Quick and easy. John was very professional and hassle-free.

John was responsive and was able to schedule the appraisals very quickly. My travel plans changed several times and he ended up coming back to get access to another part of the building. He followed up to make sure I received everything I needed so the customer service was great. The only thing I would say would be eliminate any conversation around John it seems he picked up my sister's name and started to call me that name instead of my own. Doesn't seem like a big deal except that information about the estate and appraisals are not being conducted through my sister so it was a bit off putting to have to reestablish who was hiring him and who (me) the information should be given to at the end of services. Before the appraisals I asked for standard documentation such as a contract, proof of license, insurance and to provide a receipt for after the work was done.. The email I received back was a bit confrontational basically stating he didn't have insurance and to go elsewhere if that was a problem. I received a receipt written on the back of his copy of license and a business card. No contract which a bits scary since you pay him to walk around but have to wait a few days until you actually receive the information. The services performed were quick which I was thankful for in the end. If you need an appraisal for an Estate where you need documentation, a receipt, contract proof of license etc. for accounting I would be cautious. I needed to send the first appraisal back to have information corrected such as the date of death, my address and to put on the form the estate information. I think a simple intake form with basic questions would have prevented this from happening. That being said John was quick and responsive. Since I was only in town for a few days his responsiveness and flexibility were greatly needed.

He missed his appointment, did not call to say he wasn't coming, when he eventually called me, he said he was in an auto accident where his car was totalled and that he left his phone in the car. He did offer to reschedule though.

The appointment was scheduled for 8am on a weekday. John arrived early and started his assessment of the outside portion of property prior to my arrival, which I appreciated. The process took less than 30 minutes and the appraisal was emailed to me in less than a week.

He reviewed the exterior of the house first and took pictures of different angles of the house as well as the street. Then inside he reviewed every room and diagramed the house. He followed up with me with an email containing a pdf file with his recommendation. I received the email within a week of service.

I had a little problem getting the report from him after he left, which made me uncomfortable since I had already paid him. I had to press him for about two days longer than I wanted to. It was a really good report once we got it. It was well written and detailed.

Overall the experience of this appraisal process was excellent.

John, showed up on time. Took his time to closely inspect the property. Produced his detailed reported in a timely fashion. I felt that since he was not from our immediate area he slightly underappraised the property and so I did have to get another appraisal from a more local company and John did in fact wide up the the other companies opinion undervaluing our home. I understand that because of legals issues it is not unusual for appraisors to be conservative in their assessments. He was easy to work with and very professional and I certainly would recommend his services, but ask him how well he knows your area before you hire him.

I called and set up an appointment with John Flannery, the owner to come to my house when it was convenient for me. John was prompt in all respects, professional, and friendly.

John Flannery preformed the appraisal of my late father-in-laws house. We can't speak highly enough of John. We had been searching for awhile to have the house appraised, but had great difficultly finding someone to take the job. John was the 12th individual we had spoken to. Either they were booked up, not qualified, never bothered to call us back or worse; tried to make us feel like simpletons for wasting their time when they learned it wasn't a high priced job. After being on the phone with John for just a few minutes, put all our fears to rest. He was patient, kind and listened with great interest to our needs and concerns. I found this service through Angie's list on behalf of my daughter who owned a house in Manayunk. He responded promptly to my phone call and then to my daughter's follow-up giving pricing information and timing information. He performed the appraisal for her and provided the results on the schedule he promised. The price that he established was very much in line with what she eventually agreed on with the purchaser. She was highly appreciative of his approach and professionalism.

The entire process went smoothly - no hitches. We did have a follow-up question (basement half baths apparently don't "count") and he responded quickly and on point.
