I have previously written a review here on Angie's List of LPM Home Inspections and given them a good review. Events have occurred since then which shed new light on this company. We developed a leak in our roof which had previously been inspected by LPM and was in "excellent condition." When evaluating the source of the roof leak, it was revealed that there had been severe hail damage from a hail storm that had occurred MONTHS BEFORE THE INSPECTION. We read the fine print in the home inspection report to find that the roof had been inspected from the ground with binoculars! Two different roofers an an insurance inspector went on the roof (which the LPM man said was too dangerous to get on) and all declared the severe damage that the home inspector couldn't see from the ground. Because the damage was done before we bought the home, insurance did not cove the repair. Therefore we paid $16,250 out of pocket to replace the roof.

I called LPM to have them perform a home inspection as they were referred to me by my realtor. I received a call back within an hour and went over what would be done. John Toay explained in detail exactly what he would do and what he would check, and he asked if I had any specific concerns about the home. Within less than a week, the home had been inspected thoroughly and a comprehensive report was provided to me. Here is why LPM is a better company than most: 1. There are pictures of the house inside and out, including the roof, crawl space, inside and outside of all appliances. 2. EVERY appliance, sink, faucet, light fixture, drain was checked. There are pictures of all of them in operation. 3. Not only did I get a comprehensive report the day after the the inspection was completed, but I got a call the day it was completed to go over the highlights John picked up that there was an outlet in the attic without a cover plate and that two sinks drained a little slow. He was amazing in his thoroughness and promptness. I would recommend LPM Home Inspections to anyone. k Court
