John Hart was friendly, professional, courteous and examined every inch from attic to crawl space of my soon to be mobile home. He took time to explain what he found, took photos, and sent me a 26 page report. Because of the age of this home, I was delighted that the owners have kept it in excellent condition. Having owned 5 homes and each inspected, I found John to be the most thorough and recommend him highly. His rate is reasonable and he is knowledgeable. My Dad was in construction so I "know" a few things. He performed his examination on the hottest day we've had in Murrells Inlet! Sweaty, dirty, and still smiling.

I have had several inspectors in the past. John and Ocean Breezes may be the most comprehensive, extensive, in-depth, and complete inspection I have ever had performed. I highly recommend this company. John, the inspector was kind, considerate, but most importantly legally knowledgeable on the laws on home inspection. I can say with certainty if my current real estate deal falls through I will be making my 2nd call to John, the 1st, of course, my lender! Use this company with confidence, I guarantee you will be as happy with the extensive results as I was and still am. Update!!! I hired John a 2nd time. I was overjoyed my second choice of homes was still available. I called John, he advised me of his schedule, and I expected an inspection within a few days. Amazingly, he got it done the next day! I had given him the address and he had a cancellation the next morning. Since he is cleared with the Realtor Association and his smartphone works with their locking system, he was able to get in and get it done. Again, great communication, extremely fast in emailing the report. I am extremely happy with the company. John is a marvel, articulate, personable, knows the laws governing home inspections, and a fast, dependable worker. As much as I hope I have found the home I want, if this one falls thru like the last I will definitely use him again.

John did an excellent job with the inspection! He was quick in returning my call, did the inspection in the rain and sent his report to me on the same day...now that's great customer service!

John was punctual, extremely thorough (he spent over 30 minutes in the attic at noon on a 90* day!), courteous, and timely with his report. We most appreciated the time John spent explaining his findings. As out-of-state buyers it was crucial to know and understand conditions that are acceptable due to the coastal climate as well as preventative measures to take moving forward. Buying a home at the beach is far different than purchasing a home in the midwest and John schooled us on the absolutes, recommendations, and items that are simply, normal wear and tear and will need regular attention when living at the beach. We've purchased seven homes across the country and John, by far, is the best inspector we have had. John is a true professional both on the phone and in person.
