Description of Work: First they made an immediate temporary repair on a roof that, although it was only four years old, started to leak. Then they came back and using a rubberized undercoating, made a permanent repair. This included new shingles on the affected part of the roof.

The contractor first inspected the roof and said the condition of the roof would be sufficient for 1 more year. I decided to get a quote on replacing the entire roof. The contractor explained about the ventilation, shingles, ice and water, and the different types of products he would use. He explained the benefits these materials would provide. He came back a few days later with a written quote. We then arranged for the date of the replacement and his crew arrived on time. They worked very professionally. Also, provided written warranty from manufacturer.
Description of Work: Replaced the roof, including the vents, sheathing, shingles, and underlayment. Along with a final inspection.

I am a former construction contractor and design engineer. I've built a few houses and have been out of that business for nearly 10 years. I'm also new to the area and I wasn't sure who to use so, I did my research. I wanted to use Certainteed shingles so I searched first by going to the Certainteed website and looking for a Select Shingle Master (required for lifetime warranty), then went to check BBB grade, and coupled that with Angie's list reviews. This was one of the top companies I found so, I contacted them and another company for an estimate. Both companies were pretty well ranked and respected. I went with these guys because I had a better feeling and they had a longer local history. From start to finish, it was a great job. The only thing I would recommend they do differently is communicate a little better on schedule changes. I got pushed up a week and little surprised when shingles were being delivered the next day with work starting the following day when I expected it the following week. These guys are professional, have certifications through major shingle manufacturers for the Certainteed or other manufacturer lifetime warranties, and are a solid company that I would recommend to anyone. Keep in mind it costs them to maintain those certifications and the shingle manufacturers keep records so contact them and verify whoever you use. The last thing that I want to note is about construction in general. When a job is estimated, you cannot predict everything and there are few jobs that I have ever worked on that have no change orders costing the customer more money. Change orders for less than 10% on estimates above $10k and 15% for estimates below $10k are to be expected. The only way to prevent that would be to add that in the first estimate and price yourself out of the job. Insurance companies expect some minor changes too as they are in the same estimating boat. Most customers are used to getting estimates on things like car repair. Bear in mind that there are 1000's of the same model car out there and that repair has been done many times. The roofers were very responsive and helpful, going above and beyond to come after hours to adjust tarps when a rainstorm caused the leak to worsen in the midst of the project. They were forthcoming and honest and the work was done in a timely and thorough manner. I have been very happy with the result.

Description of Work: Had Nathan come out and look at a water leak we had in our kitchen and he discovered that the leak was coming from a deteriorated vent pipe boot. He used some caulking to repair it and several other vent pipe boots and only charged me for that. Reasonable! He also noted that we had hail damage and said that we should notify our insurance to come out and evaluate which they did a few days later and found it didn't qualify for a roof replacement. At least the leak was fixed.

THis company are storm chasers. I called and just wanted roof replacement and he told me I had hail damage and I call ins adjuster and he said there was none. Then about 1 month later I really did sustain hail damge and call back AR and they met the adjuste and mer, the man from AR gave the adjuster some money in a hand shake. Then they gave me an estimate. Right before the roof was to be done they called and said the numbers on the roof size were wrong and some other and quot;adjustmentsand quot; and wanted to know what the ins company was going to give me. Unfortunately I gave them that number and they increased their estimate and even called the ins company posing as me to reopen the claim. The ins company called me verifing I reopened the claim and I said not!Then AR sent me a bill for over 3000 dollars higher than the estimate and more than the ins company paid me. I refused to pay the whole amount and they took oout a mechanics lein and eventually I agreed to pay, but had offered to settle for the ins payment, they refused. Stay clear and get 3 estimates and a signed contract!

Our business has been located in Pickens County, SC for over 12 years. We have an A+ Rating with the Better Business Bureau! We are a LOCAL contractor and have no resemblance or connection to “storm chasing”. We are a small, family owned business with the honest desire to help our customers and provide them with the highest quality products and services available. Our customers include homeowners, business owners, municipalities, religious, and educational institutions. Mr. B is not being truthful about the situation concerning his vacation lake house property. We have NEVER “posed” as one of our customers. We do have contact with Insurance Companies to make the Insurance Claim process go smoothly. We have a lot of experience dealing with adjusters and we use the same software that the insurance companies use to produce their claim estimates. Our estimator noticed that the Insurance Company had made mistakes on Mr. B’s roof estimate; we immediately informed Mr. B that there would be additional charges to his insurance company. When the roofing project was completed, we sent in the paperwork stating that the roof was completed and included the supplement charges. Mr. B’s insurance company approved the supplement request and sent payment to Mr. B. After Mr. B received our final invoice, he refused to respond or discuss final payment. He did not answer phone calls or respond to certified mail. He only responded months later when we were forced to hire an attorney and place a mechanics lien on the property. From our point of view, Mr. B was paid IN FULL by his insurance company for the work we completed, however, he refused to honor the contract that he signed and planned to pocket the additional funds his insurance company paid for the mistakes they made. At Affordable Roofing, we do everything we can to ensure a quality job is done and that every detail is covered. We commonly find mistakes that Insurance Companies make on their estimates and we work hard to make sure every homeowner understands the Insurance Claim process. We are very sorry that Mr. B was unable to have a positive experience. Affordable Roofing made numerous attempts to contact Mr. B before finally taking legal action. Mr. B is not being truthful and refused to communicate. If Mr. B feels he has a solid complaint, we would be happy to have the local Better Business Bureau mediate his concerns.

I search for a contractor to put replace my roof on a house that I had just bought. I had already receive another quote from another contractor for under $,8000. The estimate I received from Affordable roofing was more, but I had asked them to remove a small chimney and replace fire place chimney with a new cap. I also notice that Angie's list customers would receive a $500 discount which made Affordable pricing very attractive. The sales pitch was very good, and I felt comfortable about the product, price, and guarantee. When I mentioned the Angie's list discount, I was told that this price was so good the discount would not apply. I was leery about this statement, but decided to go forward anyway. I was impressed when they called so soon with the shingles delivered and wanting to start on the roof within just a couple of days. I was traveling out of state when I got the call about the extra roof and extra money needed to continue with the job. I was not pleased by this $1240 surprise. Again I inquired about the $500 discount, and was told that they would check into it, but I needed to approve the change order immediately. Since I was driving I asked what my total bill would be with the extra work. I was told that it would be just under $10,000 ($9700 or something like that) I approved the work over the phone, and later received the change order paper work. In the mean time, the roof was finished except for the chimney cap. I inspected the roof, and it looked good. However, on my back screened-in porch, I found about a 1 foot long rip in my screen that was not there before the roof was removed. I also discover that my satellite dish had not been replaced. I called to see when the chimney cap would be finished, when they would replace the satellite dish per the contract, and what they would do about the screen. I also inquired about my final bill. I was told the chimney cap was special order and would take a little longer than usual, they would send someone to look at the screen, but I would have to put my own satellite dish back. I was also told that they had discussed my bill and that it would be under $10,000. I told Affordable that if they kept my bill under $10K, I would put the satellite dish back on and replace the screen myself. When my bill came it was $10,339.04. The bill also came with the following statement and quot;The senior discount you seen on Angies list is for customers 65 years of age and older...and quot; I was not impressed with this statement because I did not know anything about a senior discount, and they did not know my age to know if I would have qualified for their senior discount anyway. So I emailed the $500 discount coupon that was still on Angies list and sent it to the owner Mr. Philip Flaugher. I received a call from Mr. Flaugher who denied knowing anything about this discount. Hard to believe since I was told he and his sales representative discussed this several weeks prior, and the above statement was put on my bill. Not only was my final bill over the stated amount I was quoted over the phone, Affordable continued to refuse to honor the Angies list discount; I had to have my on satellite dish replaced even though it was in my contract for Affordable to perform the work (found out later that my new dish that was just put on a month earlier was damaged during the roof replacement and had to have a new one) , and I still have a gapping hole in my screen. I did sign the order and the subsequent change order, so I paid in full. Bottom line is that all the good work that was done on my roof was spoiled by poor communications, under estimated scope of work, price increase and the owner not honoring published discounts even after I sent him the proof.
Description of Work: I contracted with Affordable roofing to remove my existing roof and replace the roof with an up graded shingles. Affordable sent out an inspector, and they thoroughly inspected and measured the roof. Based on their estimate of $8738.72, a contract was signed for the following scope of work: - Remove and tear off, haul and dispose of old shingles - Replace with 30 yr ARCH type shingle - Replace ridge vent cap, chimney cap, flashing, piping boots etc. - Remove old Chimney - Remove and replace satellite dish Once the down payment was made, shingles were delivered, and part of my roof removed; they stopped work, and I was informed that they discovered a second roof and the price would increase by $1,240 for additional removal and disposal cost. I would expect an experienced roofing contractor to be able to detect a second roof during their initial inspection and estimate, or at a minimum explain that if a second roof was discovered the the cost would increase. I signed a change order to continue the job with the additional work and cost for the second roof. I felt like I did not have much choice at this point.

Affordable Roofing initially stated that it would be 3 weeks before they could begin the job. The roof was not leaking, but I was concerned that it might if we had harsh weather. (The roof was weathered and simply worn out) This company worked with me and they worked directly with my insurance adjuster, for me - this was significant because my adjuster accidentally miscalculated the roofing area as being smaller than it actually was! They started the job a week early, my old roof was removed and replaced in a single day. This includes them cleaning off the old roofing, picking up all the debris, cleaning out the gutters, my flowerbeds, everything - I didn't have to clean up after them at all. Their "attention to detail" was excellent from start to finish. They even came buy a couple of weeks later to insure that I was satisfied with their work. They were very professional and I am extremely pleased with the quality of their work. This company not only gets the job done, they do it the right way. The new roof is beautiful and I won't hesitate to use this company again.
Description of Work: Replace a hail damaged, 13 year old roof on a Town House that I owned and was remodeling. I upgraded the shingles from standard 15 year shingles to 30 year architectural shingles, also upgraded from a 15 pound felt base to 30 pound felt base. Ridge vents, 5 layer shingle valleys, flashing, and all other materials were provided by Affordable Roofing.

He came out and inspected the roof to see if there was any hail damage, but didn't find anything. He did have good materials and examples to show me. I'm retired and on social security so couldn't afford to pay for all of it upfront. I did not think the payment arrangements and pricing was very reasonable compared to what I paid for a roof with another company a few years ago.
Description of Work: I called him for an estimate to get a new roof. I was quoted at approximately $7000 for a metal roof or $6000 for a shingle roof.

After a severe storm damaged a number of roofs in our area, it took about ten days to get an estimate and several more for the insurance adjuster to complete the claim. Once the claim was settled, however, Mr. Flaugher rearranged his schedule to perform the repairs within a few days to prevent any chance of leakage. He also explained the options available to secure the roof from future wind damage and provided the most economical estimate for the job of the four that I obtained. His crew arrived at 10am on August 26 as promised and had the old roof removed by 2pm and the new roof in place and all cleanup done before they left at about 8pm the same day. The roof looks wonderful and the work could not have been done any better. I was very impressed by the professionalism of his crew and their work was fast and very efficient. I would strongly recommend them to any of my friends and neighbors.
Description of Work: The crew tore off and replaced a large roof (40 squares) that was damaged by a severe wind storm. The old roof was removed together with old passive ventilation turbines and replaced with 100 ft. of ridge vent and heavy duty shingles. All vents were flashed with lead, 2 sheets of plywood decking were replaced and all valleys were lined with water/ice protective material. Gutters were cleaned and gutter guards reinstalled.
