This is my review for my experience with Dave Friedman Real Estate. My wife and I worked with Josh Finigan on the sale of our home in Summerville, SC. Only had one face-to-face with him ever and that was thru our initial meeting with him selling Dave Friedman Real Estate to us and why we should sign on with them. All other contact was via phone, text, or email. Got the house on the market and we quickly got multiple offers and accepted an offer within a week of listing. Home inspector comes thru, obviously they find a few things because the house is 25 years old. So, a repair addendum was sent over. A couple things that were on the report that the buyer's wanted repaired were done by us. The rest of the stuff we negotiated and reimbursed to them after closing. The negotiations were frustrating. Our realtor would take longer than we expected to respond, didn't seem he wanted to negotiate with the buyers and was only worried about scaring them away and losing the sale. During the negotiations, the buyers wanted to come see the house again. They were moving from Florida and decided to come to SC just to see the house again. They requested to see the house while they were here thinking it was OK. We're in the middle of packing, working and we also have a one year old. So, let's just say this is a little bit of an inconvenience. Josh said just let them see it. They drove all the way up from Florida. Well, just because you came up all the way from Florida without checking to see if you can indeed drop by, doesn't mean we have to let you see the house again. Another excuse was that the husband just got back from overseas and he hadn't seen the house yet. I called BS on that. We had a feeling it was because they wanted to have a closer look at the certain things that were on the repair addendum. We waited until the last minute to give them the OK to see the house again. And wouldn't you know it, they did check out certain items that were on the repair addendum. How do I know? I positioned certain items in a way that you would have to move it to look or get to a good position to view them. The buyers are idiots, their realtor is an idiot, and our realtor is an idiot. After all the home inspection and repair addendum stuff was agreed to we were nearing the end. We had already moved out, 14 hours away out of state. We were about 2-3 weeks from our closing date. We get a request to see the house again from the buyers. I think this was about one week from closing. We asked if this would be the final walk thru. Josh was really delayed and hesitant in giving us an answer. He even asked us why it was a big deal. Why were we so worried if they came to look again. We didn't want them in our house looking around unless it was the final walk thru. Yes, we were already gone but IT WAS STILL OUR HOUSE. Our name was still on the mortgage. Well, apparently it wasn't going to be the final walk thru because they rescheduled it for day before closing. Which was fine with us. Closing comes and goes and you would everything would be done and over with. Well, guess what. It wasn't. The repair addendum that we negotiated involved the buyers receiving a check at closing to cover the work that we didn't do. We were already gone and out of the state so we had a power of attorney handle everything for us. Well, this was overlooked and were contacted by the closing attorney's office and our realtor to send a check. Also, their was a HOA transfer fee that we had to pay that wasn't taken care of at closing. This all should've been caught in the weeks between the offer, negotiations, and closing. We made our concerns known before we sent the checks over and I hope they got the message. Well, a couple days later I guess the buyers were concerned or paranoid and had their realtor contact our realtor and wanted to know if there was a tracking number for the check we sent. All they asked us to do was mail it. They didn't require any tracking or mailing certificate. Josh kept asking us if we had one. We kept telling him we didn't as it was not required. He asked again and we told him we could just cancel that initial check and mail out another one and mail it with tracking. He didn't reply to that answer. Overall, I believe all he cared about was selling our house and making that profit. The negotiations Josh did were sub-par and he didn't seem like he had our best interest in mind. Yes, he was nice but when he needed to be ruthless he wasn't. He just needed to grow a pair. It seemed like he didn't want to bother negotiating and wanted to take the easy road to the end and make his money. I would not recommend Josh as a realtor if you're looking for someone who can be ruthless and have your best interest in mind and not worrying about just making money. If we were still in that area I definitely wouldn't go with Dave Friedman Real Estate again. Especially, Josh Finigan
