Tri-Cities Home Inspections

Ken was very knowledgeable and looked at everything. More so than other inspectors we have used. Found numerous electrical issues. Noted obvious window issues with the 62 year old wood windows and 20 plus year HVAC. Pointed out positives like solid 2x8 joists that were fully 2 inches wide and metal above concrete next to wood that is effective at deterring termites. Found cracked chimney liners and pointed out safety issues like no hand rail on outside staircase. Most impressive was in his crawl space review looked at all drains for leaks. House had a brand new totally rehabbed bathroom. Had me flush the toilet and found it to be leaking Into the crawl space. Great job on finding that. We will use him for all our future purchases. The owner/inspector did such a fantastic job saving me from buying a mistake on the first home I made an offer on, I hired him again to inspect the second home I decided to buy. The first house I made an offer on looked OK on the surface, but my inspector was very objective and thorough so I was able to discover the HUD inspectors miss a lot of major issues when they certify a home as safe. The first home had a failing foundation, plus electrical and plumbing issues that involved far more than I was prepared to tackle. He did an equally great job on the second inspection. Every problem he identifies is supported with a picture so I know exactly what I am getting and what I may need to renegotiate with the seller. He is very prompt and got the report to me the end of the same day he did it. My advice is to schedule with him as soon as you know you need a home inspection done.

Mr. Kotowski was prompt, professional and very detailed in his report. We dealt with him before when he was doing an inspection for the buyer of our property and were so impressed with his work that hired him when it came for us to buy. We will be using him for any future purchases.

Everything went very well, he was very professional and did a wonderful job. He was very thorough in his inspection and sent a detailed email with a room to room list of what he had found. (I was not available to accompany him during the inspection) He also included pictures of all of his findings. His email was straight and to the point, which the Seller and I both appreciated. I highly recommend his services as I am confident he will to a great job and you will not regret your decision.

After calling around to several different home inspection companies in the area I settled upon Ken and Tri-Cities Home Inspection Company. While he was not the least expensive, he was very thorough in his explanation of the process and scope of his work. The other companies I called only bothered to ask for the size of the house and gave a related price. He was also able to accommodate our tight schedule need. Upon arriving at the house at the agreed upon inspection time, we discovered that Ken had arrived early and started a general walk down of the exterior of the home. Following the quick completion of the contract paperwork, we proceeded into the home to begin the inspection. Ken was very professional and conducted a very detailed and meticulous inspection of every part of the house. This included opening of every drawer, cupboard, closet and storage area. In addition to making us aware of the items that were in direct need of repair, he also pointed out potential problems and improvement suggestions. This was our 5th home purchase and corresponding inspection. His knowledge of good building practices and local codes made this one of the best inspections I have ever received. Most of our past experiences involved a quick review of the house only looking for major problems and took about 2 hours to complete.These quick reviews have resulted in several undiscovered repair surprises after taking possession of the home. Ken's attention to detail and above and beyond inspection resulted in an inspection that lasted approx. 4 hours. While this may seem like a large amount of time, I am very confident that there are no hidden surprises to be found upon move-in. If you are purchasing a home or want a good baseline review before selling your home, I would strongly recommend Tri-Cities Home Inspection.

We needed a foundation inspection and contacted several inspectors via email. Not only did Ken immediately reply, but he quoted a very reasonable price and was available within the week. He arrived exactly on time and we found him to be a very personable young man who was quite proficient in his work.
