I wanted to share what I submitted in a feedback survey for Eastwood Home Warranty. I had a leak coming from the master bedroom that was identified in May 2022. I understand that the warranty specialist (Erik) has a lot of requests but it has taken extremely long for everything to get fixed, as it is still not finished and we are in January 2023. I also understand that it took a while to fully understand the issue, but fixing the issue after identifying it should not have taken 5 months. The project management of this work has been frustrating as it takes a long time to get workers scheduled. Sometimes when work is scheduled, I have not been notified and I am not able to let workers into the house. Workers are scheduled before they can actually do the work (example: getting painters scheduled before the drywall is complete). I am also surprised that specialists have not gone to the house after a contractor comes in to finish a piece of their work. This has made it so workers have to do multiple trips to get an area completed (example: drywall guy did not know that there was work to be done in the upstairs bathroom). I should not have to notify the specialist when the work in my house is complete. I've also noticed that the work has not been completed correctly in the first place, which leads to the same work having to be done twice and adds to the timeline. Contractors and their workers should be more informed about what work is being done at my house and I should not be the one telling workers/subcontractors what they are fixing at the house.

Its gone very poorly. My master shower started leaking the 2nd month after i moved in. The builder would not investigate the problem to determine why a 40 day old home's master shower was leaking into the walls and baseboards. Additionally, i reported the same issue to the builder several different times and made several warranty claims for the same exact issue. I spent almost a thousand dollars to hire Paul Davis restoration to investigate the issue, as the builder refused to do. The restoration company removed the drywall in my master bathroom to find out that Eastwood installed a damaged shower pan in a brand new home. Estimated repair costs to fix Eastwood's poor workmanship and materials will cost me $6000.

Highland Park Roebuck, SC. On Oct. 2019, I paid a retainer fee for a flat lot and when I came for the 1st walk through July 9, 2020, a berm placed on my property in which I was not informed. Experienced an unpleasant encounter with developer. I continue to struggle with the master bathroom tile work, & $9000.00 purchase of vinyl floors with have leveling issues, In addition to other unresolved issues. The lot next door is being prepped for the build, and the dirt for the plumbing and footings was placed at the bottom of berm that isn't on the original plat, is blocking the water flow and travels to my lot. Feb. 15, I contacted the Eastwood building manager with pictures plus contacted Spartanburg Stormwater who confirmed that a trench be dug to release the water but nothing has been done. The building manager continues to justfy the reason for the dirt. I have been through the construction process three previous times, and the customer service with Eastwood has been unpleasant. Lack of communication and follow through, simply lack of integrity. I would never refer them to anyone nor purchase another Eastwood home. Hire cheap labor equals cheap results. The company may want to rethink the mission statement "Built With Care."

We bought the house in 2013. We did the walk through at the beginning of October and then we closed in October. It rains so much that in the back yard area we would have standing water. They couldn’t get their butt out here in the 72 hours to see it. I guess he is the big foreman for all the buildings out here, he came out and he told me have a certain type of drain was there. You are supposed to put in a fenestrated drain and he was saying there were no drainage issues but there was. Then he was telling me between the house where the water was that there was a drain out to the road to the spur. He lied because there was nothing so that I did not like. They came out and put one little pipe in and that was it and we continued to have water problems. We had to end up digging it up and we found out that the original pipe that they put on was cracked and that’s why we lost the tree in the back. We fixed it enough and out of our pocket we paid $6000 that we shouldn’t have paid. Same for the front, it acts like pool so the water just sit in there so we had to put a French drain in there. Everybody in the subdivision had problems with the drain. We even had a civil engineer and he said it was the worst development he has ever seen in his life. Instead of sloping it goes down like a cannon. Some of the guys are nice and some of them can lie out right to you. They were here for nail pops and something foff the garage fell off and it took 6 times to fix it. It took about 3 months to get it right. They send out guys that don’t speak English. I would never buy an Eastwood Homes again. We did the first walk through and the last walk thorough was like 5 minutes, they didn’t give enough time between the walk through and signing of the papers for the house. They could have been more up front in telling you they did something that they didn’t do. They tell you they do things that they didn’t do. For the price I think they could have done a better job. The rug and the hardwood could have been installed a little bit better.
Description of Work: They did a routine warranty follow-up for a new home. They built the home, they did the year followed and they replaced cabinets.

We purchased our home through Eastwood because of the design and curb appeal. I would never recommend them nor would I purchase a home from them again. They advertise that they our driven by intergrity and core values and that their craftsmanship is outstanding. Unfortunately for us building with them was a nightmare. Customer service was nonexistent. We have had nothing but problems with our home since we moved in. We moved in our house 14 months ago and we have already had four roof leaks. Our second night in the house were heard rodents in our attic (which their warranty does not cover). We keep hearing mice in a wall in our master bedroom. We had ponding water in our backyard with mold growing in it. We waited six months for Eastwood to fix the grading. We finally got tired of waiting and paid a contractor $900 to regrade our yard. We paid Eastwood to install our irrigation system. The contractor that they used did not install the water lines deep enough under ground. We had to pay another $1000 to have the irrigation system repaired. The granite around our fireplace has recently cracked. Our dishwasher sometimes leaks. They advertise that all of the homes get an energy certificate with a HERS rating. We never received ours nor did we get a ten year structural certificate. After asking several times and filing a complaint with the BBB we finally got our certificates. It only took 11 months to get the missing documents. Their division president is extremely arrogant and rude.

Home is under warranty. Contractor responds, claims to be looking into it, and performs nothing. Contractor seems to intentionally be dragging out corrections.
Description of Work: The company built my home, including lot level and landscape. The grade is improper, water standing along side and in backyard, grass dying in areas (and moss is growing in others). Builder has twice attempted to repair grade/drainage on lot with French Drain. French Drain is improperly installed, has a high point in the middle, drains to both ends, but only one end has a storm drain installed (the other has an ever increasing puddle - my backyard). No action taken to correct side yard drainage problems. Side & Rear yard becoming swamp land.

We have found Eastwood to be very cooperative with resolving problems with their new homes. We have tried to make our requests reasonable and timely but didn't move into the home until almost a year after its purchase. Bret Witherspoon has been an excellent project manager and very easy to deal with.
Description of Work: Eastwood repaired some late-appearing flaws in construction after the warranty period had ended. A roof leak was fixed and a cracked slab was patched.

There were minor things wrong with the home, which could be expected with a new home. I had some problems trying to get them out here to fix them. The windows wouldn t work right and the toilet was uneven. I had to write the main company to get them to act. That was the only reason for the B grade. There was nothing major wrong with the home. They were a month earlier than the expected time frame for the job.
