Jeffrey was amazingly thorough. He spent 5 hours in the house going thru areas I don't recall any previous inspector ever doing. When he was done, he went over each and every item on his report to make sure I understood everything. Stressing the items I should be concerned about and need to be addressed sooner rather than later. Days later when I had a question about an issue (due to a contractors response to a request to fix it), he responded quickly and with a detailed response. I will recommend Jeffrey to anyone who I know is purchasing a house. A great find!

He was OK but missed some small items and one big obvious one. The outer front door was badly damaged due to wind and the closure device was hanging by one screw and all the wood facing was cracked beyond repair. He dented my gutters due to his ladder having no mechanism to keep the pressure on the roof rather than the gutter. These are available and common. His standards of practice required this item be checked. I offered to allow him to correct this item before closing but he refused and in fact blamed me for distracting him. Most home inspectors and home inspection training programs emphasize "educating" the customer and allowing walk alongs...minus the roof. This reduces liability, increases understanding and establishs a team rapport. That was not his method. I would not use him again but gave him a fair overall. He did give a veteran discount.

The gutters were damaged along the entire length of the house and this was noted on the report. [member name removed] seemed to be under some sort of misconception that a home inspector will make repairs. The front outer door that he refers to is the screen door. It was explained to [member name removed] that industry and state regulated standards do not require a home inspector to note the condition of the storm door but that if he wanted it in the report, I would be happy to amend it accordingly. [member name removed] wanted something more but would not say exactly what. He hinted towards not paying for the report at all. I have over 32 years experience in the trades and explain to all of my clients that the perfect home has yet to be found. Also that since I am looking at all operations and systems of the house in a roughly 5 hour time frame that there might be an item or 2 that I missed but that I do my best to be as thorough as I can. Industry standards dictate that a home inspector should not turn on any system that is not on at the time of the inspection. This means do not turn on main or shut off valves, gas lines, breakers that have been switched off etc... For this inspection I had to turn on the gas, Throw several breaker to the on position so that the systems they serve could be tested, turn on the water main and under counter valves and more. I went above and beyond the required industry standards for this inspection but [member name removed] was under some sort of misconception that repairs would have been done by me while I was there. Industry and state standards also say that a home inspector is not required to go on the roof and that it can be inspected from the ground. I went up onto the roof and walked the entire roof noting the defects. Had it been inspected from the ground these defects would have gone undetected. Once again I went above and beyond what the industry and state regulated standards required. As stated earlier I was willing to amend the report to include the front storm door but [member name removed] seemed to want more. The following is the email I sent to [member name removed] when it was pointed out that the storm door was not on the report "You are correct, if memory serves me right the front storm door had been damaged. I was almost positive that I included it on the report but I did not. I can amend the report to include this if you like. Unfortunately I am subject to human error. One of the main reasons home inspectors prefer to be alone while they are inspecting is so they are not distracted by the home owners, clients or realtors, and they can stay on task. I apologize for the oversight. If you would like me to amend the report and E-mail it to you let me know. I take great pride in being able to serve my clients. I make every effort to go above and beyond minimum requirements. I exceed the state minimum requirements for continuing education and strive to better myself in order to better serve my clients.

Do not be put off by that NY accent, lol. This guy had been around this area for quite some time and knows his stuff. I was amazed at his eye for detail. He looked at our foundation and speculated as to what was going on based on the size and direction of the crack (and his 30 years experience in construction, I'm sure). Easily the best this area has to offer.
