I've waited for approximately three months to write this letter. I thought that Terry Bradley ( owner of Bradley Construction ) might have called to apologize to us because of the way we were treated with our construction project. Our project was a 500 sq.ft. addition onto our existing house. We signed a contract to have it fully finished in 3 months or less, and we were reassured many times that it would be. At about 2-3 weeks prior to finish date and about 80 % complete, the project manager kept promising us that he would have 2-3 men working every day until completion. During this time nobody would show up, or one man would come for a few hours and then leave. After many phone calls and many no-shows, one of his workers finally came to visit me. This employee came to apologize for the way I was being treated over the past few weeks. He advised me that the reason no one has been working on my project was that Bradley Construction took on a warehouse project and everyone was working on that project instead of mine. Soon after that visit, their tile man came out to install our beautiful bathroom tile. After and during this process, the men were walking on the wet tiles. The next morning we noticed that half the tiles were crooked. At this point I called the project manager and told him to please come and get their remaining supplies and not to come back. There were less than 2 weeks of work remaining on this job, but I guess Mr.Bradley decided that the little guy was not as important as a large big paying job.
Description of Work: Bradley construction was hired on to fully complete a 500 sq.ft. addition to our house.

Terry Bradley went far beyond any apology. The Project Manager that was doing the job was asked to perform better or move on. He elected to move on. Terry and all of Bradley Construction went to extreme efforts to make sure that all of these in progress projects we were now overloaded with were done to impeccable standards. As the Customer admits, he got an "A' quality job. And Bradley Construction made sure this happened at our expense. It is the type of action that separates us from most any other Remodeling Company. I hope the Customer realizes that his statement, "I guess Mr.Bradley decided that the little guy was not as important as a large big paying job." is in no way accurate. I apologize that you did not receive your formal apology.

While some business adopt the policy that the Customer is always right, 30 families depend on me to not let Customers slander our business. The Customer was always kept in contact with. She received a substantial amount of work for a very fair price. She was treated with the utmost professionalism. She seems to forget that this Summer we had one of the wettest years on record in South Carolina. And as soon as we had days without rain, we completed her project in a day and a half. Further, let me reiterate that she has a one year labor warranty from the date the work was performed.

Great! They installed the doors and reconstructed the doorframe one day, and painted everything the next day. The doors are well-insulated, look great and open and shut snugly and well.

He did a good job. He responds immediately and got the job done fast. I feel his pricing is fair and he is very cooperative. I ended up using him again to replace my hot water heater. He also helped me with filing it to my home owners insurance and I got some reimbursement for the job.

After he was presented with email evidence that he had not complied, he made a feeble attempt to change his attitude. We decided not to use him and were thankful that we found out about his attitude issues early on.

We here at Bradley Construction have neither heard of, nor have any emails from this Customer. I know there is another Bradley Construction in the adjacent County - maybe he is referring to them. Further, with a Virginia address, maybe there is some mistake in how this review was entered. I certainly invite this Customer to provide the information he is referring to. My email is sonny@bradleyconstructionsc.com. My phone number is 864-276-7157.

I contacted Sunny at Bradley Construction a week ago and scheduled an appointment for 10am on 12/30/13. I was supposed to meet their contractor Isaac in Anderson to get an estimate on a large remodel project at a house my wife and I are putting an offer on. After waiting 30 minutes with Isaac not calling or showing up, I contacted Bradley construction and left a voice mail. They beeped in on the other line while I was leaving a message for them but I did not click over in time. My phone then showed that I had a voice mail from them but when I listened to it there was just silence with a little background noise and then they hung up. I called right back and no one answered again. Mr. Bradley called me at 3pm and said he would have Isaac call me back, which he did 15 minutes later. Isaac stated that he never got the message from Sunny and that "this happens from time to time". Oh good, I'm glad to know it's not just me then. He offered to reschedule but if they can't get the little things right, I don't want them cutting into my house just in case they have accidents "that happen from time to time".

Actually, we left the estimate with her receptionist and never heard back. I personally remember us reviewing pictures of the project and troubleshooting with our specialist on how to fix her issues. Today, I called the Customer to explain to her that she did receive an estimate and to please make an inquiry with her office personnel. To Angie's List Customers, sometimes we make a mistake and sometimes a Customer makes a mistake; but before we make disparaging remarks about one another, I please request that we both have enough respect for one another to work things out.

Working with Bradley Construction was an excellent experience! They were very knowledgeable and professional in everything they did for us. They assigned two project managers to visit us and understand what we wanted done. The primary project manager we worked with, Walt Hoye, was a joy to work with. He was an excellent listener and made some useful recommendations based on his extensive experience. Walt started with a software rendition depicting exactly what we wanted so we could visualize what it would look like. He made changes and showed us updated pictures as we progressed through the design phase. He even provided me with a software download of the design file so I could load it on my home computer and show my family what we were planning. It was great to work with Walt in this way. He was able to build the entire kitchen with our cabinets and colors and we could view it from various angles. Demolition began on August 26 with the removal of our old kitchen. Within about 4 days demolition was completed. It was discovered when removing the old flooring that the underfloor was rotten in some places and they had to replace the plywood and this done quickly as well. They also discovered a couple of places where the underfloor was not well supported and they strengthened these areas in preparation of the tile floor which replaced the wood parquet floor. Two walls were removed, one of which was load bearing between the kitchen and dining room. For the load bearing wall they installed dual 2 X 12 beams across the ceiling to provide support when the wall was removed. It was decided with the recommendation from the electrician that we would install 8 LED can lights to replace the fluorescent lights. This was an excellent choice and recommendation. The electrician also installed a new switch circuit box and rerouted all of the wiring into the new box. He was very experienced and friendly to work with. We also decided to use under cabinet LED strip lights with dimmer and this was a good choice with dimmer switch to accent the counter tops which were quartz. Our old ceiling had a popcorn texture and we had them change this to a flat ceiling which was done and came out looking very nice. They removed wallpaper and painted all the walls. They were very professional in preparing the walls for painting and caulking all cracks in the floorboard and ceiling trim before painting. Everything looks very professional. The floors were done using a herringbone pattern of ceramic tile that looks like wood. It is very difficult to tell that the tile is not wood and looks amazing. We have already received many comments about how beautiful the floor looks. Their floor expert, Carlos, is an artist and does an outstanding job. He is very diligent, professional, and friendly as were all Bradley personnel that helped with the work. The cabinets were installed in a very professional manner even as some changes had to be made during the installation process based on the sizes of our new appliances and the room dimensions. I would highly recommend Bradley Construction and especially Walt, who was very flexible and technically skilled and always kept us well informed of all aspects of the construction. I know there is no way to provide a link or picture here to our "finished" kitchen but if anyone would like to see the results of their craftsmanship they can view our lovely new kitchen at http://www.youtube.com/watch?v=GN7czlzo_o8

First a team come out and uncovered and removed significant dry rot. Next, a carpenter came and replaced where the rotten wood had been removed with new wood and sealed it. In the third phase a painter came out and filled in small holes with Bondo and painted the entire entryway. There was fluted trim on both sides of the door which needed replacing so they special ordered vinyl replacement trim (rot-proof!) and had a carpenter install that. Lastly, on the fifth trip to work on the entryway, Vaughn Mitchell, the foreman, personally came out to patch nail holes, caulk the trim, and paint the entryway again. It looks like new! I had work done on this doorway three years ago by another handyman company on whom I previously provided a not-so-flattering review on Angie's List. That other company simply did cosmetic fixes which did not last. By contrast, Bradley Construction dug deep and got down to the rot that was under the surface, removed it all, and fixed it correctly. It was a lot of work and they did it right. I am now confident that my entryway is fixed properly and sealed against the elements for years to come. I am impressed with Bradley Construction and with Vaughn Mitchell. They are honest and Vaughn will only recommend the work you need done. I used them previously to replace my roof and did not hesitate to choose them again to do this work on my entryway. You can contract with them with confidence.
Description of Work: Bradley Construction renovated the entryway to my house which was dry rotted and leaked water during rainstorms. They provided carpentry and painting services.

Isaac Gruchow, Project Manager for Bradley Construction, has been extremely professional throughout our home renovation project keeping us well informed, responding to questions/concerns, staying on schedule and keeping us on budget. All the subcontractors have been extremely professional as well and are doing quality work. The roofers were amazing ? completing the job in one day! The bathroom renovations that unexpectedly included removing old concrete and wire mesh floor and wall insulation are beautiful! Carlos and Javier have worked tirelessly installing subway tile walls, shower and bathtub with glass tile accents, Kohler Memoirs pedestal sink, dual flush toilets and Verdera medicine cabinets. The basement has been transformed -waterproofed and painted. And we now have central air conditioning! I recommend Bradley Construction without qualification for any home renovation project!

Good job. Don Toner, the project manager, is knowledgeable and helpful. The roofers were courteous and efficient, and they did a thorough job of cleaning up afterward. The reason for the B instead of A rating on punctuality is that they got started late, but once they started they worked hard until finished. Started about 3 p.m. on a Wednesday, worked from sunup to sundown on Thursday, finished about 10:30 a.m. on Friday. This was an expensive project, but their price was competitive.

After the home visit, I was told I'd be hearing something early the next week. A month went by with no contact. I called them, the person that answered the phone took my info and said that someone would get back to me - they did not. A week later, my upset wife called them and she was told that someone would contact us - this time they actually did call within a few hours. I was told then that I would have something by the end of the week. Yet another lie. That last contact was almost 3 weeks ago. If you're too busy to take my job, fine - let me know. Making false promises is a terrible way to run a business.
Description of Work: Visited my home to access and give an estimate at a later date. The B is professionalism would have been an A based purely on this visit - what came after slid it to a B.

First let me apologize for not getting back to you sooner as I had promised I would. I unfortunately had to make an unplanned trip to Boston on very short notice for a funeral and as a result have fallen way behind. I know my personal life is no excuse but I want you to know my delay was in no way an attempt to disrespect you and your family. As you know I am really looking forward to working with you on your home because of my own personal attachment to the home. While I did get you the proposal on October 3rd, I know this was not as timely as I represented. Again, I apologize for the delay.

We recently moved to Anderson from the Charlotte area and bought a home in downtown Anderson that was built in 1953. The previous owners had done some work themselves and not all of the house had been updated. During the home inspection, we found some water damage in the attic and ceiling of the kitchen, hallway and bedroom. There were several other things that needed to be done prior to moving in so I made a lot of phone calls and used Angie's List exclusively. I had several well-reviewed roofers, plumbers and general contractors come out and give estimates of the work needing to be done. Isaac is one of their project managers and he personally came to see what we needed to do to correct the issues. All the estimates were that we needed a new roof, gutters, flashing and insulation. Not only was Bradley Construction the most competitive price, they didn't try to sell me on anything we didn't need. Isaac was able to work with the sellers of the house and their insurance company and he got all the work done and approved and it is some of the best roofing I have seen in a long time. Not only was it done in a few days, but the locations of the leaks were identified and fixed (obviously) and there was ZERO trash left in the yard. If you have ever had a new roof installed you know there are always some roofing nails and scrap lumber left around. Not with Bradley construction. We used Bradley Construction again for the plumbing issues. Again, Isaac came out and gave us a very competitive estimate. The work included replacing the vanities in 2 of the bathrooms and replacing some of the pipes in the walls. We also found out that the previous owners had installed a jacuzzi tub and failed to leave an access panel for the piping. Bradley Construction also went under the house and replaced some of the drain lines the previous owner and done himself (poorly). Every time I had a question or concern and needed to talk to Isaac, he either answered the phone or returned my call within 30 minutes. I know he was juggling multiple job crews on several jobs but I never got the impression I was bothering him. We have several other projects planned for the not-so-immediate future (renovating the apartment over the garage, redoing the back deck) and I will not even entertain the idea of using anyone else. When you find an honest and straightforward business like Bradley Construction and a manager like Isaac, there is no need to shop around.

Demolition was done quickly and mess was kept to a minimum. The crew doing reconstruction was great. Electricians were awful. we have been repairing their original work repeatedly with a different electrician. The remodel was on schedule but as things usually go they started to slow as we got to the small details. As the problems with the electrical increased we contacted Bradley several times but would get no response. Finally several weeks later their office manager was great and found an electrician that did an awesome job. We had never had the inspection done after the work was completed and it was finally done the third. Had to hire a handyman to put up towel racks and toilet paper holder to finish out the job. Not sure I would use them again.

The representative was punctual and friendly for the initial consultation on a Friday and promised to call with an estimate by the following Monday. On Wednesday, I called the office to inquire about my estimate and was told that the representative would get right back to me. I finally heard from the representative the following Thursday (13 days after the initial vist). During this phone conversation, the representative was aprupt and rude and seemed to want to talk me out of using his company. He scheduled a meeting with me for the following morning to look at the garage door again and promised to get back to me that evening with a driveway estimate. The representative failed to show up (or call) for our meeting. When I called him to inquire as to our communication problem, he responded that his concrete person was too backed up to get to my work. I was very disappointed with the customer service from Bradley Construction and will never consider using the company again.

Roofers nice men and seemed to be hard workers, but did not protect landscaping (damaged established plants with fallen roofing materials, ladders, and heavy tarps) and had to be called back out at least twice to clean up stray roofing nails...one nail ended up in my husbands tire. Railing on front stoop damaged, but contractor had it repaired at no cost to me and made sure I was finally satisfied with clean up. Wrong attic fan initially installed, but correct version replaced it once contractor made aware. New roof looks great and has worked well during our rainy summer weather. Siding installers had to return twice to complete portions that were missed and also to clean up to my standards. Dormers look good. Exterior house paint job was the greatest disappointment. It had been a long time since outside painted...last painting contract was a perfectionist---no longer lives in the state. I expected similar work and did not get it until I complained. Believe I paid way too much for the quality of paint job I received. Contractor is a very nice man...very professional...he wants to make sure that the client is satisfied. Workers did not come across as professionals in their respected work areas...they were just hard workers, not artisans. With the A rating from Angie's list, I was expecting that the workmanship would not have to be questioned...that was not the case. I felt the need to closely inspect every project...glad I did or would have inferior attic fan, sliding missing from dormers, and windows that needed putty prior to painting. They get a B rating from me...I would think twice before hiring them again. My expectations were high...even willing to pay more because they sounded extremely competent...I was mistaken. ,

He said all property owners care about is the bottom line and so his company won't work on a rental unit.

Response from Bradley Construction LLC
Strange statement. Neither I nor anyone at the Office has ever heard of this person. Further, she does not own the property, she shows as her proprty address. And we do work on rental units all the time.
