Josh was fantastic. I hired Josh twice on two separate inspections. He was able to schedule me within a few days of reaching out to him. He was very professional and very thorough, taking time to explain everything he was looking for and anything that he found of concern. He saved me approximately 50 thousand dollars worth or necessary work, which would have been needed to make the property livable. I would definitely recommend his company to any perspective home buyer.

Josh arrived not only on time but early and did a thorough, professional inspection of the 100-year-old home we were considering buying. He was honest and laid out the facts (the good, the bad, the ugly) of exactly what he saw. No sugar-coating and no pulling punches either. I got the distinct feeling that he was working for us and that his goal was to give us the unbiased information we needed to make a decision on the house. He returned phone calls, did everything he said he was going to do, and spent lots of time explaining results to us. His written report was just right, too... to the point with supporting photographs but not "padded" with extraneous or generic information. A lot of people are reluctant to spend money on inspectors and especially on extra tests, but this was money well spent for us. In our case, the mold test came back very high, which was a deal-killer. We were glad we invested in an inspection and were completely satisfied with Josh's service. We'll hire him again.

There was some miscommunication on the time/date to meet. Initially I was sent information for a wholly-unrelated customer - which also occurred while I was on vacation. After that confusion was cleared up, the inspection went very well. The inspector was professional, courteous, and took a huge amount of time to walk through the home and point out a large list of items that the home had as issues. Despite my good review, it was frustrating trying to figure out the flurry of incorrect e-mails while on vacation. I would advise the business person to focus on one task at a time (understanding that things like this are occurring in automobiles while at inspection sites, etc.) so this kind of confusion does not occur in the future.

I had to get a home inspection for a home I was looking to purchase. Josh was on time and very thorough. He answered all of my questions, and I had many (and so did my dad)! I highly recommend him!

I would say his price is probably average, so an A. For responsiveness a B. He kept changing the time on us. I don't wanna smack him too hard for it, but it was a pain. On punctuality, that's a tricky one because he changed the time to an earlier time and showed up before we even knew that he was gonna be there, so I guess he's punctual and I guess we'll give him an A.

Josh was very kind and offered prompt service and reporting. He was very thorough and addressed any concerns we had. They also offered a discount since my husband works for UPMC.

Very professional. Responded quickly after being contacted. Performed a very through inspection of our home and provided us with pictures and details. Explained what was found and gave very helpful suggestions on items that needed repaired. Received the report the very next day. Very pleased with the inspection and the whole process.

Joshua Linder inspected all required spaces and took photographs of all of the possible defects that he found. He did not inspect the roof because it was snow covered but he offered to come back on another day when he could access the roof. I did not insist that he do so because my roof is well beyond its guarantee and I plan to replace it.

Josh was outstanding. He worked well with us with scheduling the inspection. He meet with us on the planned time and date. he came with all of his equipment to complete the task. He began promptly on the inspection beginning inside then proceeded outside. He was very skilled on his home inspection He sent us a written report the next day.

I needed to have a quick turn around on my home inspection and Josh was able to schedule me for the next day. He was on time, and came prepared. He was very professional and very thorough. As promised, we received our very detailed report the next day. I never expected the report to contain such detail as the one Josh provided. Josh was responsive and professional. He was punctual and took time at the beginning to explain what he was going to be doing throughout the inspection, and then took time at the end to explain some call outs and the level of concern they should/may cause for a buyer. Overall very good experience and would recommend.

I have been considering selling my townhouse so I decided to purchase this "Big Deal" for a home inspection as a preemptive measure in the event there were any issues that I wasn't aware of. Josh contacted me promptly and scheduled my inspection within the week. He arrived on time, was extremely professional and invited me to follow him throughout the house and ask questions. He began the inspection on the roof, however he was only able to stand on the ladder and perform a visual of one side. He was able to point out a few minor issues with the gutter. Since my roof is relatively new, I really didn't have a problem with him not being able to access the back side. Also, when he did the attic inspection, he seemed to do a thorough job of checking for any water infiltration, water stains and mold so I felt confident the roof was sound. I was impressed by how respectful Josh was of my property. I have new carpeting and he removed his shoes upon entering without being asked. I have a newly renovated finished basement. When he checked the electric panel, we found that the painters had painted around the access area. Josh carefully removed the cover without chipping the paint or creating a mess. He was careful about moving the ceiling panels so he could inspect the wiring. He inspected my foundation walls for any evidence of moisture or mold. He gave me assurances that things were done correctly as well as making recommendations to correct some minor issues (ie. install GFI outlet outside, repair cracks in mortar, etc). I really anticipated that because I purchased the deal, the inspection would be not as thorough as I'd like. I was pleasantly surprised that Josh did not hurry...he took his time and spent several hours observing and taking photos. The inspection report was comprehensive and included the photos of areas that require attention. I'm glad I decided to have this done. In the event I do decide to sell, there should be no major surprises when the potential buyer performs their own inspection. I
