While planning the building of my new home Joe Peterson was good to work with. He told me that it should be no problem getting our house built in four to six months. I told him that there were water issues in the neighborhood that we should account for but he said we will worry about it if it became an issue. We told him on Sept 14th that we were approved for our mortgage and from there it has been downhill. The official closing on the mortgage was Oct. 18th. Placement of the house was not done till November 5th. Once the foundation was dug a water issues was discovered, as I had warned. It then took three week to just get a proposal on the resolution. At that point I was told that we were out of ?sync? with their schedule. This has lead us to being over five month since the mortgage closing and we still do not have a framed first floor. Other things worth noting: Many of their suppliers are located more than an hour from their office. So if you want something more than the samples in their office expect to go to Allentown for kitchens, Muncy for flooring and Blakeslee for fireplaces. The kitchens in the model homes are not in any way a representation of the particle board cabinets they provide as part of the ?premier? package. Expect to pay another $4,000 dollars for a decent kitchen. Also the water issue was an unbudgeted $4,600. These were amount that I was not able to work into the mortgage because I was not aware of them till it was too late. Review the dimension very carefully. The dimensions on the blue prints were wrong in some cases and they don?t match what is in their brochures. If you choose Hanover Homes get a lawyer to review the contract with what I?ve said in mind. They use a very vague contract that provides no protection to the home buyer for lack of performance. Additionally this is not a complete review because as of March 25, 2013 I do not have a first floor framed for my house. Good or bad there will be more to come.

Hanover Homes has no concept of customer service or professional courtesy. I had to hound them to get call backs and now, weeks after and the weekend that Hurricane Sandy was eminent, someone else has to correct their poor construction and service. I had asked the president of this company to call me twice and never heard from him. Considering the price of this house and it's age, 4 1/2 years old, we don't believe that our requests were unreasonable.
Description of Work: We had this home built in March of 2008 and had several issues that required close attention by us, including the money expended, a whirlpool tub the need 4 repair visits before correction, a punch list the was not completed and a french door to the deck that looked like it sat out in a yard before installation. This door stain was not on the surface as it could not be cleaned, the door will need more than one coat of paint. After we moved in and were here for a while I noticed that interior doors were not level, many corners that were not square, and the deadbolts in the exterior doors didn't even have a plate around the holes in the door frames. This all indicates poor quality control on the part of the general contractor. Letter dated 2 Oct 2012 to Hanover Homes is documented below: This is a summary of the leaking roof issues at our house in, Nanticoke, PA. We moved into this house at the beginning of March 2008. The roof had 3 separate leaking issues all along the top near the ridge or at the ridge vent. 1.The roof had some shingles that appeared to be lifting during the month of August. The defect was located about 10 ½’ from the south wall of the house. This was a piece of plywood about 2 to 3 feet wide running along the top of the roof, at the ridge vent. This was bowed and lifting up from the studs. The bowing was at a seam and was visible out to 3 studs from the edge of the piece of plywood. Mick, their roofer, nailed it back down at the seam, but some bowing is still visible on the other 2 studs. This spot had a small leak that I was containing with a dishpan. The insulation was wet here down about a couple of inches, but not down to the wallboard. I am not certain that this plywood is going to stay nailed down as the bow was pretty significant. 2. The second leak was at the ridge vent, about 28’ in from the south wall of the house. This was a serious leak that was due to some nails that had popped at the ridge vent and the rain was coming in through the nail hole, or holes, and ran down the roof stud to a point where it hit a knot and dripped. The insulation was soaked and the water continued down to the ceiling wallboard. I noticed that it had lifted the tape on the center joint and weighted the wallboard enough to show an indentation at a screw head that was previously not showing. This is in the center of the living room and visible at all times. I had a bucket under this leak as soon as the problem was noticed. I have emptied this bucket twice now so that the water doesn’t get moldy or sour smelling. The insulation in this area needs replacing as it got very wet. 3. The third leak was discovered while Mick was on the roof pounding in several nail along the ridge vent that did not stay seated into the plywood. I found the leak while checking the rest of the roof from the attic. This leak was 8’ feet in from the north wall over the bathroom in the master bedroom. This leak was small and it had apparently not been there long as only the top inch of insulation appeared to be wet, in one spot. I will be checking on the leaks as another day of rain is expected. Mick sealed and hammered is several nails that were pulling out. Mick explained that this ridge vent is no longer being installed as they are inferior to the ones currently being installed. He also suggested that I replace the current ridge vent as soon as possible. I am asking to have my ceiling repaired and brought back to its previous condition before being damaged by this leak. The house is only a little more than 4 ½ years old. There has been several attempts made to get Hanover to deal with us in good faith, but they have refused to correct the bad roof, said no and we have to claim the ceiling damage on our home owners insurance. We feel they should be correcting the problem and the resulting damage. On Oct 26, the weekend prior to the expected arrival of hurricane Sandy, we contacted other roofers with no luck. I friend suggested an independent contractor and he was contacted and came immediately. He assessed the repairs and went off to get repair parts and had it sealed up in an hour for a really favorable price. On Oct 29, when the hurricane was actually starting in our area, and after the Attorney General had sent us a letter acknowledging receipt of our complaint, Hanover called to say they would fix the roof leaks if we signed a release that this was the last repair they would do on this roof. Considering that their other repair didn't work, we won't have them back. This call was supposed to come last Friday from the general contractor, but he was busy with his son's house. That is what he told me. I will have my independent contractor fix this roof. We have waited long enough.
