The original quote was $6,267.00. That included a supposed discount of ($1045). The work order stated that any depth drilled over 25 ft. would be charged at $22/ft. I paid the full amount of $6267 up front, via my contractor First John. The crew showed up on time and was professional. However, they began to drill and in 10 minutes had drilled 95 feet! The cost overage of this hole alone was to be $1540! Our contractor said to stop, as this seemed ridiculous. Our contractor said he could go $1500 over budget but no more. Our contractor tried all day to reach the sales person, but never got a response. The crew then up-sold him on going to a larger blade, at an additional cost of $675. By the time the job was said and done, a $6200 job was now a $9,472 job. When our contractor tried to negotiate the same discount as before, he was told there was no discount, and to pay the bill. At my contractor's request, I called Ram Jack's sales person, Phil, who told me to call Jennifer the production coordinator who is in charge of "collecting overages." After 7 minutes on hold, I spoke with Jennifer who immediately started yelling at me about steel in the ground, and there would be no compromise. Very very unprofessional. Then, I asked to speak with her supervisor, Lisa Reichart. She has not called me back. In the meantime, I have sent an additional check for $2472 to Ram Jack (vs. $3205 overage) , which I think is a fair compromise. My contractor agreed, in that the crew would have just kept on drilling and drilling, with no regard for client budget or approvals. While it's not the $1500 we told the crew, the work is done. I will let you know what happens next?. UPDATE: MY HUSBAND SPOKE WITH LISA REICHART FOR OVER AN HOUR THIS MORNING. SHE WAS VERY UPSET BY MY POST. EVIDENTLY, THERE ARE DISCREPANCIES BETWEEN WHAT THE CREW SAID AND WHAT OUR CONTRACTOR SAID. THEY AGREED TO DISAGREE. AT THE TIME I MADE THE POST ABOVE, LISA HAD NOT CALLED ME BACK. LATER, SHE DID CALL ME AS WELL AS MY HUSBAND, AFTER I HAD POSTED THE ABOVE. LISA AND MY HUSBAND NEGOTIATED A REDUCTION IN THE OVERAGE FROM $3205 TO $2670, SO THE TOTAL JOB WAS $8937 INSTEAD OF $6267. LISA WAS VERY PROFESSIONAL AND THOROUGH, AND MY HUSBAND TOLD HER THAT THE WORK ITSELF WAS IMPECCABLE AND WE WERE VERY PLEASED WITH THE STRUCTURAL IMPROVEMENTS TO THE BUILDING. GIVEN THE NEGOTIATION SUCCESS, WE HAVE IMPROVED OUR RATING OF RAM JACK OF SOUTH CAROLINA.
Description of Work: they were asked to assess and repair a winterized back porch that was sinking and causing it to pull away from the rest of the home.

They jacked up the floor joist and cracked our drywall in several places. Currently, instead of sloping to one corner like it did before, the floor has dips and humps in the floor. Also, it has caused several doors to stick. I have complained and every now and then someone comes by and makes an adjustment. I was looking at this site for possibly someone who could fix this problem that they have made worse. Lastly, I am still paying on the loan I took out get this done. Disgusted in Columbia S.C.

At the completion of the job the floor was still un-even in the laundry room area. Two slab sections were binding against each other and the workers were unable to get them apart. I think that they should have obtained some machinery to cut the floor where the slabs were binding and then level the floor completely. Being concerned about the uneven section, I was worried about my wife stumbling on it. To which the man said "can't your wife lift her foot a quarter of an inch" over the crack? (That was not a professional comment. We are 74 years old) At the start of the job I offered to lend them my level, but was told they had one. As far as I know one was never used. All in all, in my estimation we received only about 2/3 of what we paid for. They are the only company in the area to do this kind of work, so I guess you have to accept whatever quality of work they want to do. I was told that no one could completely level a floor, which was not what was implied when the quotation was done. They offered to refund our money, but they had done the work so in all good conscience I had to decline.
Description of Work: The concrete floor in our garage was leveled by drilling holes in the floor and pumping in a solution.

This was required because the ground under the house was caving in and the piles now provide needed support. They were very quick and professional. The job was completed in under 3 hours.

Chris was really great. He responded to my call right away, and he arrived promptly at the scheduled time. He was very friendly and professional. He even took pictures when the repair was complete to assure the buyers that the repairs were done. I would use Chris again in a heartbeat and will certainly recommend him to others.
Description of Work: He did a minor repair of a pier in the crawlspace and put a piece of insulation back in place that had fallen. These were things found by a home inspector during the sale of my home.

RamJack showed up on time for both the estimate and for the installation. Six men worked on the installation of the 3 piers and completed the job in about 3 hours. They filled in the holes they dug, removed tree roots dug up and replaced the pine straw. The area looked undisturbed by their work when they left. They were fast and effecient and very professional. The crack in the brick veneer was closed up and caulked, you have to know where to look to find the crack. I hope I won't need them on other areas of the house in the future, but I wouldn't think of calling anyone else if I did. I put a rating of a fair price, because I didn't have any competive bids to compare, I'm not sure if there is any comparison companies. As a note, one reviewer complained about the nonrefundable payment up front. In my case the nonrefundable money was for the local county permit and a local engineer stamp, and not directly to RamJack. It's like getting a mortgage and have to pay out of pocket for the appraisal, termite inspection etc. I don't have anything negative to say about RamJack or the job they did.
Description of Work: RamJack installed 3 helical piers at the corner of our single story, slab on grade home. Then, using hydraulic jacks raised the corner to close the crack, and secured the foundation to the piers.

Very through, prompt and professional very much the opposite of the last individual that came out. I don't remember what company that individual was from.
Description of Work: I'm remiss in the fact I didn't post this earlier, but I was very pleased with the assessment services I received from this provider. Very professional, courteous and to the point. He provided a very thorough assessment of my house (I thought I had some foundation problems), but he assured me repair wasn't needed at this point, but I would need to continue watching it just in case. He also stated the company would keep this info on file in case a problem occurred in the future.

Very prompt and professional service. Showed up on time, completed job, corrected problem. I assume price is good, we did not have anyone to compare price to but I understand this is very expensive work when it has to be done. From speaking with others who have had foundation work done we were honestly expecting it to me more. We were worried the house was going to fall down, the original guy that came out assured us it was not falling down. Also, were expecting the job to take quite a while to complete. Turns out it took only 2 days, passed inspection and they promptly returned to finish and clean up.

I was extremely disappointed with the communication of this company. We are from out-of-state and are moving to Tennessee. We found a home we loved, but on the inspection found significant joists that needed work. We were not expecting this expense and had no idea what the general climate was doing work in a new state. I called Ram Jack to begin to get an idea of what foundation repairs even looked like. I was not asking for a quote over the phone, but trying to get a ballpark idea of what work the company does on crawl spaces. Instead of providing me with answers, the gentleman on the phone was extremely condescending and kept saying how ridiculous it was that I was asking for quotes over the phone without having seen the property. I tried to explain how that was not the case at all, but he continued to argue with me and made me feel like an idiot for even calling to get information on foundation repairs. I quickly called 2 other companies in the area and got all my questions answered by friendly people who were very willing to help. I completely understand not getting quotes over the phone, which is not at all what I was asking that at all. But honestly, even if I was, I would have expected the company to treat me with respect and honestly say what they are able and unable to do. I was just very disappointed with the customer service of Ram Jack and will certainly not be using them ever.

The home/foundation assessment went well, except for an initial challenge with honoring the Angie's List coupon. After writing up the quote, I presented the coupon. The assesser/saleman stated he had already provided a discount and could not add the Angie's coupon. He did call his manager and was able to secure approval for the discount. Yea! The Foreman and worker's were excellent. The entire job took less than 7 hours. They were proficient, providing excellent information and follow through.
Description of Work: Ram Jack added 6 pilers to raise our foundation. The foundation correction improved by 3/4 ". Large cracks on outside walls came together and disappeared. .

They recommended I jack my house to repair the crack in the foundation. The quote was for over $5000 with a non refundable deposit of $300. I got quotes from two other companies and a structural engineer who all suggested that it was completely unnecessary work. I cancelled the contract with Ram Jack and filed a dispute with American Express to get my deposit back. I would never use a company that is dishonest like Ram Jack.

We were having landscaping work done at our house. When dirt was pulled away by the brick outer wall of the house in a particular location it revealed that the brickwork did not go down as far as it did along the rest of the wall. It revealed a spongy material and we were concerned that water might get into the basement. Chris looked over the situation and explained that what were seeing was the insulation that is on the outside of the cinder block and it was not a problem that needed repair; the dirt could be replaced against the house once the new plants were put in. We were relieved because thought we might be looking at a large expense to repair the foundation. If we did have a problem with our foundation I would not hesitate to call upon Chris because of he was responsive, punctual, knowledgeable and a nice guy. Also, Chris did not even charge us for the service call.

I'm really conflicted about this review. I so wanted to give all A's, but I just can't. The sales experience went well. We met with the local manager (Mike) and the regional manager (Josh). They were sincere. It was obvious they beieve in the product. All our independent research supported what they said, so we were very confident about choosing RamJack to perform the needed repairs. When it came time to perform the repairs, however, things seemed to fall apart. My husband had arranged to have our HVAC company come and move our outdoor unit at 7:30a, which is the same time the RamJack crew was scheduled to begin work. Unfortunately, the RamJack crew did not arrive until 4:30p in the afternoon, the same time the HVAC technician arrived to reconnect our outdoor unit and make sure we had a/c in the house! Based on feedback from my husband, he did the majority of the calling to RamJack. In other words, we did not receive a phone call informing us there would be a delay in starting the work or providing an expected arrival time of the crew. This was very inconvenient for us!

There was a drop of about 1,5 to 2 inches in the corner or our home. In addition there were cracks in the inside tile and cracks which had been repaired in the outside block walls of the home. Ram Jack did an evaluation of the home and determined a solution. The solution was completed and the drop in the corner of the home has been closed. So far there have been no additional problems, The crew was very professional and worked very hard. They needed to overcome some unforseen problems in the installation and work overtime to finish the job quick. The crew also took care to clean up after themselves. This is a very messy process.

I understand that you feel that the job was “messy” and that you wish that you would have been made more aware of how intrusive our type of work can be. Please understand that all foundation repair is not as intrusive as it was on your property. We do our very best to make sure we capture as many factual details and record them to anticipate the most detailed plan of repair as possible. However, we do sometimes encounter unforeseen conditions that are below grade. I have spoken with the Crew Leader that installed at your property and likewise reviewed all of the file photos from the initial consultation, reviewed the Installers daily Journal, the installation photos and all of the documentation that we have established as permanent record. The large over pour of concrete discovered during the course of the excavation required a bit more work than initially anticipated. We had to spend a bit more time and energy to chip away at excessive concrete to get the repair properly installed and completed so as to leave a solution in place that we can warranty for the life of the structure. We understand that you were not aware of the excessive concrete over pour nor was our consultant. When we encounter these types of variables, we keep on working in order to get the job done correctly. I understand that the job was a little messy but we are confident that your repair was done to our maximum standards so that you will no longer have any lingering issues with your foundation. The chimney was leaning several degrees off 90. We had cracks in the cement and cracks in the brick and the windows had a gap of 2/3 of an inch. I called Ram Jack and Scotty came within the week. He was through and he used a GPS to determine the elevation of the area of concern for a before and after as well we can track future settling. Scotty then dug around the areas that would get a pier. While Scotty was looking around I accidentally used his shovel to pick up a doggy mess. He laughed and put his soiled shovel away. Sorry about all that! Anyway, we called several other companies, and none were close in price, number of piers, or timelessness in submission of the bid. Ram Jack was the only company that gave us the bid at the initial consultation. We called to accept the bid and they were out the following Thursday. It took about five hours. When they put the jacks under pressure I could see the cracks and space in the windows collapse. They then used silicone and our brick to create a mush that matched the brick and they camouflaged the existing, all be it smaller, cracks. They cleaned up, we gave them a money order, and that was it. The cause of our foundation shifting was a tree that had grown too big. We had that removed a month later and we are still square. Great Job!

The process went well. We had one snafu over inspections that took a while to get cleared up and communication with the office didn't go as well as it could have. They did the job quickly and efficiently. There was no high pressure after giving us the original estimate.
Description of Work: They did a total evaluation of the entire foundation, not just the obvious problem. They provided a list of where to start immediately and areas to keep an eye on for the future. They then came in and did the foundation repairs. Everything was done by hand so there was minimal disturbance to the landscaping. They even re-mortared some of the holes at no charge. They were very polite and professional and minimally intrusive. They put everything back e way it had been.

Tthe crew arrived on time (actually ahead of time), and set right to work. They laid plastic sheeting on the one interior floor they had to walk on frequently, and cleaned up throughly after they finished. When i asked one of the workmen why the operation was so expensive, he said he didn't know, but the supervisor told me, in response to the same question,--and i believe he was speaking honestly--that a good deal of the cost is the warranty, which is a lifetime warranty, transferrable if we sell the house. They made some tire tracks on the sides of my driveway when they left, because they had to back out their long trailer, and they shoveled and raked these in before they left. All in all, I have the highest estimation of their work and professionalism.
Description of Work: We (my wife and i) were seeing cracks in our walls, which meant to us that the house was shifting on its foundation. Having seen Ramjack's ads on television and their trucks at one of our neighbors', whom I talked with about their work, asked for a representative to look at what we had.. The estimator thoroughly (or at least it seemed thorough to me) examined the problem using levels and making calculations. He then drew a detailed plan for what he saw needing to be done, broken into different parts in case we wanted to do only part of the work at one time, given the expense, with recommendations about which part should be done first. We elected to do one part now and perhaps the other two parts in following years. The crew installed three supports under the middle of the house, which raised this portion about one-half inch. That was all they wanted to do at this time so as not to put undue stress on the house all at once, and it did not exacerbate old cracks or create new ones.

The estimate and the work was done very professionally. They kept their schedule and completed the work quickly considering what needed to be done. The job is pricey, but I must admit that it requires a considerable amount of labor to do it properly. It has been 4 years now and I have not seen any further advance on foundation cracks which were getting larger every year prior to the supports being installed. The only thing I have noticed is that the center girder which is on piers under the center of the house may still have some movement because some doors near this area still move up and down a little depending on wet and dry weather. These were not part of the job which was done, so I am not complaining. There was some confusion on the markers that were put up for future checks to make sure there was no movement after the work. I think that they have probably standardized their system of setting up the pins for measurement since doing my house. After figuring out how to align the pins with the leveling line, it showed that the foundation was holding steady.

We moved into our property a few months ago and a couple of cracks appeared in the re-pointed mortar. A respondent from Angies List had described how Ram Jack had come to their property and established no corrective action was necessary. On the back of that honesty and some other research that did not involve this company's huge internet marketing effort, I decided to invite them around. Two of them arrived in two trucks marked Ram Jack. We live in a nice neighborhood where any commotion causes a stir. Their regional manager had showed up with an engineer and they proceeded to tell me how they had just been at a public facility (police head quarters) around the corner, that work was about to begin there soon and that we should go take a look. I told them that they both should go wherever they needed in our house to do their job. Whilst walking the perimeter with them an older guy in an unmarked third truck beckoned us from the street asking for their contact details and commented these guys really know what they are doing, before apologizing for the interruption and then leaving. My wife and I got caught up in a conversation with their regional manager who pointed out a number of short comings of our property and that we should have got them around before purchase. Each point had some merit though I can't say I agreed 100%. Meanwhile the engineer armed with a 'ziplevel' had gone off on his own measuring the differential floor height. Along the way the manager was kind enough to tape up a broken rubber boot on a roof vent pipe for us. We all reconvened and bad news was delivered. We apparently needed $7.5K worth of repairs to our property and that they would keep these records of their assessment for the future. When they asked whether they could go ahead and fix our property, I revealed to them I was an aerospace engineer (of 17 years) and that I was going to get a second opinion, as is prudent, perhaps from an architect. I explained that my intent was to consider alternatives to see if this structural problem could be designed out. That met with quite a curious reaction, something about an over qualified 'architect who had never bent his knee', didn't have a clue and would come back to them; And that I'd be wasting $500 for that assessment. After contacting Chatham County I obtained the number of a highly experienced professional engineer that I later discovered also does forensic work for local lawyers. As predicted the going rate is about $500, actually I paid $550. His assessment of our property was quite different. He agreed that there was some settling of the non-structural brick veneer, but there are ?no issues of collapse nor structural distress?. In hind sight, whilst Ramjack have a good reputation for structural repairs, when needed, I should have paid for the state registered PE up front. The free assessment from RamJack felt more like a sales pitch.

As you mentioned, post purchasing your property you had noticed damage in the form of cracks on your home. Myself and our Certified Foundation Consultant were at your property and neither of us implied or insinuated in any way that we were a licensed engineer. Nor did anyone representing Ram Jack make any comments, written or verbal, about the structure regarding it’s potential for collapse. We observed the abundance of cracks and deviations on the property and documented them through photography. As you noted “there was some settling of the non-structural brick veneer, but there are no issues of collapse or structural distress”. It is our opinion that those issues do indeed indicate an issue with the foundation of your structure. As a brief explanation of how a foundation / footing functions : The foundation receives and transfers loads, both dead and live, and to include the veneers load to the underlying and bearing soils. The veneer rests on the same foundation that is receiving the dead and live loads of your structure. If the foundation moves, the veneer moves with it. Another way to look at it is to consider that if the veneer is moving obviously the foundation is moving. Hence, the damage which led you to call us for the evaluation. As you also noted, we informed you that we would keep the records of our assessment for the future and then offered a quote for a plan to remedy the situation that you had called us to inspect. We were not attempting to “sell” you anything.... only remedy the problems that you had observed and we have documented. Every plan of repair that is established by Ram Jack is subject to the requirements of the IBC (International Building Code), the ICC (International Code Council) and our ESR (Evaluation Service Report). In the course of two days Ram Jack put additional wood support beams under my house and sank steel piles in numerous locations under my house and along the front edge of my foundation. Then, using hydraulic jacks, they leveled the front of my house correcting at least a half inch drop across my foyer and living room. The finished job is guaranteed forever, and for an insignificant fee the guarantee can be transferred to someone else. When it came to repairing my single largest investment, I wanted a nationally known company with a solid reputation that specialized in foundation repair. This type of repair is expensive, so it has to be done right the first time. I wasn't looking for the lowest bidder.
Description of Work: It became obvious to me that the front of my newly purchased house was suddenly shifting or settling. Ram Jack measured the height and level of my floors and walls, mapped the placement of all my current foundation footings under my house, and calculated what additional support beams and foundation adjustments would have to be done to return my house to its former true and level state. The work would also prevent any more settling in the future. This consultation and estimate was free.
