I've lived all over the US during my 30+ year career and bought and sold homes a number of times. This was the most thorough, professional home inspection report I've ever received. The home we're purchasing is new construction and currently occupied by the investors. As a general contractor I initially thought about passing on a home inspection because the home is brand new and I could do it myself. Fortunately I remembered the reason surgeons don't operate on their family members: they can't think and perform dispassionately when emotionally involved. Unfortunately I couldn't be present due to a business conflict so my Realtor stayed for the inspection - almost 6 hours!! During the crawlspace inspection he discovered a water leak coming from the master shower. Using thermal imaging he was able to locate the precise location of the leak in a supply line in the wall. This saved the current homeowner (and thus the contractor since the home is under warranty) a lot of time, money and disruption. I highly recommend RPC Home inspections. YOU GET WHAT YOU PAY FOR.

If you're looking to get a house inspected in Columbia (and anywhere else in South Carolina), you should reach out to Jim Maass about performing your inspection. Jim was professional and thorough. He went through the entire house, testing ever light, outlet, faucet, fan, appliance, cabinet, door, electrical box, toilet, and beyond. Once he was finished, I felt like I knew more about the house than its original owners. I received a complete inspection report the very next morning. It provided me with a roadmap of items that needed to be repaired/addressed both in the short-term and long-term. In the end, Jim's inspection was worth every dollar and I would definitely recommend his services.

Jim Maas is extremely knowledgeable, professional and friendly. The website to set up appointment is quick and simple, he arrived on time, super friendly. Fantastic and very thorough inspector. Extremely friendly, knowledgeable and very professional. He took us through the entire inspection as he was evaluating and recording notes, pictures etc. He knows his work and was very informative, explaining every step of the way what to expect, what should work and what would need replacements, etc. He was also able to recommend several other contracts if we needed them for various work and always made sure to answers any of our questions. He submitted us the full report within 24 hours via email, with pictures, notes, and all of the information we could ask for. It is literally like a manual for our new home. Extremely pleased and would highly recommend Mr. Maas to anyone seeking a home inspector.

When I checked RPC Home inspection?s website, in July, 2013, Mr. Maass was booked until the end of September, 2013. We did not even consider looking for another home inspector because we trusted Angie?s list reviews. Mr. Maass has the highest rate: A and the most reviews. I e-mailed him, we also talked on the phone and I was extremely lucky to be able to book him for 8/01/2013. Mr. Maass deserves all the stellar reviews he gets. He arrived at 2:00pm, right on time, he inspected the house of 1953 sqft from top/attic to bottom/crawl space, every inch of it for four hours. He was extremely professional, he did not rush through things, he let us go with him, ask questions, take notes, and he even let my husband crawl with him under the whole house (he also gave my husband an overall to protect his clothes, which we appreciated very much). He showed my husband the problems he had found at 27 Split Rock Court, Irmo, SC 29063. For example in the crawl space he found structural problems, high moisture content/staining (for which he recommended a termite inspection which confirmed the presence of active wood-destroying fungi/ wood moisture content higher than 28%), polybutylene piping, etc. Mr. Maass explained the various degrees of severity in the problems he had found and advised my husband what to do when it?s time for repairs. For the rest of the house he pointed to other things he had found and gave us many solutions on how to address them. Mr. Maas is not only 100% professional, but he is also a trusty, warm, pleasant human being with an infectious laugh. He has a sunny disposition and his sense of humor made the whole process much less stressful. He gave us the report the next day, answered all our inquiries, and encouraged us to call him if we have any additional questions. The report was very detailed in addressing each component of the house, contained pictures and at the end had a summary of areas requiring further evaluation. We ended up not buying the house. The homeowner?s disclosure was spotless and had none of the problems found at the time of inspections (home inspection, termite inspection and HVAC inspection). When it came time to address the repairs the owner agreed to do only minor repairs and refused to address the major ones or renegotiate the price. I cannot stress how much we value Mr. Maass deep knowledge and professionalism. We highly recommend him to anyone who wants an honest, quality, professional home inspection. For our next house purchase we will only work with him.

Jim is a true professional and expert in home inspections. We highly valued his attention to detail. Most importantly he spoke to my husband and I as future owners of the home (how to care for, handle situations of home in future). He was conversational yet highly knowledgeable at the same time. His report is visually easy to follow as well as quickly provided as promised. Booked online easily. Only drawback, he is so good that it may be hard to get him scheduled within your 10 day due diligence period! Unfortunately our first home fell through and he was booked to do our second home under contract. We do plan on using him for maintence inspections in the future as homeowners. True gentleman while absolutely professional and knowledgeable. Highly recommend!

Jim Maas arrived on time and was very friendly and personable. He spent 2 1/2 hours performing a maintenance inspection of my home, during which he encouraged questions and explained everything thoroughly. He did a very thorough job and helped me prioritize my upcoming projects. At the end of the inspection, he encouraged me to call him with any further questions I had. Within a day, he had emailed me a written report with detailed pictures. I would definitely use RPC again and would recommend them to others.

Awesome job!! This is our 4th home purchase and this was, by far, our best home inspection ever! Mr. Mass spent 5 hours inspecting every inch of the house from attics to crawl space. He found both obvious flaws as well as hidden and VERY costly problems with the home. He explained things thoroughly and provided the report within 24 hours!

He showed up on time at 9am, and was extremely thorough. We were there until 1:30pm. I felt like I got the full inspection. He has equipment that can see through drywall to check for leaks. As a current homeowner I would hate to have him inspect a house I had to sell, but loved having him do our purchase inspection. Would highly recommend, well worth the extra money vs the competition. He knows where to look for everything!

Over-priced, arrived late, and missing one major water-damaged spot around a window area.

He spent 4.5 hours doing the inspection, was very thorough, answered all of our questions, and overall provided a very positive experience. He found a number of needed repairs, some sizeable, that had been missed by an earlier inspection. Definitely worth the extra money for the IR camera. We will hire Mr Maass again at our next purchase, and feel good about this purchase thanks to his inspection.

We called RPC after having one plumbing problem after another with our new house, including flooding. We were concerned that there might be more damage or leaks that we couldn't see. After reading all the great reviews on Angie's List, we scheduled an appointment online with Jim Maass. Their website was very easy to use and contained a ton of great information about what to expect during the inspection. Mr. Maass was punctual, arriving at our appointment time. He put us at ease right away, letting us know that he was there to help us. He was very funny, which we appreciated. He did a very thorough home inspection, inside and out. He had no problem with us following him around as he worked and asking lots of questions. Mr. Maass was extremely knowledgeable, he has a background in renovation so he knows his stuff! We asked for the thermal imagining because of all the plumbing problems and sure enough, Mr. Maass spotted water damage on our kitchen ceiling before he ever brought the camera out. He found another leak above the living room ceiling and determined that both of our upstairs bathtubs have been leaking. He found many other smaller, issues during his inspection that we were not aware of, such as broken windows and a loose floorboard. Mr. Maass also inspected the outside of our home, not only looking for structural issues but insect problems as well. We feel relieved to know what else is going on with the house so it can hopefully be addressed and fixed quickly by the contractor. Mr. Maass is amazing at his job and we would highly recommend him to anyone who wants an honest and thorough inspection done on their home!

I contacted RPC HOME INSPECTIONS after finding him on Angie's List. I went to their company website and was very impressed with his site. It was very user friendly and informative. It listed all services available and priced each one of them. The process of scheduling an appt was very easy. With the click of a few buttons, you have access to their monthly schedule and you pick the time that suites your schedule. Once I chose my time, I got an immediate confirmation via email alnong with a 24hour confirming reminder. Jim Maass did an outstanding and very thorough inspection of the porperty. His equipment is state of the art (Thermal Imaging Camera). His years of experience, knowledge, and training was very impressive. I would recommend Jim and RPC to anyone looking at purchasing real estate.

The whole inspection went very smoothly. In addition to an issue with the deck, Mr. Maass pointed out a couple of other significant issues, all of which we are in the process of addressing. When I asked him for some recommendations for other professionals to address the most significant issues, including the deck, he provided several names. I have been checking each of them out on Angie's List and each of the recommended companies has been rated very high. This gives me further confidence to trust the recommendations he has given us.

Look no further- RPC is the company to choose! Michael is absolutely amazing. I can't say enough good things about him. He was right on time to the inspection, and it was very early in the morning. He stayed three and a half hours inspecting the home. He could not have been more thorough. He was so knowledgeable about everything that it seemed that he could build a home all by himself. He answered every question we had and gave us great direction in what we could do ourselves and advised on things we needed to hire professionals for. We also asked for their thermal imaging, but he said we didn't need it because he was able to see everything fine, since our home was a 1 1/2 story instead of a full 2 story home. He said he didn't want to charge us for something we really didn't need. He is phenomenal. I promise you will not regret having Michael inspect your home, and you'll be writing a glowing report too!

Excellent. I made a reservation on-line so it was easy to see when they were available. I also contacted them by phone to provide specific instructions on how to enter the gated community. I was not at the inspection, but they showed up on time, as requested, to perform the inspection. I followed up later with a phone call to make sure they were able to access the property. All phone conversations were very professional and courteous. The following day, the report was emailed to me. The report covered general condition, electrical, exterior, roofing, flooring, etc. It covered more items than I expected it would. There were color pictures of any items of concern with suggestions of what should be done. There were many items on the list that I would have never noticed myself. The seller agreed to repair all of the items on the list so it more than covered the cost of the inspection.

The inspector arrived on time, checked all the usual systems and components. As each "section" was completed (i.e. first floor) he verbally reported his findings. This is a nice touch. I was able to ask questions about his findings. I was further impressed by the fact that he was not condescending when relaying information to me. As a woman, I have had numerous occasions where the assumption is made that I know nothing. We consider ourselves to be knowledgeable and experienced home buyers and were impressed with the findings that we would have missed. This company also uses an on-line scheduling tool that added an extra degree of professionalism. I received my report on time, complete with photographs as well as a summary of repairs that should be completed. If I ever need another home inspection, I will use this company again
