The inspection was wonderful. He was scheduled for 10am, we got there at 9:55am and he was already out of his truck and finishing up inspecting the outside of the house. He started the inspection in the basement which he described to be the best determination of the quality of structure and house. Bob tested all the electrical outlets and noticed many things the average inspector would not find. He has over 14 years inspection experience and also shared that he was previously a builder. He was in the house and outside for a little over an hour and a half providing a very thorough inspection. He gave us tips and pointers of what to watch out for as well. He took many pictures and will provide a detailed report for us to review.
Description of Work: Each basic home inspection includes a professionally typed report. (number of pages depends on size of property and type of inspection). Each report has a checkbox and narrative system for each item inspected, an addendum page for areas requiring more description and repair/replace estimates, and digital photo pages. Items inspected all exceed guidelines of NACHI, ASHI,and NAHI and include, but are not limited to:Structural - Foundation, Beams, Joists, Posts and Columns, Bearing Walls, Exterior - Walks, Drives, Grounds, Siding, Electrical, Windows, Doors, Roof System - Roof Covering, Flashings, Sheathing, Overhangs, Gutter/Downspout System, Ventilation, etc.NOTE: Some flat roofs especially on rowhomes are on occasion inaccessible due to height or limited access due to construction. Many of these homes may have access via skylights on the 2nd level. When this is not possible, the report will be written as inaccessible and a roof certification will be recommended. Plumbing System - Water Supply Source, Piping, Drains, Vents, Fixtures, etc. Electrical System - Ext. Supply, Meter, Panels, Shutoffs, Wiring System, Grounds, etc. Heating/AC System - Inspect Unit Type, Approx Age, Supply, Controls, Maintenance, Efficiency, etc. Interior - Inspect Windows, Doors, Walls, Floors, etc, for signs of structural or leak damage. Insulation/Ventilation - Inspect Accessible Insulation and Ventilation Throughout Premises. Fireplaces and Solid wood burning Devices - Visually Inspect Systems for Defects and Maintenance.Note: An Inspection Agreement form will be presented to read and sign at time of inspection. It covers what is and what is not included as part of the inspection.
