We bought a bit of a fixer upper in South County and have hired Joshua Olean Carpentry to take care of the majority of the renovation. This is not a small project. Pretty much a complete redo of ¾ of the interior of the house. Project includes; add new MBR suite, Kitchen renovation, 2x Bath renovation, trim work, removing walls?etc. I'm very impressed with the quality of Josh and his crews work. He arrives on time, comes prepared with all the tools he will need, gives proper quotes, and the price is reasonable. Josh and his crew do not waste time chatting or running out to get coffee. His work is precise and professional looking. He cleans up and the job is done right. Also, he knows how to communicate via email so it's not a problem getting ahold of him. He is also a master of applying modern building materials and techniques to older structures. Doors swing strait, moldings and trim are perfect even when working with a less than perfect house. Josh supervises all subcontractors and has been able to accommodate our schedules, changes, and demands. Overall I would highly recommend.

From start to finish Josh was very professional. He provided an initial quote and then as I worked with him on how I wanted the stairs built he provided additional quotes until we both agreed on the amount and the work to be done. Very smooth and easy process, which I appreciate. He helped me go thru all the options and in the end I couldnt be happier with everything, all the neighbors love it as do I. I ended up with composite treads and and risers and custom wood rails because I dont care for the PVC rails. Josh also repaired some of the wood on my porch instead of pushing me(unlike others I contacted) to get a whole new one, which would have been outside my budget. Highly recommend his services.
Description of Work: Built me new front stairs after I had the old cement stairs removed.

It isn't easy writing a poor review so I will try to make this as fair and accurate as possible. I have been a landlord for 9 years, and I have dealt with many different contractors for various jobs. There was something off about this provider when I first called. He gave me quick round about price for a brief spectrum of work, and then quickly changed his tone after I told him I was using a 480$ (6 hours of work @ 40 per hour) coupon from angies list. He sounded straight forward, and I had already purchased the 480 from Angies list so I overlooked my first instinct and used him. The quote was given to include both doors, and then the fixing of a striker plate at the bottom of the stairs. The quote was open ended. It read (480$ plus 80 dollars and hour for extra time past 6 hours). I was very concerned because I never usually agree to T&M quotes (Time and Material). I emailed, texted and called about my concern. He assured me verbally that it shouldn't go much longer than 6 hours and refused to give me a no more than figure. I was very concerned but chose to trust him. To add to this, the provider knew very well that i had turned down a cheaper quote than what he was planning on charging me. By the end of this all he went 4 hours over for a total of 10 hours. I had a quote for 980$ and I paid 1270. The striker plate was not finished either. When he meet me to collect money the place was clean, and the work was sound. When I voiced my concern about the price and the legitimate concerns you have just read, he got very unprofessional, and irrational. It was confrontational to say the least. He felt insulted, and kept saying that "that is master carpentry work". He also contradicted himself by saying "I don't do regular quotes, because i don't want to get screwed (if the work takes longer)". Then he went on to say he does do quotes, but wouldn't do one for me because i bought an angies list hourly rate. I explained to him that he could have still given me a no more than quote, but he again went in circles and it became very confrontational. He did say, "give me another chance and I will work a deal out for you". I did and asked him to revisit the striker plate, and its been over three weeks no call back. I texted and still no correspondence back. This is my experience with him. I thought 1200+ was very expensive for two door and frame installations where there was already a hole that existed. Just a week ago, I had a carpenter with 20+ and in the RI state union, install a door where a hole didn't exist for 275$ without materials, and it was installed in 4 hours, just one worker. This provider took 10 hours for two doors, with two guys, where holes already existed. I don't recommend him. Seems a little greedy.
Description of Work: The provider installed two doors with framing. The framing was damaged on the two door frames so the provider installed new frames and doors in existing openings.

Response from Joshua Olean Carpentry
In response to Mr [removed member name]'s review: I pride myself on being an honest and open company who stands behind the quality work I perform. The customer purchased an Angie's List Storefront coupon fro $480 for 6 hours of mastery carpentry work; this did not include the cost of material. I explained to the customer when I evaluated the job that I perform higher-end work, and my price is not often the least expensive. The customer was provided with a contract for time (labor) and material for $80/hr for 2 carpenters to install 2 doors at 2 separate properties and re-install a railing. Per the terms of the contract, the customer was contacted after 6 hours (the limits of the coupon) to discuss if work was to proceed. After several attempts to contact the customer, permission was granted to continue work until complete. The final cost, including the Storefront coupon, labor and all material (2 doors, hardware, and trim) was $1,271. An itemized invoice was submitted upon completion of the work. Installation of the door at the first property proved challenging as the door opening was extremely out of level and required custom application. An additional 4 hours of labor was required to complete the door installation at the second property as it too, required custom application. The customer contacted me 2-3 weeks after finishing the project, blaming me that the front door (my company did not perform work on this door), would not close. The customer stated he wanted "a quick fix" and that I owed him as he thought he was overcharged for the pervious project. I recommended he replace the door, as the state of the door, casing and trim work were in much disrepair. When the customer decided he did not want to replace the door, I felt is was best to part ways, as providing a "quick fix" was not how I operate my company and I did not feel I would be able to stand behind such work. I was very upfront and honest with Mr. [removed member name]; I simply wanted to provide quality work and receive fair payment for such.

Initial contact. Joshua responded quickly to my call, and provided an estimate which we revised and agreed upon. Later, he came out to measure some of the dimensions to pre-cut before coming back to start the job. Completion of project: Joshua and his crew showed up on time and got down to business. They were complete with all of the projects within 4 hours, and gone around lunchtime. Great service and great work. Price was competitive with others, although higher than I had hoped it would be by a little bit. Cleanup was good, and they left everything the way they found it. I completed the painting during the following two days, and couldn't be happier with the results.
Description of Work: Several small carpentry projects around my house. - Construct a set of built-in shelves for a bedside table replacement. - Install a new, wider threshold on a shower door with associated trim pieces. - Replace a chair rail in a high moisture environment. - Replace a wide baseboard that has a major crack through one edge, matching the existing Colonial profile.

When I picked out a floor that was over budget he helped me find one that was what I wanted that I could afford this took time away from the job. Once or twice he came a bit late but it did not interfere with his getting the job done on time. My house is an older house and when problems arose he was thoroughly knowledgable about what needed to done and what the codes were that had to be complied with. I love my bathroom and I would recommend and have recommended Mr.Olean to friends who need work done. He also built new stairs for my front porch and like the bathroom he completed the work on time for a fair price and they are well built. Yes I would recommend him and his work to Angie's list.
Description of Work: Mr Olean remodeled my bathroom. He stayed within my budget even going out of his way to help me find materials that kept the price of the renovation down. He was very professional cleaned up at the end of each day. He finished the renovation on time and it was done completely to my satisfaction.

Excellent he was on time. He did a wonderful job. He used plastic wood instead of real wood. He was up high on a ladder and worked fast. My husband is very fussy and he admitted that he did a better job than he could have. I thought his price was a little high but it was worth it. It was done right!

Joshua was professional and courteous. The entire job was completed in a timely manner and Joshua was on site to complete the job. I found Joshua to be upfront and honest; he brought concerns/unforeseen situations to my attention before repairing them (I.e rotted plywood under layer). Clean-up was thorough and my yard and driveway were left in pre-construction condition. I was completely satisfied.
