We used Chappell and Associates to manage our property since 2009. We live outside the Clarksville/Oak Grove area. The property manager charges a 10% commission on all rental income. In November 2014, a tennant notified the property manager of mold. Property manager contacted us, the owners, and we authorized the repair. In March, the tennant moved out because the mold had not been remediated. The Property manager did not inform us the property was vacant until we did not receive procedes for that month. In May, we visited the property and found significant pet damage to the flooring and cabinets that had not been disclosed to us. The property manager did take the tennants to court to cover the cost of repairs. In June, we coordinated the purchase and installation of new carpeting directly with the installer. In August, the property manager listed the property at a higher price without any coordination with us owners. In October 2015, the property listing expired. We owners have had very poor communication from this manager. We have to request updates from them- there is no initiative to keep the property owners informed, even on a monthly basis.
