The inspection took about 3 hours, he spent the first 1/2 hour outside, then the rest of the time inside. The outside portion he did by himself and walked us through a summary of his findings. We followed him through the inside inspection as he explained the different issues and suggestions. He ran the water in the house, washer, dryer, washing machine, stove etc.. He found a gas leak, some electrical issues and a possible water leak. The possible water leak was evident because of warped oak flooring, so he gave us the name of a carpenter to follow up and by mentioning Russ' name can move us up on their schedule. At the end of the inspection, it was dark so he lent us his flashlight to walk down the steps (my wife and I had our 2 yr old with us so that was very helpful).

He was pretty thorough and spent adequate time with us answering all of our questions. He printed up a detailed report on the condition of our house.

I arranged the appointment with the firm through Natalie at their office. Natalie was most accommodating and professional. The inspector arrived on time, described what he would be doing and commenced the inspection. I shadowed the inspector all day to learn as much as possible about the condition of the property. Mr. Kowalik was very informative. A thorough inspection was performed.

Russ began by asking me to tell him about the house, its history and my concerns, then spent a couple of hours examining it inside and out, taking measurements and literally looking into every nook and cranny. Afterwords he took me on a guided tour, laying out the problems (fortunately fairly minor) he had found, explaining their causes, and suggesting solutions, all very clearly and thoroughly. I was already aware of some of what he discovered, but it's well worth his modest fee to have a qualified engineer's opinion. In return, I now have a clear idea of what shape the house is in, a "shopping list" of needed repairs and improvements, and an independent professional opinion to use as a base-point in dealing with contractors or builders. I've had home inspectors look at the house before, of course - but the attention to detail and thoroughness really shows the difference between the typical perfunctory inspection and one done by a structural engineer.

Russ was very thorough, and provided clear explanations of the engineering issues involved. As he drafted his report, another issue occurred to him; he emailed me with questions and eventually made a second visit (at no extra charge) to be sure that his report took all the available information into account.

Three Rivers was simply awesome! I was very impressed that the man spent over four hours with us and wanted to make sure we were completely satisfied. They are very detail oriented and I trusted them completely to see that our needs were met.

Russ was patient, thorough and easy to deal with. Lots of good advice. Went above a beyond by returning with no problem or extra cost when we found the previous owner hadn't properly prepared the home for the inspection. Thorough report that was easy to read.

Russ, Brad, and Natalie (who works at the office) have been incredible throughout the process of buying our home. Russ and Brad completed their inspections individually and then invited me to join them. They asked my sense of what issues were present and then added their own input. They were happy to explain when I didn't understand, and taught me a lot about the house in the 3 hours they were there. Russ also had very helpful suggestions and gave us referrals to two other great companies to deal with issues in the house.

RUSS WAS VERY KNOWLEDGEABLE AND PATIENT. HE ANSWERED ALL OUR QUESTIONS, AND WAS ABLE TO RECOMMEND REPAIR PLACES/ESTIMATES ON SMALL ITEMS THROUGHOUT THE HOUSE.

THE GUY DID HIS WORK WHILE WE WERE ON VACATION. OUR REAL ESTATE AGENT WAS WITH HIM WHEN HE CAME. HE LEFT A REPORT SAYING WHAT WE NEEDED TO FIX OR CHANGE TO SELL THE HOUSE.
