went over all of the things that he would and would not cover. He explained his customer invoice to me and then got right to work. The home is almost 3000 sq ft and his inspection took about 3 hours and 45 minutes (very detailed). After the inspection he went over all of his notes with me and my agent. Mr. Anderson provided me with a nice binder for the report along with some discount offers from his franchise partners. I was emailed a detailed report and pictures the next day. Mr. Anderson was very professional and courteous. I would highly recommend him to anyone needing a residential home inspection.

He was quite good; it took him three hours to do the inspection and he was very thorough. He wrote a comprehensive report within three days following the inspection. I will use him again in the future.

We were looking at buying a home that was ready. I was very happy with them. They were very prompt, courteous and showed up on time. They did everything they were supposed to do. He was extremely thorough. In regards to inspection, he was very knowledgeable. All the houses in this area are hundred plus years old. He was very familiar with the building specifics, how they were constructed in this neighborhood. He was very much professional and knowledgeable. I would absolutely recommend and use their services in the future again.

Mr. Anderson did a thorough job of pointing out the issues I needed to look at -- the heating, the plumbing, the electrical wiring and much more. As a novice homebuyer, I was glad to find someone who would tell me all that I needed to know, and warn me of things I might not have thought to ask (such as the condition of the pipes connecting the house to the municipal lines at the street). Though it rained very heavily that day, I was somewhat disappointed that that was a reason not to thoroughly inspect the condition of the trees near the house. Mr. Anderson identified several conditions that needed further review, and said that is what he offered up front, rather than actual estimates of what costs would be. He emphasized that it was a *visual* review, and for that reason AmeriSpec could not be responsible for unseen problems. I appreciate that he took his time -- in all, about four hours for a 2100 sq. foot house. Mr. Anderson provided what I needed: A next level of evaluation of the condition of the house that allowed me to make an informed choice. I received his written report the Monday after his Friday inspection, and it was clear to understand. While the house was in very good condition for its advanced age, there were enough repairs and unseen issues he revealed that I chose to back out of the deal. The drawback of an AmericSpec inspection from my experience is that if you did want to get estimates or know what it would cost to do many of the repairs, you would still need to hire a plumber, and electrician, etc. to give you that information. I understand that some inspectors are also engineers who are qualified to tell you exactly what repairs are required and how much you can expect to pay for them. However, if what you essentially need is someone trustworthy to point out what's in good shape and where you are likely to have issues with the house you want to purchase, I would affirm Mr. Anderson's ability to perform that job in a friendly and professional way.
