Gutridge Inspections

It was easy to make the Appointment and the follow-up was professional. The morning of our Inspection, Charlie Gutridge showed up slightly ahead of time and we spent some time reviewing our game plan and his approach. Very personable guy who had us at ease right away. After a few minutes, Charlie grabbed his ladder and went up on the roof and we kept up a conversation from the ground. Next he came inside and checked out the attic, the second floor, the first floor and the basement in that order. He wrote his full report in our kitchen as we talked about his key findings. When he left 2 hours later, we had our full printed report in our hands with an e-mail copy coming later today. We were able to go to the hardware store to start fixing a few small items the same day. Perfect timing and results for what we wanted.

Charlie was absolutely fantastic, especially form the perspective of a first time home buyer. He was beyond thorough, professional and patient during the home inspection process. He took the time to not only examine every corner of the house but explain, in detail, everything he was seeing and what it meant for the long and short term health of the home. Charlie had a genuine desire to help me understand my home, its condition, and how to take care of it. That i did not expect. I would recommend him and his services to anyone. Charlie is a amazing home inspector and a great guy.

Look no further for an honest, knowledgeable, and personable home inspector. I went into my first home inspection knowing close to ZERO and left feeling like I knew everything about my potential home afterward. I have no doubts as to Charlie's integrity or knowledge as he was able to answer every single question I had, and also answered many "questions I didn't know to ask" (his words). He also didn't sugarcoat any of his opinions so we knew exactly what he thought the house needed. I honestly feel like he explained much more than he was being paid for (little things about operation of equipment, etc.). I believe we got a perfect assessment of our potential home and Charlie even printed our report afterward and went over it with us. Feeling comfortable and like there are no loose ends after an inspection is really great when buying a home (my first). I cannot recommend Charlie enough and will definitely be using his services again should I need them. Thanks!

Charlie was great to work with! When we showed up at the house on time, Charlie had already been in the house speaking with the Realtors. Once we started the inspection process, it was clear that Charlie had already looked around the house perimeter before we even showed up and he took the time to explain everything he saw as good, bad, or neutral. He was extremely willing to discuss his opinions on all kinds of situations that could be considered as findings that need some attention during our home sale. He took the time to answer all of my questions (I think I had a lot!) as well as deal with my "enough to be dangerous" knowledge of home scenarios. Charlie went through with great detail all the necessary information with us, calmed our fears of several issues that my wife and I thought were issues (but turns out are not!) and was even able to handle any odd ball questions that came up about the home that we came up with. Extremely personable, very knowledgable (self proclaimed "home n***") and professional, I would use Charlie again for sure. He even had his own printer right there and printed us a copy of the inspection on the spot. In addition, when I emailed him later that night, he send me all the pictures he took during the inspection in full resolution so that I could send them for estimates by contractors immediately. This was a sign of someone dedicated to his customers.

Charlie Gutridge is a professional, through and through. My wife and I purchased a new construction home from out-of-state, and read nightmare stories about the builder we had purchased from after the fact. To keep the builder on point, and ensure our home was constructed properly, we hired Charlie to perform a custom package, which included a pre-drywall inspection, a final inspection ($325), and 6 other visits to the site to take pictures, and find defects to pass on to the site project manager. Charlie found several defects during construction, which would have gone unnoticed had construction continued. He worked with the site project manager to ensure the workers made appropriate corrections prior to continuing with construction. Charlie is not presumptuous in assuming he is right in every instance; he had the engineer who drew the plans provide reasonable explanation about where load was being transferred, in the framing, since it was unorthodox design. The explanation was satisfactory, and Charlie explained the design to me in terms I could understand. We felt like we were in-town for the construction, with the great pictures that Charlie took for us--my wife is constructing an album from them, since he provided the high-resolution files on CD for no additional cost. I'd personally recommend Charlie for any inspection of a new or resale home, for his work-ethic, professionalism, and courtesy.
