Peggy sent an email with a few house listings in it and the house we are in now was one of them. But we had already looked at this house and did not like it because the carpet was ruined, and the wallpaper, appliances, and other things were so outdated that the house would need a lot of remodeling work. But she pointed out to us that the carpet had been replaced throughout the house, and since there weren?t really a lot of houses out there that we liked, we went to look at this house again. This was in January of 2005. We had a buyer for our old home and wanted to put a bid in on this house. So we asked our realtor if she knew a good home inspector to use to have the home inspection. She gave us the name of 3 to choose from. She told us she didn't like this one inspector in particular because he was really nit-picky about every little thing. She recommended we use one of the other two she had given us the name for and one in particular. So we used him. Bad decision. The inspector came over to inspect the house and checked out everything and made a report. He checked the A/C vent temps and said OK. He said there were attic fans in the roof of the house that only come on in warm weather and he couldn't tell if they were working right because it was so cold outside, but assured us that they were both working. Everything was pretty much in working order and he approved the home inspection to be good. Our realtor recommended a pool inspector who came over and filled the pool up with water and got the filter and the pump system working. And this system needed to be running constantly during January when the temperatures were freezing or the pump system would freeze up and burst pipes. He told us that the salt system that was installed was crap and didn?t recommend salt systems and took it down and left with it. Later on, I found out that salt systems were the best thing to have. Thanks for recommending the pool inspector Peggy. There were a dozen windows in the house that were bad because the gas between the window panes leaked out and condensation had formed between the panes of glass. I said that those windows would have to be fixed before we bought the house. So Peggy Myers and the realtor who was selling the house for the owner said they would pay for the windows to be fixed. They came back saying there were only 9 windows that need to be fixed when we had counted 12. They tried to argue their way out of paying for all 12, but we said we would not buy the house unless they fixed them all. They ended up paying for all windows to be fixed and we bought the house. On the day of closing, we did a final walk through on the house. Everything was OK, so we went ahead to the house closing. Afterwards, we went back to our old home and spent the night there. The next morning, we came over to our new home. We noticed that the in-ground pool out back didn?t have any water in it. It had been drained overnight since the final walk through the evening before. It had been running since the pool inspection to make sure that the pipes did not freeze up. I talked to my next door neighbor to see if he saw anything suspicious, and he said no, but said when the previous owners had drained the pool like this, that the water would run past his horse barn in this backyard. He said he did not see any water back there at all, and he goes back there twice a day. So we called the pool inspector and I asked him if he had done anything like that and he said no, and did not understand why anybody would, because it would freeze the pipes up and the filter tank. He also said that to drain that much water, about 25,000 gallons, someone would have had to use a pretty big pump to drain it overnight, and would have had to use a large hose to pump it 100 feet to the opposite side of the property into the large drain line that ran underground to the creek behind our property. We asked him to come over and check out the pool and figure out the damage. We saved the liner and got the pool filled up with water, and when we turned on the system, we found the filter tank had frozen and cracked. We paid him to replace that and we got the pool running again. Several hundred dollars wasted. Something interesting though that Peggy had told us when we first started looking at this house with a pool was that her family had had a pool since she was a young girl and she knew a lot about them. I still wonder what happened to all of the water in the pool. Maybe UFO?s use water as fuel and one swooped down and stole our pool water. Reason I say this is because Peggy didn?t really like me in particular. Hated me I think. But probably the UFO?.. We needed to get the house treated for termites, so Peggy Myers recommended a company to us. They came out and treated the house, and we paid $500 for that. Two weeks later, we came home to find a swarm of termites flying around inside our living room, coming from beside the fireplace. I mean hundreds of them swarming around in our house. We called the company back and they said that this was normal. Normal? So we got a second opinion from a well-known company, and they said the termite treatment that had been done was not done correctly. I checked with the codes department who regulates the pest control companies and confirmed that the treatment had been done wrong and that the second company?s opinion of what should be done was correct. So we went ahead and hired the second company to treat our house and all was well. It cost $1500. I ended up getting a check back from the first company for the $500 they charged for wasting our time, and saying that a termite swarm in your house was normal after termite treatment. Thanks for recommending that company Peggy. We were painting the living room, and found that the sheet rock and the paint over it around the fireplace was paper thin in areas. Later on, we tore down the sheet rock around the fireplace, and found massive amounts of termite damage (in posted photos below) on both sides of the fireplace and into the master bedroom as well. We were told by the well-known termite company that treated our house that any competent home inspector should have found this damage. Thanks for recommending the home inspector Peggy. I also found two large areas of rotted wood on our houses siding that the home inspector missed, as well as major problems with our air conditioning system and duct work, which all had to be replaced. I found stained areas on the ceiling from leaks and found the termite damage on both sides of the fireplace (in posted photos below) was fed by roof leaks around the chimney. This guy was clearly working for the realtors and the homeowner and not for us. When we found all these problems, Peggy Myers was no help at all. I tried to call Bob Parks Realty and got the run-around and no help from them either. Peggy Myers is supposed to be at the time a thirty year veteran in real estate sales. I believe that like a lot of sales people she does not care what she says or does to make that precious sale. One instance in particular that stands out is her telling me and the wife that the cabinets in the kitchen (in posted photos below) were pickled oak. I said they weren?t that, but were painted poplar that had been stripped of the paint. She stood there arguing with me about it, saying that she had years and years of experience selling homes and that I was wrong. I said that I had been doing high end wood work for most of the early years of my life and that it was sap wood poplar. I even showed her the insides of the cabinet drawers where the paint and paint stripper had run into them. She couldn?t stand that I had discredited her great selling point. But if you look at the pictures I posted of them, you can see they are not oak. Another instance of Peggy just being plain stupid about something was when we were selling our old home, we put a camera with a microphone on the nic-nak shelves so we could record what the people looking at our house were saying. We ended up hearing the opinion of the people who ended up buying our house. We knew that they loved it, and heard them talk about why they just had to have our house. It gave us a huge advantage in price negotiations. Peggy chewed us out for doing that and made a big deal out of it. But in the end, we knew how to negotiate and get the price we wanted. I can?t figure out why Peggy didn?t like what we had done other than it cut her realtor buddy showing our house out of a larger commission. Again, Peggy wasn?t working for us. For over the last decade I?ve been a sign maker and printer. The worst customers I?ve had were realtors. Always needing it done in a hurry, only for me to have to call and call them, leaving messages that their stuff was ready, and take two weeks to a month to come pay and pick up their stuff. Realtors won?t answer their phone, won?t return your call, and for sure won?t pay for and pick up their things that they ordered in a timely fashion. They will say or do anything to get what they want, and then you are no use to them anymore. And this opinion I have formed is only from hundreds and hundreds of transactions with dozens of realtors all over the middle Tennessee area. On the day one of them with a smart mouth said the wrong thing to me about dragging butt to pick up and pay for an order, I fired every last one of the realtor customers I had that day. That was a great day for me. Problem solved. Needless to say I wouldn?t deal with Peggy Myers, nor would I use Bob Parks as a realty company. But that is just my opinion. But if you find an honest, reliable and trustworthy realtor, you better call your taxidermist and have it stuffed and mounted to preserve the only one that ever existed.
