1) Overall behavior ? Brian is not a forceful, ?in-your-face? type of person. He helped us determine our ?needs and wants? and limited our visits to those properties that met our requirements. We felt that our opinion was important to him. When we asked him his opinion, he would tell us his thoughts, without closing the door on our opinion. He made himself available day and night, and we tried not to abuse that access. 2) Market evaluation ? Brian understood the dynamics of the current economic market and how that was impacting different neighborhoods. He suggested that we look at what ultimately became our home, even though it appeared in the listing to be out of our price range. He explained that based on current sales, the property most likely would go for less than the asking price. He also showed us comparables and explained that long term, the neighborhood would appreciate more than the other property that we were considering. Based on his counsel, we submitted a bid that was in our price range and with one counter bid the house was ours and within our budget. 3) Assistance prior to closing ? We were living out of state, so coordination and familiarization with local contacts was very important to us. Brian recommended contacts related to lawyer and home inspection that were first class. He also provided me with all required contacts for all utilities and assisted in scheduling access to the house by those individuals that I required have access prior to closing. He also assisted us with conversations with our mortgage company to clarify line items in the sales contract. When I gave the lawyer the sales contract, he asked me if Brian had reviewed it. When I told him that he had, he told me he would not have to review it because ?Brian knows what he is doing?. I would recommend Brian Wade for anyone looking to purchase real estate.
