Description of Work: We needed a licensed general contractor for a FHA 203k rehab loan for a foreclosure property. This contractor was recommended by a friend. We contacted him and informed of the job details and the FHA loan process. He advised that he would be glad to work with us. We met him on multiple occasions and created a worklist. He provided all the pricing for his bid. When it came time to provide me with copy of his license, he said on multiple occasions that he would get that to me. After 1 week of phone calls and empty promises. I researched the contractor on the South Carolina LLR website. I was able to find out that his licensed expired in 2003. After finding this out, I tried again multiple times to contact him and he simply never returned my phone calls. He did not ever do any work on the house, but he delayed our closing substantially which cost us quite a large sum of money. He was informed initially that the work required a licensed contractor and reminded on multiple occasions that he had to provide a copy of his license. He never once admitted that he did not have a license. He wasted our time and cost us a lot of money. If a licensed contractor is required, please don't allow him to waste your time.
