Eye Spy Carolina Home Inspection

Eye Spy is a GREAT inspection company and provided us with an extremely detailed inspection report. They saw things that we did not think they would find, and found even more. I would only use Eye Spy and I highly recommend them in the Charlotte area.

Top notch! Darryl and his team are absolutely the best home inspectors we've ever used. The level of detail and customer service is incredible. We felt so much more comfortable throughout the recent building process having the pre-drywall and final inspection. He found things that absolutely needed to be addressed and the builder did so based on his thorough and detailed reports. We will be scheduling an 11 month inspection with him and highly recommend him to anyone purchasing or building a home.

Whether is new construction house or a house that's built 70 years ago, Eye Spy knows what to look for in all aspects of a house: electrical, structural, plumbing and appliances. They even provide radon and termite evaluation. My clients have been very happy with their communication skills.

Service was excellent. The inspection and associated report was thorough and easy to understand. The areas of concern and that required remediation were described and accompanied by clear photos. The builder of the home said that this was one of the best interactions he had had with an inspector based on substance. The reinspection of items addressed was gave me great piece of mind closing on the home.

The inspector and his assistant were incredibly competent and professional. Apparently Daryl, the owner, has been been a contractor for years, has built homes and is so knowledgeable in all areas of construction and "WHAT SHOULD BE" in a house. The inspection pointed out a number of things that needed to be corrected. This was vital for me in being an informed buyer. Sometimes the realtors don't want the inspector to be too thorough since they, of course, want the property to be sold as quickly and effortlessly as possible. . Eye Spy was so good from both standpoints. They were VERY thorough, very detailed, no "just check things off of a list and we're outta here"!!! They wrote up extensive details about what the various problems were, and some good, positive comments too!! BUT, they offered their thoughts on how things could be readily fixed and offered suggestions to the seller. They were able to document some serious problems that they found but not scare me off from buying the place. They really put things in perspective and I was so comfortable going ahead with the purchase knowing exactly what I was getting into. . They realize that everyone needs to be happy and they are a perfect company to hire if you want to know about the house, or, if you are an honest realtor looking out for your client. I was so impressed that I hired them to do a PreSale inspection of the house that I am selling so that I could fix anything that they found before I showed the house. EXCELLENT service, reasonably priced, easy to deal with, and they operate with honesty and integrity. Very Happy!!!

Daryl did a very good job in identifying all problems with my home and giving me the knowledge to fix them. He also did the inspection for less than any other company i could find. I have already recommended him to friends and will continue to do so!

Very pleased with the whole inspection process with Eye Spy Home Inspections. Inspector Daryl Palubiak was on time, spent more than 3 hours inspecting the home and then took time to go over areas of concern with me at the end of the inspection. Within 24 hours, I received an email with a link to my complete inspection report. We were really amazed at how comprehensive it was!! The report included all kinds of useful information like type of roof covering, age of heat/air, water heater etc, and specifics of the structure itself, and the report of items that did not work properly or needed repair. But it also included things like where the water / gas shutoffs were for future emergencies, recommendations about smoke detectors (Inspector Daryl is also a fireman, so fire safety issues were noted in red!) and maintenance items that weren't things that would have to be taken care of as part of the sale, but that should be fixed once we were in the home, to prevent a larger problem. This went over and above what we'd experienced on previous home inspections and really felt like he took extra time to be sure we understood our new home. So appreciated!

We found Eye Spy Home Inspection to be wonderful to work with. Inspector Daryl Palubiak was referred by someone in the area, and we were so glad. When I looked him up on Angies LIst, I was glad to see he had A Reports, but disappointed that he was so far down the listing, because without this personal referral, I would not have found them. (Daryl told me that they don't pay Angies List for advertising, which means they end up at the bottom of the list! I won't be renewing my membership to Angie's btw, if that's how it works. I believed their advertising that businesses don't pay to be on AL. I guess, technically they don't .. but a shame that the ones that pay get all the visibility... while professional and experienced contractors who don't pay end up on page 28.) Anyway -- Daryl spent time on the phone with me and I felt comfortable with the information he provided (and I also loved the fact that he's been a fireman in Tega Cay for many years!), so we hired him to perform our inspection. We were most impressed with the whole experience, the team arrived promptly, in uniform, were very thorough and obviously very experienced with homes and the issues that might be found. The report was received online, was detailed (even including lots of information that they didn't have to include, but that as a new homeowner was really helpful for us to know. Some maintenance things he noticed that we would want to take care of to avoid bigger problems down the road, where all our emergency shutoffs were etc). We were able to get several of the items on the report repaired by the sellers, which we were thrilled about. Our many thanks to Daryl Palubiak and EyeSpy Home Inspections. We are extremely pleased that we chose to use Eye Spy to do phased inspections on our new home as it was being built. Daryl checked the foundation before and after it was poured, pre-drywall installation, and then again for final inspection as well as radon inspection. He is a custom builder as well as an inspector, so he brings a lot more to the inspections than just textbook knowledge. He was good at finding items that we would not have found, as are most inspectors. But he went above and beyond, spending time on the phone with us, answering our questions as to the importance of negotiating repairs/changes to be made by the builder. He was really good at explaining the technical issues behind some of the items he found and wanted us to have as close to perfect a house as you can have with a high volume builder. He spent extra time with us on the day of our punch list/ walk through. I can't say enough about Daryl as well as Kelly who works with him answering emails, phone calls and she is also very knowledgeable and so helpful with our questions. They were always prompt answering phone calls or emails. As far as how much he charges, about the same as others I checked with. We paid for multiple inspections along the way, and most people might choose to do only a final inspection, but we feel it was definitely money well spent to give us the peace of mind of having someone with building knowledge in our corner every step of the way. And items were found that would have been covered up behind drywall, and we would never have known about them with only a final inspection. So yes, we are very happy with our experience with Eye Spy Inspections.

I contacted Eye Spy for a Home Inspection on a home I was to purchase. Daryl was knowledgeable and friendly, and spent considerable time showing me things about the home I was buying. He did find several items that had not been noticed previously, and that saved me quite a bit of money. I was so impressed with this company that I also hired them to perform an inspection on the home I was trying to sell. He listed it on his website, and gave me copies to leave at the home. I had never thought to do this, but it allowed me to fix some things that Daryl pointed out would be much less expensive for me to take care of in advance. I have to think that the quick sale was, in part, due to the sense of "full disclosure" that the buyers felt by being able to review an Inspection Report prior to making an offer. I would not hesitate to use Eye Spy Home Inspections again, and will certainly be referring them to others.
