Hank was pleasant, professional and easy to work with. He told us some concerns he had about the first house having an underground oil tank. Based on his concerns, we did research on the internet that evening, and decided that the tank could become a major headache for us, and on that basis (and the fact that natural gas could not be brought to that house) we decided not to purchase it. A week later another house in the same neighborhood came on the market, and we had Hank inspect that house too. Based on his inspection, we decided to purchase the second house. Hank issues a very detailed report: he points out many possible hazards and problems, and gives many maintenance tips. But the reason for not giving him all A's is that we are not sure that he thoroughly checks out all the important structural elements. For example, he uses binoculars to check out the roofs, instead of climbing up to inspect them at close range. Also, we had a concern in the second house about an uneven bedroom floor; he basically downplayed its importance and said it was nothing to worry about. I hope he's right - I guess we'll find out when we tear up the carpet and put down a wooden floor in there. All in all, though, we're satisfied with him and would probably use him again.

Hank Richter performed a home inspection for me on May 13th for a two-family home I have since purchased. Both he and his ancillary inspecting staff (including one representative from Petro Oil to examine the heating system, as well as one Radon inspector) were punctual and professional. I do not consider myself well versed in any of these areas, but everything was carefully explained in a succinct and easy to understand manner. Hank presented me with the Home Inspection Book immediately, which contains detailed information about how to read the actual report (which was available the next day). Printing out the report at home and inserting the pages into the appropriate areas was simple, and makes a very organized reference guide. I know I'll be utilizing this book for years to come, in fact. Hank inspected the yard, exterior of the house, the basement, the interior of both units, the attic, and the garage. At each step along the way, he offered an explanation of what he was looking for and answered various questions I had. He offered tips and suggested sensible upgrades I could do myself... as well as advising me which projects would be best undertaken by a professional. The total cost of the home inspection itself was $375. I paid an additional $135 for radon testing for simple peace of mind. I feel the overall price was absolutely fair for the level of service, knowledge, and professionalism shown. The information he provided me allowed me to make sensible choices about what repairs to ask of the seller prior to closing, and which I could undertake myself at a later time. I would use HomePro Inspections of RI again without hesitation.

When I arrived I was a little late, and HomePro had already started the inspection. The inspector took the time to go back over what he had already assessed and explain to me an deficiencies, items in need of repair or items that would eventually need repair and how to do it. The inspector also detailed what would need to be done by a professional and what I would be able to do.

Hank was fantastic! A *must* for all first time homebuyers! He was a wealth of information, and made me feel very comfortable. I truly feel like he was looking out for us. His knowledge of all aspects in a home was very impressive, and he had a wonderful knack of breaking down every little detail so I would understand him. Hank was very thorough and professional. As a first-time home buyer he carefully explained many aspects of the house (e.g. electrical, radiators, chimney, etc). Our very experienced real estate agent said Hank was one of the best inspectors she's seen.

He was very patient. He was flexible with our schedule. He answered some follow up questions over the phone. I would recommend him and use him again.

I could not be more pleased with Hank, his company and the materials he provided. Prior to close there was a break-in and all the coper pipes were stolen. Hank took my call on his cell, after hours and gave me some things to consider. I ultimately choose not to purchase the home, so I WILL be calling Hank again as soon as I find the next "perfect" home and I have already referred him to two friends.

Hank from HomePro spent over 2 hours with my wife and I, as he inspected our first home purchase. The inspection was thorough, informative and included general maintenance issues which we should consider over the ownership of our home. I was expecting a hurried guy with a checklist, but instead got an educated introduction to our valued home and had all of our questions answered. Hank answered the phone himself & was very helpful. Both of them were on time & very informative. I know a lot about houses, but I still learned a few things. Hank spent 2 hours walking us through it (& around it), pointing out things that could cause issues in the future (ie: cut back branches from a bush to avoid interfering with A/C intake, extend the A/C drain pipe away from foundation, explained the sprinkler system, heating system, electrical, tested virtually everything... flushed toilets, made sure the garage doors stopped if encountering an object, tested the gas fireplace, checked for the anti-tilt on the stove... EVERYTHING!) Hank believes in my mantra: "There is no such thing as a stupid question, except the one you don't ask" I may have tested him on that one, but he was very knowledgeable and willing to share!

As a woman with limited knowledge on things like this, he was extremely patient and took me all over the condo house and explained what everything is and does and how and when it should be maintained. He welcomed and encouraged questions. He was very knowledgeable, thorough and professional. He took how ever long it took to do it right. By law inspectors are limited in what they can do with roofing, but he took me outside and had me look through his binoculars to see that roof was DEFINITELY in ill repair and made suggestions. He explained everything very well. Things that were not working he tried to figure it out for me. For example, the central air unit outside was not working. He solved the problem in minutes! The binder of information was very informative and helpful and he went through and summarized and explained the entire book. His detailed inspection report was very well done and for the most part easy to understand (for me). He was wonderful!

The inspection process went very well. Hank Richter spent did an excellent job explaining to us what he found, and encouraged us to ask questions. The entire inspection was very thorough and at the end he walked us through his findings. We received the inspection report by email within twenty-four hours, as promised. He met me at the house for the inspection. First he explained what the process would be like, what materials I would receive, and I had to sign some papers, which he explained very well. We went through the house, starting in the basement. He was helpful not only in explaining any problems and benefits of the house and its systems, but also in letting me know how to care for the house. For example, what will need to be cleaned on a regular basis, how to shut off the water, and so on. My parents came along for this inspection and they said they learned a lot of things they didn't know despite their 30 years of home ownership. Hank was not only very good at explaining everything, he was very good at getting me involved in the process. Highly recommended!

HomePro did a very thorough inspection of my new home to be. Hank went through every nook and cranny from the outside to the inside including the garage. When the inspection was finished he gave me a book called "The HomeBook" with valuable information on my inspection and what to expect repair wise for my home. The inspection was emailed to me that same night in PDF format. It was also sent to both brokers. Hank was very thorough even though the selling broker was miffed that he was so meticulous he kept on doing his job as a professional. He showed me everything from how the windows work to helpful tips about keeping the house more energy efficient. I highly recommend HomePro.
