For those of you already weary from reading the first part, I will give you a break. Mr. Lampro is One Spectacular Professional. For the rest of you, read on. For me, professionalism is having the expertise to do the right thing in the right way at the right time. I understand that people need to make a living but if you are ?professionally reputable? you not only demonstrate that you possess a qualified skill-set and knowledge base, you exhibit an enthusiasm for doing the best job possible. You are not only polite but you feel a responsibility to ?partner? with your client in a complete and thorough discussion of your work. Everyone purchasing real estate has heard somewhere the phrase ?caveat emptor.? To that I would add,? You don?t always get what you pay for, but you rarely get more.? Mr. Lampro is one of those professionals who give you everything they?ve got, and in my estimation, something more. He fully met and exceeded my expectations. Not only did I get an extremely thorough report, I got an education and the peace of mind I needed to decide that at this age I know my limitations. I decided that I couldn?t even make an offer on the property.
Description of Work: contracted for a home inspection thatI knew going in was to be anything but “routine.” Aware that the house was old and in a rural area I wanted an extremely thorough and detailed inspection by someone who was totally independent of the real estate community in the area and whose professional experience would allow categorization of findings as “OK as is,” “Upgrade done well/poorly,” “needs fixing but not urgent,” “urgent and needs fixing,” “urgent becauseit does not meet building codes,” “health hazard.” Those are my rough classifications. Having lived in a rural area before, I am aware that there are many deficiencies people may choose to live with or have to live with because they cannot afford proper repair or maintenance. I know that some people neglect their property. I am a retired physician who built a reputation for being meticulous and thorough. I wanted the same thing in my inspector. To those who would say I went overboard, I would say that in addition to contracting for an extraordinary inspection that would let me identify “discretionary” from “non-discretionary” issues, I was also contracting for some peace of mind as well. Mike Lampro, of Cube Home & Commercial Inspections and Property Management Corp., (http://www.cubehomeinspection.com) reviewed the property online and contacted appropriate officials regarding local and state code details, as well as any previous filings, keeping me appraised of information as he gathered it all before the actual inspection. There were several phone calls and emails, all timely and appropriate. All calls/emails to him were answered in a timely manner. Mr Lampro began his outside inspection thirty minutes before I arrived and commenced immediately to begin reviewing his initial findings on the house and the land.Other than the initial thirty minutes, I was present for the rest of the inspection. The first part of the inspection dealt with the exterior during which time Mr. Lampro took numerous pictures. He described in detail as he worked what his findings were, how problems had been addressed, often improperly, and what appropriate remedies would be. His report included the roof (used binoculars), exterior walls, foundation, driveway grading, deck installation, insect infestation, property drainage, and exterior electrical connections. He noted and fully described numerous deficiencies and “un-workmanlike” efforts to make repairs. He also made specific note of the fact that the barn/garage next to the home was extremely well constructed having been rebuilt after a fire. He further noted that many of the windows had been replaced and many were still in good condition but needed maintenance. The interior inspection started in the basement. He continued a thorough discussion of the foundation that had started when we were outside. Most significantly, he noted a partial and improperly mitigated asbestos problem. In addition to setting up air quality equipment for radon and asbestos testing he bagged samples for lab analysis. There was a thorough discussion of structural matters, the electrical system, education about potential mold and mildew, as well as the visible parts of the plumbing and heating systems. Needless to say, there were numerous deficiencies but he was careful to note what was also correct and/or still usable. Picture taking continued. Moving to the first floor he once again set up air testing equipment and began a thorough discussion of structural issues that one might find in many older homes. He noted the difference between those that absolutely needed to be addressed and those that were discretionary. There was a thorough review of the wall finishes, evidence of proper and improper repairs, and the electrical system with a focus on code requirements for bathrooms and kitchen. All the while he discussed what was acceptable and what needed attention. More pictures. From the second floor he again discussed and pointed out matters related to the structure. Once again, there was a thorough inspection of finishes, floors, bathrooms and closets, plumbing and chimneys. Hazards were pointed out. More pictures. The attic inspection was similarly thorough. Samples for lab analysis were collected, and there was a thorough review of the roof, ventilation, insulation, and structural matters common in older homes but in need of attention in the near future. As a federally licensed HUD and FHA inspector, Mr. Lampro is mandated to file reports with the state about asbestos issues. This was done promptly once the lab analysis was complete and will require that if the house is to be sold it must be properly mitigated by the seller or the purchaser...but it must be done. I might mention that if you look at the Cube website you will see that he has several other certifications. This is probably already more than many would want to read but I want to convey fully the meticulous and knowledgeable detail that I asked for and received. ALL OF THE ABOVE WAS IN HIS 15 PAGE REPORT DELIVERED TWO DAYS AFTER THE INSPECTIONS. IT WAS ACCOMPANIED BY 84 PICTURES. HE COMMENTED ON THE PROBLEMS THAT EACH PICTURE DETAILED NOTING IN RED THE ISSUES THAT NEEDED IMMEDIATE ATTENTION. Finally, he provided me with a “Statement of Repairs” (SOR) that estimated costs of repair/mitigation. He was careful to note the possible limitations of a visual inspection since any efforts at future repair of problems could reveal other problems not visible. Thus, he was careful, as well, to note that the SOR was only an estimate since once work was underway, other problems might be discovered.

The inspection was complete and informative.... Issues we discoved I was able to settle with the seller before I completed the puchase.
Description of Work: I rehired Cube Home and Commercial Inspections to insure the new home I was buying was as advertised. The Inspector did an awesome job and discoved a few issues I missed! Description of Work: Our home had water damage and mold. The Cube Group handled the project from begining to end and completed the demolition, removal, electrical, plumbing, mold abaitment, painting and finishing on time and on budget.
