About the owner - Terry Bradley graduated from the Citadel University in 1986. He has 25 years construction experience. He became a licensed residential home builder in 1999. He has extensive education and experience in the following areas - residential home building, home remodeling, roofing, windows, siding, decks, kitchens, bathrooms, additions, pressure washing and gutter installation. We are licensed, bonded and insured. Just let me say, I'm being 100% honest with this review, and don't plan on going back and forth if the Builder decides to reply, because I'm stating it all right here. I chose to call Bradley Construction to finish my unfinished basement based off of the number of positive reviews here on Angie's List. They were responsive and came out right away to look. The manager seemed very professional, friendly, put together, etc. He wanted to have his subs come out and look so that he could send me a detailed estimate. Made perfect sense, and he had them all scheduled to come on the same day a few days later. Great, so far so good. A few days after that, I followed up with a text asking when he thought he would have the estimate (I have multiple contractors bidding and I'd like to make my decision). He promptly replied "Not yet, Monday or Tuesday". Monday and Tuesday go by, and on Wednesday I send a very polite email to him asking when he thinks he'll have the estimate. No reply. So by the following Friday, I'm a bit upset and send a text that is a little firmer, basically rehashing the timeline of communications, that he missed the Mon/Tue time and ignored the email, and I just asked that if he's too busy to just let me know. Now it's Tuesday the following week and I've yet to ever hear back. Very unprofessional; I wasted a couple hours of my life meeting with a contractor who vanished. Can't speak for their pricing or quality of service, but lack of communication is a deal killer.

The Customer is correct. The Project Manager did not act in a professional or respectful manner. The conduct by the Project Manager is the responsibility of Bradley Construction and we are extremely apologetic and unhappy that this behavior took place. The Project Manager has been placed on probation. We will not tolerate this unprofessionalism. He could very well find himself looking for another job - as others have that did not act according to our standards. Again, we apologize to this Customer. This should never have happened.

We met with [member name removed] on January 28, 2015. The Project Manager did not follow up as promptly as we expect of ourselves. However, We respectfully request that a Customer call before giving an "F" on Angie's List. As I have stated many times you can: 1) email us, 2) send an inquiry through Angie's List, 3) Call the Project Manager or 4) call an Owner. We did speak with the Customer and they did ask us to provide a quote. We did and called to confirm. Ironically, it has been two weeks and no response. Errors and mistakes are made - on both sides. We have found that rational communication is more effective than lashing out.

Not only did they have to remove the old door they also had to cut the opening bigger to fit the new door. When installing the new door it was realized that we had been sold two left sided doors. This could not be handled by just a flip of the doors because I had specifically ordered doors with the blinds in between the panes of glass. So the workers had to go back to the store and exchange the door and then resume the work. This delayed their work a bit but they continued on and they were very professional about it. They were punctual and did what was quoted including all the painting and clean up. I will without a doubt use Bradley Construction again.
Description of Work: We needed our patio sliding door replaces, so we provided the door and Bradley put it in.

They took care of everything. They did the electrical work, the siding, they also re-roofed the house because they were working here and we had a hail storm and since they were already doing other work here, they went ahead and had them replace the roof. They did a wonderful job. We were very pleased with them, and we'll use them again. I think they were a little more expensive than some people but they were worth it.
Description of Work: We used a remodeling company called Bradley Construction. They added on a workshop onto the back of the house.

Overall, Bradley Construction provided top notch contractors, the simplicity of dealing with just one project coordinator, and professionalism as good as any in the industry; however, the estimation process was somewhat confusing and frustrating. The work contracted to Bradley was a result of an inspection report from the purchase of our house. The inspector had given fairly detailed, specific recommendations for repairs, and as such I thought that handing the report to Vaughn would result in an estimate very close to the final cost. Of course some repairs couldn?t be seen externally, but I was also surprised that I had been charged to have a plumber tell me the water pressure was too high (already on the inspection report). The total ended up about 25% higher, which is reasonable, but on the other hand the bathtub and roof leaks I had before the start of work were never resolved. Those were the downsides. On the upside, the plumber and carpenter both did excellent work. They arrived on time, worked independently, and made sure to clarify and make suggestions along the way. The office kept up with written estimates and invoices. Vaughn checked in frequently so I didn?t have to keep close tabs on everything. It would be nice to be able to exchange pictures with the project coordinator via email instead of text messages, but that?s pretty minor. In general I believe Bradley Construction provides a single solution and the prices are higher accordingly. Admittedly my expectations are high, so I wasn?t 100% satisfied, but in my limited experience with hiring contractors I would rate Bradley Construction above average.
Description of Work: Plumbing: replaced several sink valves, replaced two faucets, sealed leaking whirlpool jets, installed water pressure regulator. Carpentry: replaced rotted soffit, siding and trim, and filled carpenter bee damage. Roofing: added two downspout elbows, repaired a gutter joint. Electrical: replaced two GFCI outlets.

As a builder, one usually closely watches the work that another contractor performs...In this case, I was incredibly impressed with the work this company completed at my place of business. Their professionalism was beyond reproach. His work crew cleaned up thoroughly each and every evening and completed the job ahead of schedule even given challenging weather conditions.
Description of Work: Enclosed a back portion of our store to open up a door and build a walkway in between two separate businesses.

Bradley did a great job on the remodeling of our great room. Walt and his crew built the faux beams, stained them and installed them on the ceiling. Once the beams were installed, pine wood was then stained and installed on the rest of the ceiling. The wall between the Great Room and formal living room were then opened and a 10 ft French door was installed. Walt and his crew were very competent and always acted in a professional manner. I would use Bradley Construction again.
Description of Work: Replaced popcorn ceiling with a wood ceiling, built and installed faux beams. Opened wall and installed French doors.

I have been very pleased with the service of Bradley Construction. I've made changes and added new to do's to the list and they've handled everything very professionally and without hesitation. We had a lot of people in and out of the house working on different projects and I can say the workmanship has been wonderful and everyone very pleasant and professional. Our project is almost finished and I will finish this review as soon as the work is completed but what I've encountered so far I can't imagine giving them anything but a glowing recommendation. Thanks Terry and Kim for making a renovation project so easy!!! I would not hesitate to use you guys again!!

I called Bradley construction for a quote. Vaughn Mitchell called back promptly and we agreed on a time for him to come to our house and give us a quote. Vaughn arrived at the scheduled time and looked the situation over. I wanted to replace the pergola with a reasonably priced product that would last longer than treated lumber. Vaughn suggested a few options. We agreed on cedar. Vaughn stated that his office would e-mail a quote to us in a day or two. The quote arrived as promised. I accepted the quote and asked them to wait until after the Thanksgiving holiday. A carpenter arrived on 12/04 as agreed. I did not catch the carpenter's name. The carpenter proceeded with demolition of the old pergola. Vaughn arrived and started pressure washing the house. Both the pressure washing the carpentry were done in a professional manner. I have no complaints.

My experience in hiring Bradley Construction was not a pleasant one. First, I daily picked up personal trash and nails and scrap metal cuttings from the jobsite. Second, we had to ask to correct or replace something in every step of the process. The project manager never stepped in to correct those issues ahead of time, but readily agreed to the changes once requested by the homeowner. Third, the work was sloppy, the crew was unprofessional, they lacked the equipment necessary to prevent dents and stains in or on the material being used. Fourth, the company lacks expert skill sets to redesign or re-calculate changes when needed. We had to engineer a design change. Fifth, when told by Bradley Construction the addition would look like it was part of the original home and then asked to make a modification to match the existing home structure, we were told "no" and then our project manager stated "we never promised perfection". In the end, we are left with a variance visible to the eye. Again, when we asked to make a modification to the design and hide the variance where it would not be visible we were told "no" and again he stated, "we never promised perfection". Lastly, the project took an additional 4 weeks of time for a 1 week job. No, I would never recommend Bradley Construction.

As always, we appreciate feedback from our Customers. We never consider a review “good” or “bad”. We believe it is a wonderful opportunity to learn. For this Project, the Customers elected to pull their own permits and they also had an Architect draw the plans for the covered porch. There are a four (4) items in the review we would like to address. They are: 1) the construction time frame, 2) the statements about the trash and “they lacked the equipment necessary to prevent dents and stains in or on the materials being used, 3) the statements that we lack expert skill sets to redesign or re-calculate changes when needed and 4) the statement concerning “promising perfection”. 1) As to the time frame We are confused about the statement that the Construction should have taken one week. In addition to us never representing this was a one week project, there are five reasons this doesn’t make sense. First, the Architectural renderings provided to us did not match up to the actual field measurements and discussions and changes had to be made. Second, there was a special order window that took two (2) weeks to arrive. Third, there was only one Fireplace Company certified to modify their fireplace brand which took an extra week. The draw schedule for payment on the project contains 4 draws. Why would four (4) draws be needed for a one week project? Finally, the Scope of Work was substantially more than a one (1) week project. 2) As to the trash, dents and stains The Customer doesn’t mention it, but there was some metal that was initially installed incorrectly. And we did not perform up to Bradley Construction standards on insuring trash was picked up. We dented some gutter and got dirt on siding that had to be removed and reinstalled. We pressure washed the siding and replaced the gutter – at no cost, as this was our responsibility. Additionally, the worker that was performing below standards was terminated. 3) As to statements that we lack expert skill sets to redesign or re-calculate changes when needed In addition to the fact that the Project Manager has built over 3000 homes, there are several other reasons why this statement doesn’t make sense. First, the Member’s Comments do not address the fact that the Architectural drawings they provided would not work and that we offered alternate solutions to try and meet their vision – a role outside of the Agreement. Our Agreement was to construct a covered porch in accordance with Architectural drawings supplied by the Customer (A DRAWING THAT DID NOT MATCH EXISTING FIELD MEASUREMENTS). The Agreement stated, “Bradley Construction LLC will be subcontracted only for framing, roofing, siding and fireplace modification.” The balance of the Agreement concerns the construction of these items, draw schedule and that the Homeowner is responsible for building permit and inspections. Also, Homeowners often don’t understand the concept of Critical path method - a project scheduling technique. Thus, they may not realize there is a reason for scheduling that may seem illogical. Finally, the project was built to South Carolina Residential Building Codes and passed all County inspections. 4) As to the statement, “we never promised perfection” As to delivering perfection on a remodeling project, please know that the while we have constructed 1000s of remodels, we have never delivered “perfection”. After a home is built and time passes, paint, siding, and all materials fade and deteriorate; and many materials once used are no longer available. Additionally, weather conditions, how the home was maintained, types of materials used all contribute to homes not being aligned or “square”. This is why we often put in the Agreements clauses to the effect that we will match colors or siding or other items “as close as possible”. It is also helpful to have an accurate architectural drawing. In conclusion, while I believe we built a very nice covered porch in a timely manner, it is obvious from the Customer’s point of view that we performed poorly – and in some respects we could have done much better. This tells me that we have to do better at listening, communicating, and insuring that we have a much better “meeting of the minds” with our Customers; and a never ending search for quality workers. I assure all Angie’s List Customers that this message was thoroughly covered with all Project Managers.

We had a difficult time getting the project manager and the insurance adjuster together to come to an agreement on a price for the insurance part of the project. Once we got that resolved, the project was started and was supposed to take three to four weeks. The quality of the work was good, but there were some delays and it closer to seven to eight weeks to complete to the point for us to produce a punch list. It took another three weeks to finish all of the punch list items during which time we held the last 10% until everything was complete. The quality of the work was good and from that standpoint, we were pleased. The delayed schedule affected our ability to enjoy the lake this summer, but this is a second home so it's not like it was our primary residence and we didn't have somewhere to live. My only suggestion to others would be to ensure that the schedule is not only spelled out and followed, but to make sure the project manager and main office are communicating with each other. There was some miscommunication between them during the punch list phase that resulted in some unnecessary discussions between us and one of the owners that left a bad taste in our mouth.
Description of Work: We had damage from a frozen pipe at out lake condo (approximately 1,200 SF). We had sheetrock, carpet, and ceiling damage. Since that work needed to be done, we decided to paint all rooms, ceilings, update the kitchen (new counters and reworked cabinets) and new vanities in the bathrooms.

This was emailed to us September 1st 2014 by the Customer: "We spent the weekend down at the condo putting everything back together. Everything looks really good! [Removed member name] liked the way the cabinets turned out. We went through the list. Most everything looks like it was completed. Saw a couple other things. We’ve updated the list and it’s attached." While we appreciate the feedback, I respectfully disagree with the review.

After placing a couple direct calls to their office and not receiving a call back, I contacted Bradley Construction through Angie's List. They got back with me right away, and sent someone out to provide an estimate within a day. Vaughn (project manager) was on time, professional and explained to me what they would do and how long it would take. We later scheduled the work, which was completed in a couple days. Vaughn kept in touch with us and followed up once the work was done to make sure we were satisfied. We are very happy with the finished product and would certainly use them again.

I thought we would have to replace the gutters. They came out and replaced the miters, which saved me about 2 Grand. They cleaned the outside of the gutters to a brand new appearance.

Bradley Construction uses a contractor who is excellent. Due to unforeseen circumstances (stolen vehicle) and a mis-communication, there was a slight delay in service being performed. It was disappointing that they didn't call to inform us of the delay. Very pleased with work done by contractors.

This company were prompt, trustworthy, and neat. The paint on the front door began to mildew after about 9 to 10 months. Bradley returned and cleaned the mildewed area and repainted the area. There was a leak that developed in the kitchen sink. They returned promptly when I called and fixed the problem. I am planning to replace carpet in three rooms and refinish the existing hardwood floors on the main floor of my house. i have chosen Bradley Construction to bid on this large job.
Description of Work: Renovated kitchen by installing granite countertops and tiling backsplash. Painted the kitchen, family room, living room, two hallways, and dining room. Washed entire outside of house and painted front porch, door and side glasses.

Good company to work with. They take their work seriously but are very personable and considerate (to the point of taking pains to make sure our cat didn't escape while they were working). Vaughn was on point for us, and he communicated clearly and openly with reasonable recommendations. We considered another company who offered a cheaper estimate, but we have no regrets with going with Bradley. We will be doing business with them in the future.

The process was painless.The project manager showed up on time for our appointment.He listened to what i wanted to do and offered suggestions about the design of the deck i wanted rebuilt.He told me he would would have my estimate w/ in a couple of days.He called the next day w/ my quote.There price was in line w/ what other companies had quoted and i was impressed with his professionalism and quick response.We agreed to move forward and they started in 3 days.It only took about 4 day to complete the deck and it looked great.My wife and I are having a great our new deck and all my friend have commented on the new look.GREAT JOB

Terry and his crew have done work for us in the past. We have always been pleased with the way they work on projects for us. They worked well with our schedules as we work full time and were always at the house at the scheduled time. The Work took approximately three days to complete and everyday they were there, they came on time and left the job very clean. Since we are living in the middle of the painted rooms, that meant a lot to us to be able to continue our busy lives with out tools and debris everywhere. This was our third time working with Bradley Construction, it has been easy every time and we will use them again when it comes to our next project. Thanks to Terry and the Crew!
Description of Work: Bradley Construction came in to work with us on patching and painting walls as well and piecing some trimming out some bedrooms with Crown Moulding. They also did some plumbing work for us in a Master Bathroom.

No communication from provider following second missed appointment.
Description of Work: I called with many projects for which I wanted quotes. Made one appointment with the company for a visit to my home. They ran over at prior appointment and did not bother to call. After I called, they rescheduled the appointment with me for a later date. They never showed or called for the second appointment sadly. This contractor received solid reviews from other Angie's list users. But if this is the level of service I can expect when I am trying to GIVE them business, I don't want to see what their customer service is like on the job. Disappointed.

At the time of scheduling I was told to expect the crew around 9:15 a.m. I have to be at home when contractors are on the property, in order to manage the security system. Today, at 8:30 a.m., Isaac told me the crew had left but had to stop at a supplier, and he would call me when they headed my way. Great--right on time. Nearly two hours later, still no crew and no phone call, I called Isaac and got his voice mail. A half hour after that I called the company's main office and got voice-mail. After another half hour, Isaac returned my call and had no explanation to offer, no idea where the crew was, and couldn't tell me when they might show up. Apparently they hadn't left Greenville (I live an hour away) but he couldn't be sure. At 1:20, four hours past the agreed time the work would start, Isaac called (after I had called again) to say the crew would arrive in 20 minutes. When I told him I had other appointment this afternoon he assured me the crew could do the job "in no time." At 1: 50, still no crew, I cancelled the job. I did not give up nearly a day of annual leave just to have an unreliable crew do a rush job on my house. Even if they'd been set up and ready in my driveway at 1:50, they would have had to complete the work and be off the property in under an hour--not happening. By the time I cancelled I'd lost all confidence in this company. No-show and very bad at communicating--I had to contact them in order to get responses. Now I have lost a day of annual leave and still need the work done. I have to find someone else to do what should be a simple, straightforward piece of work. And hope they show up. As frustrating as this has been, the larger frustration is that even a company with lots of good recommendations on this paid-access list can't show up and do work I'd be happy to pay to have done. Getting quality work done by reliable people is a perpetual challenge in the Upstate. Why is that? In a large city where there's lots of competition, people want work.

The Customer is correct. We had a challenge getting the work scheduled. We made a mistake. It happens to us all. We appreciate the work opportunity that the Customer attempted to provide us. We apologize for any inconvenience. I would ask that the Customer change the services performed from "roofing" to "gutters". Also, there are over 30 families that depend on our reputation. I respectfully request that Customers balance the need to "penalize" our Company against the perceived wrong before they write a review. Wait a couple days before you undertake an action that is going to penalize not just our Company but the kids, mothers, fathers, friends and other family members. We hired Bradley Construction to fix our basement waterproofing issues. They gave us an original quote of $2740.00 to come in and install a waterproofing membrane and piping to move the water from the corner of our house along the front to the other side to drain out. We were told this would most likely correct our issue. During the job, they said additional materials would be needed, and the quote rose to $3440. Within a couple of weeks, we had a couple of rainstorms and discovered it didn't work. In fact, it had become worse, as the gravel drain they installed at the end of the pipe was nothing more than about two handfuls of gravel (discovered later), and quickly became clogged. This caused the pipes to sink, as well as back up, and water was now gushing UP out of the drain head. After numerous emails with photos and several calls, they came back out and installed connectors for the new gaps. They offered the next "probable" solution and said they needed to do more work which would include bringing in large equipment, digging all the way down and starting the membrane from the very bottom. This would cost approximately an additional $10,000.00. We weren't too hopeful that the 10K job would fix our problem, especially since the $3440.00 job didn't fix it. Nor did we have an additional 10,000. That day, he said he'd get another expert to come out to review the situation and see if there were any other options available. We never heard back. We then realized the drain was clogged at the end and wasn't large enough drain area to accommodate the water. We researched this online, found a fantastic video that showed how to fix it. My husband re-dug the whole further down, bought a PVC y-splitter and 2 pop-up valves. This corrected the back-flow issue. Bradley construction fulfilled the core contractual obligations. Our frustration began when the solution they proposed to "most likely" resolve our issues didn't work, and in fact made it worse until the drain was finalized by us. Very slow response to initial concerns, and eventual abandonment of our issue caused frustration, and the water problem was still not corrected, even to the extent we were advised it would be. We know this because we had to hire another company to come out and install a sump-pump to move the water coming into the basement back outside. We wouldn't recommend them to do any basement waterproofing. We're unfamiliar with their work in any other area. We're not impressed with their timeliness either.

I respectfully and completely disagree with the Customer's review for work we performed in 2012. We did exactly as promised. We informed them at the time that to be sure that there were no more water problems, we would have to perform a much more costly but effective method. Because of financial reasons (the cost would be about $10,000.00 more) they elected to have us perform a solution that we said could work. Again, two of our best craftsman performed exactly what was contracted to perfection. And the Customers were informed that the only way to be sure to fix the problem would mean costs that far exceeded their budget. I respectfully disagree with the Customer. Sonny

I called Bradley Construction because I needed several home repairs before putting my house on the market to be sold. They returned our phone call promptly. Several other companies never returned our calls. They scheduled a time to come out to discuss the repairs and give me a free estimate. I worked with Vaughn Mitchell. He was prompt on the day of the estimate. He took the time to understand my situation and discuss the necessary repairs. He told me that he would make repairs if possible and replace if necessary. Other companies wanted to rip/replace everything without trying to make repairs. That would end up costing me more money. So, I appreciated Vaughn's willingness to look out for my wallet! The job took about one week to complete. The contractors were always prompt and courteous. They took special care to keep my home clean while performing the work. My front porch had several rotten spots. Vaughn had the contractors replace the parts that weren't salvageable or weren't structurally sound. He was able to repair several portions of the porch instead of replacing the entire porch. This saved me money. The contractors replaced an external kitchen door that had some rot at the bottom of the frame. This same external door had a small amount of rot in front of it under the linoleum in the kitchen. Instead of just ripping up all the linoleum and repairing the floor Vaughn had the contractors try and peel back the linoleum to repair the floor and they were going to try and lay the linoleum back down afterwards. The linoleum ended up ripping. Vaughn came up with an idea to create a small "entrance" using Parkay flooring at this door that was similar to the entrance at my front door. They cut out the linoleum to create this "entrance" replaced the rotten floor and layed down the Parkay. This saved me a lot of money! It would have cost me around $2000 extra to have all the linoleum ripped up and replaced and would have added several days to the job. Bradley Construction stands out because they are a professional company that does quality work for reasonable prices.
Description of Work: Repaired/Painted rotten front porch. Replaced/Painted external kitchen door due to rot on door frame and replaced portion of kitchen floor at the same door due to rot. Replaced brick molding on another external kitchen door due to rot/painted the door and brick molding. Repaired leaky toilet and repaired rotten floor around toilet. Repaired/replaced bathroom floor molding. Installed carpet trim piece in bathroom entrance. Repaired bathroom counter drawer.

Talked to the about finishing the bathroom in my basement. Set up a time to meet them on my lunch break. Left work early waited and waited even called work to let them know I'd be a little late so I could wait longer. They never showed up never heard anything from them.
