We attempted to purchase a new home from Russell Miller representing Estate Home Builders in Bluffton, SC. The home is located at 300 Farnsleigh Ave, in Hampton Hall, Bluffton, SC. We had an executed purchase contract signed by Russell Miller, an Approved VA Home Mortgage, the Appraisal completed and the Home Inspection completed. As we compiled the paperwork to complete the loan process everything came to a halt when Russell Miller and Estate Home Builders were asked to provide a "Written" 1-Year New Home Warranty, as required for a VA backed loan. Russell Miller refused to provide this warranty and instead offered to warranty his work by honoring "his word". On Friday before the Labor Day Weekend, he quickly volunteered to break the contract and allow us to obtain a refund of our earnest money deposit. We saw no recourse at the time since we were using a VA Loan and one of the requirements for a new home purchase is the "Written 1-Year New Home Warranty". We signed the release and the next day Russell Miller and Estate Home Builders put the home back on the market and increased the asking price by $30,000.00. I suspect that Russell Miller may have had another offer at a higher price than we had previously agreed to in our purchase agreement and used the requirements of the VA Loan to break the contract. It seems very suspicious that Russell Miller (1) would not warranty his work in writing on a "new home" and (2) had a contract within 2-3 days, at a higher purchase amount than we had agreed to in our purchase agreement. This whole encounter with Russell Miller stinks. We are out over $1,200.00 (Appraisal Fees, Inspections Fees, etc.) and this builder has increased his profit margin on this home at our expense. This was a terrible experience and anyone dealing with Russell Miller and Estate Home Builders should be aware of this unscrupulous individual.
