Description of Work: Regretfully, if a homeowner lives in an area of town that is not as affluent as the 75K and above homeowners; no one takes your home improvement desires seriously. Now the house is not in bad shape. The appraised value took a nose dive for a lot of homeowners; however their property tax responsibilities did not. |As a Matter of fact, my parents home is one of the more pristine homes in the area. Meaning brick, 3 bedrooms, 1 bath, neat, clean, well maintained, larger than most around it, paved driveway and patio area, etc. The only problem...basically, it is plainly outdated for the lifestyle we need it to accommodate at this time. Sad to say, we have had to fall back on the tried and true method of securing trustworthy people (who still have integrity and grit) in getting the job done. J&D, Inc started out full of zeal and zest; but because we live in a below median income and less well-to-do area of Memphis, TN...we were not taken seriously for the work we need to have done. My mother has arthritic issues and I have moved back home to help with her care, though I work full-time at a major utility company in the area. |Mind you, she may have physical challenges; everything else about her (looks, mental capacity, personal activities, etc.) springs youthfulness. The remodel job was not excessive or elaborate. Merely, desired to have a "step-in" bath installed, kitchen upgrade/remodel -simply to accommodate someone with mobility lifestyle challenges,i.e. lowering the cabinets, pull-out bins in lower cabinet areas, cabinetry hardware modifications/soft-closures, etc. Possibly modifying the 20x15 den that had previously been added approx 25 years ago to include a half-bath & laundry area; enclose wheelchair ramp or add secure coverage to avoid it being a hazard in the rain/snow and maybe add a garage (attached or free-standing would have been ok.) We know this was a tall order and might run about $65-$85,000, but it was what we desired. Though none of the members of J&D's team would say it; we knew what they were thinking (like so many others) "That's too much to spend on a home today, now with an appraised value of less than $60,000. (And, new construction and remodeling jobs are being done all around us, maybe not as plentiful as a few years ago.) But, we knew what was on the reps minds... Of course, no one ever asked for 1/4 or even 1/3 of funds upfront to start or get verification from the bank to secure and reserve the balance once the work was finished in order to make sure they would be paid. (If the work was excellent quality, first and foremost.) They just simply gave us their ideas of what they thought the upgrades (floor plan changes) would look like (pencil sketch or 2) and eventually, disappeared into the sunset of yet another visit after reviewing the property with a few other team members. |Though it was disappointing for my mother to once again realize her home will never be valued as others in the same quality, but on the other side of town -"East Memphis". Though we live just 5-7 min from downtown living that is valued at $200-$1M! |Well Angie, that's our plight. However, no love lost. I feel that J&D, Inc. is an excellent company and probably does outstanding work. Of the 5 visits made, they were always punctual, uniform and professional looking, courteous, very knowledgeable and made us feel comfortable asking questions. After no returned phone calls for the final estimate of what the job would cost, I just stopped calling them. Maybe they thought they would be taking advantage of us? Let's face it, we are just not in the financial upper epsilon of homeowners across America. Nevertheless, the work will get done; because I am determined to make it happen for my mother. No parent should have to move to enjoy the latter 30 or 40 more years of their life in comfort and dignity. | |PS: Also, your services are an asset and we do plan to use it for other projects and quick fixes later on down the road of enjoying our hopefully (sooner than later) newly remodeled home. Sorry, that it took me so long to share our experience; but it is somewhat heartbreaking to say the least, of how the housing industry still ended up sucker-punching the very people that made them wealthy with all those so-called special mortgage/refinancing deals.
