Jill was amazing during our move to Columbia. We moved a few months after the COVID pandemic started, and she was still able to help us find an amazing house. Jill closely listened to our wants/needs/interests, and almost immediately let us know about a house that she thought was perfect for us. Although we looked at a number of houses, in the end the one she recommended was in fact the ideal house! Jill was responsive, very helpful and made sure that every detail was in order. She alleviated our concerns completely throughout the process. She also easily accommodated all of the difficulties that came along with moving during a pandemic. I recommend her very highly!

Jill, Lyndsey and the entire Home Advantage Team are the DREAM TEAM in Realestate. We weren’t local and we had never sold a house before when we listed our Rosewood house for sale. A+++ YOU WON'T FIND ANYONE ELSE LIKE THIS!!!! I am a very type A person with high expectations of everything done to perfection. I don't give compliments very often, and if I do-they are very much deserved! I had been looking for an investment purchase that would be used to house my college daughter prior to renting. I looked for over 1 year on my own, just kinda muddled through, not really knowing what I was doing. (I didn't know the area very well) I had contacted another realtor, which I never signed with, that did not help me at all. I found a house I LOVED but was in foreclosure and counted on this other realtor for guidance. I was left alone, as the bidding time was counting down. I took it upon myself, to investigate on my own, and go to this neighborhood and walk my dog, with only 2 hours left to bid. I was so frustrated! As I walked through this wonderful neighborhood, I met the neighbors! Outside for morning walks, swinging on their front porches, etc. I stopped and talked with them. These were very well established Columbia residents. They all said "call Jill Moylan at Home Advantage". I wish I knew their names to thank them personally. I contacted Jill and I could not have asked for a better experience. Jill was on top of things immediately-with her goal to help me find the perfect place. (keeping within my budget) Jill is a REAL person! She cares! She has a REAL family! I felt part of her family! There were many areas of negotiation after the inspections. I was ready to give up. It seemed like just too much- then Jill just took over! Jill helped me to just "relax" and let her "do her thing". Negotiations went smoothly and I could tell that this was not just a 9-5 job. Jill pretty much works 24/7. You may not see her constantly, but she is there, behind the scenes, busy at work! She is totally dedicated and you can tell she enjoys her job. I can sense the joy as she watches a family's excitement with their new home. We purchased a home that we are so excited with! Things couldn't have gone smoother. My 21 year daughter went to the closing and I was so impressed that they took the time to help explain each step for her to understand also. (again, helping develop the young adults in our society) I cannot thank Jill and her staff enough! You have met every expectation with an A+++ and this is from someone who,if doing an evaluation,would not give you anything but "meets expectations" unless you went above and beyond the requirements of your job. Jill counseled us through every step in the process.  Jill met with us to determine what neighborhoods and home attributes would best suit our needs.  Jill accompanied us on visits to multiple houses, providing us with her insight and analysis garnered from her more than twenty-five years experience.  Once we decided to make an offer, Jill did extensive research to determine the value of the home.  Jill also counseled us through the inspection period, ensuring that all necessary repairs were made.

In September 2014, we listed our home with Jill and in February 2015 it was sold! We are very pleased with her professionalism and quick response time. If we ever had a question, she or her staff always responded in a timely manner. When it came time for the inspections and we needed various items repaired, Jill was very helpful in recommending reputable contractors and getting quotes very quickly.

Very well.  The first place we saw was one I had seen online and thought it would be THE one.  However,  when we walked in the door,  smoke odor was overwhelming; turned out the owner was a heavy smoker.  I'm allergic to smoke residue, so we looked around hurriedly and adjourned to the porch to talk about it.  My agent checked into professional smoke odor eradication, but ultimately I decided against purchasing that condo, since I couldn't take a risk on the odor being fully eradicated.  My agent supported my decision without trying to influence me, simply listening and offering me information.  We did find a condo at the same complex; she negotiated a price that was $5000 less than the asking price; owner would not take less.  So, I was satisfied and bought it.

 My agent recommended asking for a one-year home warranty as part of the contract; we did that and got it.  When I asked questions or needed information, she was responsive, gracious, and prompt in getting back to me.

The Home Advantage offices  are lovely and a pleasure to visit.  I liked their efficiency and professionalism paired with a low-pressure, no rushing, and that they wanted to be certain I understood the process as they guided me through it.

The closing went smoothly, and now I'm busy getting settled in my new home! 

I highly recommend Home Advantage Realty to anyone who needs a realtor.  I was a first-time homebuyer and worked with Lyndsey Lewis.  Lyndsey was very professional and great to work with.  She showed me numerous houses before I settled on the one I bought.  She was always calm, very responsive to my calls, emails and texts, and never put any pressure on me to choose a house.  She kept reiterating that we would look as long as it took.  As a first-time homebuyer, I was anxious and had many questions and concerns.  Lyndsey took care of everything throughout the process and even helped me move a few boxes the first night!  I will definitely work with Lyndsey again in the future.

The owner and one of her senior staff of the business came to our home to photograph, explain the costs and the market. The home had numerous potential buyers that were interested in the home, especially the way it was advertised. I had to take the house of off the market because of health reasons.

Jill Moylan set me up with regular house updates matching the location, price point and size of the home I was looking for and we were able to find several matches within a week.  Thanks to her wide network of mortgage brokers, closing attorneys and inspectors, the entire buying process took just about 30 days and went smoothly as ever .  I was always provided an extensive list of professionals to call, ranging from inspectors to chimney sweepers and tree specialists, and each and every time I called one of them, they were happy to know that I was a client of Home Advantage as they knew they are a professional team and don't waste any time.
Ms. Moylan was also extremely courteous with lots of expertise in the Columbia and Richland County area and was able to guide me in the direction of where I would want to live and what type of home I would enjoy.  She was not pushy at all and was there when I needed her.  Always on top of emails, calls and inspection letters, she was able to get everything done and the final purchase price well below the going rate along with several included perks such as a full year homeowners warranty and several other additions that were not part of the original sale.

By any measure, our experience with Jill Moylan was extraordinary. Jill took a lot of time getting to know us and our needs and preferences. She devised a custom Internet search for homes that fit our needs and had listings emailed to us regularly. When we saw properties we were interested in, we sought her opinions about those specific listings. She was generous with her time and advice. One of the most significant advantages Jill offered to us as buyers looking for an in-town home was her extensive knowledge, not just of neighborhoods and streets, but also of specific houses. The value of that specific knowledge cannot be underestimated. Her inside knowledge of the histories of so many individual homes was a real help in selecting homes we wanted to view in person. When we found a home we wanted to buy, Jill exhibited a great deal of savvy and keen negotiating instincts and secured us a contract to buy it at a good price.

We were prepared to join the two-mortgage club but hoped for quick sale of our old house. Jill gave us frank, constructive advice on preparing our home to go on the market. About a week after we contracted to buy our new home, Jill listed our old home. She took great care in preparing the photos and text for the listing. Our listing went live on Friday evening. Jill showed our house that Saturday evening and another agent showed it on Sunday morning. Yet another agent called Sunday morning and made an appointment to show it, but by that afternoon, Jill had emailed us a contract from the first couple who viewed it. The offer was for 97.5% of our asking price! Jill had sold our house less than 48 hours after the listing went live! No double mortgage for us!

Obviously, we are delighted with the results Jill and her staff produced for us. We could not recommend her more highly. We feel fortunate to have chosen her and will refer our friends to her with every confidence that she will give them the same exceptional service we received.

Moving across the country and buying a home for the first time are very stressful endeavors.  Jill went above and beyond all of our expectations in terms of reliability, responsiveness, transparency, advice, and experience.  We felt like we could trust her to guide us, take care of our interests, and get us the best deal possible.  When we flew out to Columbia to house hunt, Jill had a list of houses she wanted to show us and also took us to see the houses on our own personal list.  We felt like she was really prepared and was invested in finding us the right home, rather than a home that was only listed with her company.  She is very personable but also savvy and straightforward.  While touring the individual homes, she knew what to draw our attention to, both good and bad things that we needed to be aware of.  She took us to lunch and made a real effort to familiarize us with what the city had to offer.  
After we had chosen the house we wanted and were prepared to move forward, Jill helped us through just about every step of the process.  When we were afraid a national bank was going to deny us a mortgage, Jill connected us with a local broker who secured us a good deal.  She knew who to contact to do the most thorough home inspection, the reports from each inspection were sent to us so we could review them ourselves.  When we had questions, whether via phone or email, Jill was there for us.  She knew how to negotiate with the seller and we ended up paying much less than the asking price.  As mentioned above, she took care of everything during closing and made sure the house was taken care of.   We can't recommend Jill highly enough.  We would absolutely use Jill again if we ever need to sell our house and/or buy a new one.

It was sold and closed in 4 months. In this economy i think that is good. She was accessible and easy to communicate with. At one point she went on vacation (Africa) but I still was able to reach her. She kept me informed and did a great job.
