We hired Barry with Reliable Home Inspections a few weeks ago to perform an inspection of a home we are purchasing. Our real estate agent provided us a list of home inspectors in the area? I don?t think agents are supposed to recommend a particular inspector, but are allowed to provide a list of inspectors. I researched the list of inspectors online and narrowed the list down to two inspectors. So, I decided I would call the inspectors and ask questions about their inspection services and pricing info before selecting someone. Well, Barry was the first inspector I called and after talking to him, I could tell that he was very knowledgeable and would do a good job. He explained everything that was included in the basic home inspection as well as additional services I could add such as a mold inspection and radon inspection. His prices were very comparable to other inspectors that I researched online. After our discussion, I decided to hire him and didn?t even bother to call the other home inspector. This is my third home purchase, so I know a good inspector when I come across one. He was so professional and made the whole process very easy for us. I was getting a radon inspection done on the home as well. The kind of radon test that he uses needs to be installed in the home for 48 hours before downloading the data. So, I provided him with the name and contact number of my realtor and he arranged to meet her at the home so that she could let him in to install the radon meter two days prior to the scheduled home inspection. This way, he was able to provide the results of the radon test along with the results of the home inspection to us on the same day. On the day of the inspection, he arrived at the home around 2pm and finished up around 5pm. The home is approximately 2100 square feet with 4 bedrooms and 2 and a half bathrooms. At the end of the inspection, he discussed the results of the home inspection with us and his recommended repairs. My husband and I were very impressed because, on the surface, this immaculate home (built in 2005) did not appear that it would need any repairs. But, Barry identified things such as hail and water damage to a small section of the roof that was causing a leak, the AC was not cooling properly, water damage to the back door casing, improperly draining toilets, etc. The report was very detailed and included pictures illustrating the deficiencies. My husband and I were very relieved that we had hired Barry because I?m not so sure that someone else would have been as thorough as he was. Thankfully, the seller agreed to make all of the requested repairs on the home and we will close on the home in a week. I would definitely recommend Reliable Home Inspections to others and would use him again.
