There was a miscommunication between a number of people that made the inspector extremely angry. When I politely offered several solutions, the inspector verbally assaulted me, and when asked to leave my property, refused to leave. When I tried to leave my own property to protect myself, the inspector stood in front of my car and threatened to sabotage my inspection report. The inspector also had a large unleashed pitbull with him, which made the experience of being screamed at and prevented from leaving my own driveway even scarier. When my agent called the company, he was told that the owner's son "would never behave that way." No apologies offered, just denial that the event happened.

Ernie S. and Dominic S. showed up promptly. To be fair, this was during the last larger snow, so it was somewhat difficult to do a complete home inspection. I do not count or hold that against them in anyway. Ernie was very good about explaining his observation and recommendations about the house. If I had no comparison about home inspections then I would have rated quality and professionalism higher, but I have purchased a house before, and I have dealt with home inspectors previously. so I have some comparison. I understand that it is nice for the inspector to take me through the home - but they should do the inspection first, make their report, and then take the client around and show them problem areas/issues which require addressing. This may seem like a small thing, but it shows that the inspector is serious and careful, and they are not showing off their knowledge, getting distracted, or making small talk with the realtor. The previous inspector completed the inspection, while I waited, and then, at the end, they went down a detailed check list of issues with the house. In doing so, the inspector double checked their previous work. With Ernie, going over everything once was enough for him - but given that his price was more than twice as high as my previous inspector - it really was only "fair" but not "good" nor "excellent" as far as I was concerned. The problems started once the inspection was over, I was going to make payment, and D.S. realized that he had not performed the lead testing - so he had to go back and do this - not professional at all. So, regarding the report itself, E.S. stated it would be ready by 5 pm that day, which was totally reasonable given that the inspection was over by noon. But the report was not ready that day by 5 pm. I called back the next morning, and I was told it would be ready that day by 5pm. It was not. I called back at 5 pm, and I was told it would be ready by 9 am the next morning -- which it was finally finished/emailed via at 10 pm. Given the tight schedule of Home Inspections and the important part of the buying process, that is simply not acceptable. My Previous Inspection gave me a printed report immediately at the end, before I paid him. Okay, then there were some mistakes on the report, so we had to have it re-done before we submitted it as part of the negotiations. Now we knew that the lead report would take longer - but it took much longer, it should have taken no more than 5 days, but it took 12 days. The actual lab that performed the results turned it around the same day - which means, what happened to the other 11 days? We called numerous times, and got nothing but a run around. In summary, I wish I had chosen another group to get the inspection with. Maybe Ernie did a good job in the past, and maybe he was having a bad day, and it was bad weather, or maybe Rhode Island Home Inspectors are more nonchalant than the inspectors I had used in Washington State, but I was not impressed. It makes me want to write a glowing review for the other home inspector - but that was too long ago. :(

Description of Work: Anthony Silvio came: |Tracked damp dirt over kitchen, dining room, and two bathrooms. |Informed purchaser that Oil Safety valves were needed. Wrong info under RI regs., which do not require such if furnace is above tank. |Damaged door to water heater, reinstalling crooked, and broke molding below it.

Description of Work: Priority Inspection did a home inspection for me (a first time home buyer) this fall. They came highly recommended from my realtor. | |Ernie met me at the property and spent a couple of hours going through the ins and outs of the house. He was incredibly thorough and had a great sense of what was worth fixing, how much it would cost, and the reasons to make these changes. While a bit dry, he did an awesome job capturing every detail possible with a tablet application he was using, resulting in a 30 page follow-up document. I'd highly recommend Ernie from Priority Inspections in the future.

Inspector Paul Hershon was very thorough and professional. He explained the various systems in the house, pointed out what was done right and what was unusual, and provided recommendations on home maintenence in the future. As first-time homebuyers, this was fantastic. He arrived early and was able to start inspecting the outside of the house before we got there. A separate inspector from Petro Oil came to inspect the oil tank and burner. The inspection report was provided within a few days. Scheduling the inspection was easy, and the customer service provided was great.
Description of Work: Performed home inspection, including termite and radon testing.
