The Property Management service lasted 18 months. The first 10 months were fine until a change in management occurred. For the last 8 months is has gotten steadily worse. The people running the property management division of Russell and Jeffcoat do not know how to effectively run this type of business and do not appear to have any prior experience. They are 'learning as the go' at our expense. The rent was late for 6 consecutive months; up to 5 and 6 weeks late. When an inquire was made on what they do when rent was late; the response was "I do not know". One of their more competent agents had to tell them to start eviction actions with the magistrate. Repairs were reports and not fixed for over 5 months. Some of them were water leaks which caused over $2000 of hardwood floor damage in the kitchen. Inspections were not done. The tenants had more people living in the house than the lease said and had pets which the lease did not allow. The tenant did move out at the end of the lease but left the property horrendously dirty. The company ensured us the house would be thoroughly cleaned and the carpets shampooed within a week. After one week, the house still had trash and discarded items from the tenant that had not been removed and the house had not even started to be cleaned, After two weeks, one person had spent ~35 hours attempted to clean the house and had made good progress in the bathrooms and molding. The house was simply too dirty for one person to clean. This property management service does not have a standard crew or service in place that comes in and cleans after a tenant moves out. While the people are very nice, they just do not know what they are doing and can not seem to figure out what actions should be taken when there are issues with tenants. And isn't this why you would use a property management service? The lack of experience and not managing the property has cost us in excess of $10, 000 of damage above normal; ?wear and tear?( partial carpet replacement, a painting all walls in all rooms and hardwood floor damage). We should have saved the $4500 and managed the property ourselves
