We just sold our house, and our real estate agent was awesome. Her name is Jennifer Simms. I would give her A-pluses if I could. She's awesome. She is the best. She's great. As a matter of fact. our general contractor recommended her. That's how we get in touch with some of these people is they keep recommending each other, so it's good. As a matter of fact, we refer her to everybody and we're still using her to try to find a house we're going to buy.

Mr. Lou Lipomi did an outstanding job handling all aspects of the sale and contracts. Since I was in Maryland at the time Mr. Lipomi went out of his way many times to check the home and neighborhood out for me since I bought the home sight unseen and thanks to Mr. Lipomi it was more than I expected when I arrived in South Carolina on 10 Dec. 2014. Mr. Lipomi was always there for me whenI needed to speak with him long distance and acted more as a friend than a Realtor. I recommend his services to anyone seeking or needing assistance purchasing a home because after purchasing many properties in the past while in the Armed Forces I have never encountered anyone more dedicated to his job than Mr. Lou Lipomi.

Megan was the spouse of one of my coworkers, so when we found the house we wanted on whim, I asked her to help us with the buying process. Megan was great to work with, and this was not an easy journey. She was always there when we needed her. She helped with all the questions we had (and we had lots as first time home buyers) and made us feel comfortable with the process. Megan helped us prepare to make an offer, helped us through the negotiating process, and was there to let the inspectors into the house, and she had lots of recommendations for vendors to use. We had an issue with the house not appraising the first time with an FHA loan, so the bank told us we could switch to conventional to get a new appraisal. (This was clearly a horrible appraisal and the appraiser used terrible comps, which is why we didn't give up on the house then.) When we had to switch from FHA to conventional, she negotiated the sellers paying closing costs for us, which was great becasue we didn't even ask her to do that or realize that was an option. The house appraised the second time (like we expected it would). Days before closing(Wednesday before Thanksgiving) bank called us and said they would not use the new appraisal and there was nothing else they could do for us unless we picked a new house or the sellers dropped the price. I called Megan to tell her this as soon as i got the news, and even though she was out of the state on vacation with her family for the holiday, she worked with us and the sellers' agent over the phone to try and work out another agreement with the sellers. We worked out an agreement to rent until we could switch banks and close because since we had to switch loans the first time it took an extra month and by this time our leases on our apartments were up. This must have taken some convincing becasue I know that is a risky move for sellers to make. The house did appraise the third time, and we were able to close with the new bank after about 3 weeks of renting, but would not have made it to that point without the work Megan did and the encouragement she gave us not to give up on our dream home. In this recovering market she sees appraisal issues all the time, and recognized that the first appraisal was just a fluke. I'm glad we trusted her judgment. We LOVE our new home and this definitely would not have happened if it wasn't for Megan Coates.
