I appreciate the service Don provided during the inspection of our home. He was extremely thorough in the inspection as asked lots of questions to make sure he had the right information. I would recommend Don to other homeowners looking for this type of service.

Out of all the companies I got quotes from this one was the most expensive. His report was very detailed except being very repetitive. True safety concerns were not called out in a way that could have been brought to the sellers attention. Inspector took over 300 pictures of home I said I would love to them he at first said sure. Inspector claims he does not know how to send a picture file electronically. I gave him the benefit of doubt on not knowing how to send the files even though everyone reading knows how to do that. We decided that he would put the pics on a SD card or some other type of miniature digital device and send it to me. So I waited and instead I received a letter with 300 thumbnail pictures that were printed out where I can’t see any details whatsoever. Just spoke to him on the phone and he says home inspectors don’t send sd cards. For the money I should have gone with someone less expensive which was about $175 less than this companies price and I’m sure another company that uses a digital camera knows how to use a computer and knows how to transfer digital content. It’s my personal opinion you can go with a less expensive inspector that’s just as competent and knows how to get you all the pictures you paid for.

I made the decision to hire Dedicated Dependable Home Inspections based on the other great reviews on this website - I was not disappointed! Don and his wife (the company owners) were extremely professional and thorough, and they are very genuine people. I highly recommend this company for your home inspection. Don & his wife were very thorough in conducting the inspection. The inspection took more time than one probably would have taken if done by a different company, but in the end the time was very well spent considering how thorough the inspection was. I have zero background knowledge when it comes to construction-related things, and they were very understanding of that. Don kindly answered ALL of my questions. I truly appreciated their patience with me and some of my "dumb" questions, and I truly appreciated that they both spoke to me as an equal (despite my obvious lack of knowledge). After sending the final report, Don even called and offered to walk me through it! Unfortunately I ended up not purchasing the home that this particular review stems from, but I will 100% be calling Don again to do any future home inspection!

Mr. Dills is very professional and thorough before, during, and after the inspection. He makes sure you understand every aspect of what is going on...speaks in plain language of the everyday consumer instead of technical jargon. His prices are also excellent and the turnaround time for the report is in my opinion, unmatched... He has conducted two inspections for me and his services and report preparation process are consistently on or ahead of schedule. I highly recommend his service and would use him again. Don was very diligent and thorough in his inspection of the house. His reports will list everything he looks at in a home. He takes the time to do the job right and will not rush through the house just to get done. He is genuinely interested in inspecting houses. I cannot recommend his service more highly!

My husband and I are looking to buy a home. I called Don and immediately liked him! He was friendly, personable, and wasn't just trying to "sell a product". he listened to what I had to say and wasn't at all pushy like others I had called. Very thorough and takes time to do things correctly.

Don is very thorough. He takes his time to inspect every crack and crevice. He will be honest and let you know the good and bad about the property so you can make the best decision.

After using a couple of home inspectors my realtor provided in the past this time I chose to find my own and what a big difference. They provided a very thorough inspection and a detailed report. In my case, I was a prospective buyer, and I found the level of detail he provided me about the house to be invaluable in determining what to ask the sellers to fix, and knowing what additional work would need to be done post sale. Very professional & thorough home inspection service!

We hired them while we were located in Maryland and the home we needed inspected was located in South Carolina. The current home owner in South Carolina said Don and Theresa were very respectful and detailed. We received a very detailed report. Just what we needed since we could not be on site with the inspectors. Very happy. We will recommend them to any one needing their service in the South Carolina area.

Don exceeded our expectations before, during and after the inspection. He was professional and also very friendly during the entire process. The home that he inspected for us was a big job and took many hours. At no time did he complain and made us feel that he would do whatever it took to get the job done thoroughly. A not so dream home We had thought we found the perfect house. It was marked as fully remodeled. New Roof, new floors, fully finished basement. It looked wonderful. After Dons through inspection of the home we found out that there were critical issues with the home. That the home disclosure was entirely inaccurate and that none of the work in the house was done by a professional. His PDF reports are wonderfully done and show exactly what he is referring to when there are issues within the home. Thank you so much for saving us from a 250K lemon and we look forward to working with you again. On a personal level Don and Theresa were absolutely wonderful to work with. I had selected Don based on the excellent reviews and the very detailed inspection that was advertised. I am not disappointed! it was a pleasure to work with Teresa and Don..very good communication prior to hiring to explain his inspection approach, very thorough and detailed inspection ( 5 hours) of the house I plan to purchase (2700 sqft). As there was some questions marks on the crawlspace raised by another expert Don did not hesitate to come back during the week end to do additional testing , what helped negotiated the repair with the seller. Final report was very detailed with no surprises as I attended the inspection and was well informed of every finding on inspection day. Globally a very good experience and I recommend this company and their services with no reserve! Thank you Don and Teresa.

Don and Theresa were friendly and professional and it was a pleasure to work with them both. They were on time and called 30 minutes before arriving to check in. They spent 4 hours inspecting my 1100 sq ft home and the final report was incredibly detailed. There were no surprises in the report as Don notified me of any problems he found during the inspection.
