We manage privately owned properties both vacation and annual rentals. Marketing, lease signing, qualifing tenants, helping owners find a tenant, full and service contracts for vacation owners, commercial leasing.
When we rented this house & signed a lease; we took pix of some things that needed to be done to the house. The leasing agent told us that she would send maintenance and a cleaning crew out before we moved in. She told me that the carpet had been cleaned, but when I looked at it, it still looked dirty. I called and had the carpet cleaned myself. I also told her that the cleaning crew never showed up, so I had to clean the nasty bathrooms and kitchens myself. It was totally disgusting. They painted the house, but did not paint the garage, the pantry door or the master walk-in closet. Then, she told me that the house was "as is." The yard was a mess (grass tall, old mulch, bushes needed trimming). The garage was totally nasty (concrete floor, walls, drywall messed up). There were holes in some of the blinds & window screens. There was an odor under the sink, in the shower & in the linen closet (smelled like sewage). They told me to fill out my Inspection Report, and they would come out & do everything at one time. Keep in mind, I did all these things at my own expense. I'm ordering new blinds for the windows because I don't want people looking at me thru warped blinds with holes in them (privacy). I will take the blinds down when I move & put the old ones back up. I shouldn't have to go thru all this trouble just because the owner is too cheap to fix this house. They want the $1295/month rent, but they don't want to keep the house up to standards of the neighborhood. I am also going to paint the shutters & order a new entrance door (faded). I will again put the old one back up when I move out. I am also paying someone to paint the garage because it is so nasty, I would not want to park my nice cars in such a disgusting environment. I also told them that I did not need the W/D because we just about a new set about 6 months before we moved, but they told us we had to keep it. So, it is taking up space in our garage that we need to store our lawn mower, tools, etc. We are probably going to have to put it in storage. WHAT A NIGHTMARE!! I would not use this management company again because they don't return telephone calls for 2-3 days later if that. I leave voice mails at least twice.

I am writing to address some of our company’s concerns regarding this complaint. We try to make all of our guests and tenants happy but some people have unrealistic expectations. We cannot refund her security deposit, she paid that and agreed to it as a part of the lease which is a legal document. Under “Desired Resolution” she admits the rental was “as is.” Many homes are delivered from builders in this area with unpainted garages and remain that way. She feels the paint on the front door is faded, why does she want to buy a new door? There was a washer and dryer in the property when she viewed it; it belongs to the property owner and we cannot remove it. She wanted to move in very quickly and we did not have time to have some of the issues rectified to accommodate her needs. Our maintenance department has been there twice to address some of her concerns and we will continue to do so. Based on her demands, I do not believe it is possible to resolve all of her concerns to her satisfaction. The purpose of our inspection report is to identify items that need repair (that we have done) and list cosmetic issues as a baseline for the inspection done when the tenant moves out to determine if wear and tear is within the normal range. We would like to make this tenant happy but do find some of her requests unreasonable. We are covering the initial pest control expense for the property. The lease provides that she is responsible for pest control after three days after moving into the property.
