Chad showed up on time and walked through the house with me. He was knowledgeable and diligent, climbing up on the second story roof to get a good look at it. Wonderful. Chester is that contractor that loves what he does and takes pride in his work. His crew replaced a leaking flat roof on the front porch. Feels great to sit on the porch without watching water drip in front you or on you. He gave me a reasonable cost to finish the front porch (10 x 22) with new railing and soffit. I emailed him and he replied the next day. We arranged a time within a day. He came the following day or two and met me at my house. He spent 45 on the estimate and the following day, his wife sent a proper quote. It was clear and I didn't need to guess.

Chad and his crew are great to work with. We remodeled our 100 year old house over the past six months (while living in it!). Chad was quick to respond to my original inquiry and provided a proposal that included everything we spoke about. We started a few weeks behind our original schedule, but the crew was there everyday and were dedicated to finishing our job. Our scope included a full floor gut and remodel, and a new bathroom install on the second floor. We also had to reinforce the structural systems in the house. Chad was knowledgable about building and was able to take our design ideas and turn them into a beautiful house. Even with unforeseen conditions, Chad would notify us immediately and go over our options. I would absolutely use their services again.

My roof was in pretty rough shape, it could have lasted another year or two but I decided to get a new one now. Chad was pretty quick to schedule an initial estimate and come out and setup the actual work on relatively short notice, within about a month of contacting him. There was a minor issue noted that needed touch up about a week after the job was complete but Chad was quick in responding and was on the roof to fix the issue within hours.
Description of Work: A new torchdown flat roof was installed on approximately 400 sq. ft., including 4" of foam board insulation, reflective/aluminum coating and 2 vents. The price would have been about half if I hadn't gone for the extra insulation and vents.

I had several estimates for the work that needed done on a property that I recently purchased. Out of several contractors that came to look at the job, Chad was the only one who climbed onto the roof initially to see what condition it was in, which was part of the reason why I chose them. He took pictures of everything and showed me later on. He had his proposal to me quickly and the price was very fair. The entire process of getting the work done was quite lengthy because of a lot of paperwork that needed completed but Chad was able to get me everything that I needed. He was quick to respond to emails and answered every time I called him. Additionally, I have tenants in the building and I asked Chad and his guys to be mindful of them, which of course they did. On the day that they started, the guys showed up at exactly eight as promised. The team was quick to explain exactly what they were doing whenever I had questions and after seeing them work on the first day I was assured that the two-week job would be as painless as possible. There are lots of intricacies about my house, and lots of things that needed fixed. There were things that were worse than we had expected, but they did everything they had to do to make sure the job was done right. The guys actually took care of a few minor things not in my estimate that I had later requested and were happy to do it. They cleaned up each day and even though my house was torn apart, it was as good as I could have expected. On one particular day, one of the guys was installing a door and he actually took the time to explain several things that I could do to take care of my gutters myself. Shortly after all the work was completed, we got a big storm. I had a leak in one of the upstairs rooms that was unrelated to the work the guys had done but needed fixed promptly and so I called Chad. He actually came back and took care of it for me the next day even though they were already on another job. I'm sure that I will need to use contractors in the future and I have a number of them in my phone, but moving forward Chad will be my first call. This entire process was exhausting, but Sipes & Son did everything I asked for and more.

Chad was very responsive with a quick turn around for providing an estimate. His price was fair and his crew was able to finish the job in less than half the time other contractors quoted. The crew was punctual and tidy. The original walk through upon completion showed a few spots that needed to be refinished. Chad finished them right then and there and had someone come out shortly thereafter to complete the final touches. They were in and out in just a few days and it completely transformed our living space! It is worth mentioning that we tried about a dozen contractors before finding Chad. It was the peak season for deck work and house reno (early summer). We were lucky to find someone that accommodated our tight schedule who also provided quality work for a reasonable price.

Chad is extremely responsive and always prompt - he returned my first phone call within a few minutes and made himself available immediately to provide a detailed estimate. Throughout the work he answered email and voicemail very quickly and always showed up for appointments on time. He took his time with everything as we set up the contract and really made us feel comfortable with his attention to detail and good natured manner. We received one other estimate for the work that was almost double Chad's estimate. The guys that Chad had actually do most of the work - Brendan Malcolm and Dennis Martin - were absolutely excellent. We feel that all of the work is top quality. They really cared about whether we were happy and were always open and responsive to feedback and flexible when we wanted to change things. They picked up materials whenever necessary, and both Chad and Brendan were happy to talk me through anything when I wasn't sure about what to do. There was an instance when we were not told that we were customizing something (and thus upping the contracted price), until after the work had been done and we were quoted at $900 extra. However, when we expressed our frustration about this to Chad, he was responsive and understanding and we ended up paying only $300 extra, which we were okay with. We feel that development areas for Sipes and Sons are making sure that everything is in writing and price is consistently clearly communicated, and at times prices seemed a little high (as we talked to people along the way). We think Sipes and Sons ensures that excellent work gets done and really cares about making clients happy. We recommend them highly.

Sipes and Son were hired to correct problems with a new rubber roof that I had installed last summer (2011). The previous contractor had made the installation over masonry that was crumbling and directing the run off from the flat roof into a single downspout that was clogged. The previous contractor informed me of these problems after completing the work and only after I called because the roof was still leaking. My initial call caught Chad (the "son") on a job and he directed me to their web site were I filled out a contact sheet which worked great. Within about three days we were able to set up a meeting. After they took a look at the roof I had the initial estimate within a couple of days. The house is about 120 years old, so there were some specific things that I wanted addressed. With a couple of phone calls and a few emails, we fine tuned the proposal. Of the three estimates I had for the project, Sipes and Son were the mid priced bid. I went with them because of the confidence Chad demonstrated through the survey and bid preparation process. Within a week of finalizing the the deal, they were on the roof. The work took three days as planned and was completed without incident. The crew was great. I was on the roof twice and each time they took pride in showing me what was going on and walking me through the next phases. They were more than willing to consider my concerns and we actually made some modifications to the flashing method after the work had started. In addition, they came up with a great idea for capping the parapet walls - which also secures the rolled rubber roofing - with aluminum caps they fabricated. They did a great job!

Chad was quick to follow up after the initial home visit to survey the damage, but since then his response level has been lacking. I emailed him two weeks ago several questions and he only responded to a few of my concerns. I have requested the contract to be sent over and I was basically given a duplicate copy of the estimate. From Angie's List articles, I have been able to read about the contents of a good contract. Currently, I am sending an email to him asking to respond to my previous questions and to draw up a well written contractual agreement. Even though there were only 6 reports for this company I initially thought the son, Chad, has benefitted from the experience of his father. I really want to have the service performed, but a contract is highly important to me to have before the service is started.

The sidewalk project went extremely smooth. May 2011. The workers were on time, and courteous. Our sidewalk is contiguous with the neighbors. The workers were very attentive to not disturb the boundries. They did a really professional job and added detail to the concrete surface by smoothig the surface with their broom strokes. The clean up was quick and thorough. Chad remained on top of the project by checking in with the workers and us to assure the job was progressing to our satisfaction. We are planning to have the driveway done this spring, and will definitely use Chad again. 2. The kitchen redo was outstanding! It was the week before Christmas 2011. Chad and Chester measured twice before ordering the cabinets. ( I admired their thoroughness). Everyone was prompt each day (job took 2.5 days) . I feel that the guys went above and beyond to complete the job. For example: Chad had to run to Lowe's on 2 separate occasions to exchange a cabinet and obtain additional shelving which I requested. The guys never missed a beat and continued working installing other components, etc. The existing backsplash was tile. I thought with the redo I might have to replace it. Chad assured me it was salvageable. The guys remained cognizant of not disturbing it, and even recaulked in some areas. One of the electrical outlets on the counter had always been loose. I didn't even think to ask them to adjust it. They did it automatically. We had ordered a dishwasher and stove that were in the garage. We did not order it through Chad. But, the guys uncrated them brought them upstairs and installed them. What a wonderful group of guys. They all worked in sync and were a pleasure to be around. The end product is beautiful.

Chad and his father, owners of the company, initially met with us to assess what we were looking for in a finished basement. We shared inspirational imagery, colors, and styles with them and they quickly drew up a plan to incorporate everything we needed and wanted. The Sipes & Son crew arrived punctually each morning and were polite enough to use our rear entrance (versus tracking through our home). They even allowed us to leave our dog with them while we were at work each day and treated him well. After a few weeks, the basement began to take shape, which was exciting to watch! Chad was very responsive via email throughout the process (he shared photos, ideas, and daily progress), which was convenient for our busy lifes. The Sipes and Son employees were always thoughtful and consistently asked us for feedback on their work; they happily incorporated last-minute changes and ideas. At the completion of the project, we were extremely pleased?the results were beyond our expectations! We use the space frequently, due to its functional coziness. Their bid was $45000. It seemed to be in the ballpark with other contractors. I have not decided if I am going to go with them or not because this is not the time to put on a roof. They were very professional with coming out and doing the estimating and giving response back to me. I haven’t seen their work yet, so I cannot rate them on the quality of their work. First of all, Chad returned my query (which I did via his website) within 24 hours - a phone call. Always nice to get a phone call reply to an email, versus the other way around. Second, he arrived to do the estimate when he said he would. I had an estimate within three days of our call. It might have been even sooner but for my schedule, not his. The actual estimate was sent via email, which gives the purchaser time to consider, instead of saying yes to whatever because the very nice guy is standing in your kitchen. The estimate was fair and detailed; he gave me all my options: what a new roof would cost and include, versus a patch job; how much the pointing would cost, etc. I got a quote too for front porch roof shingles. When I emailed Chad about not doing these shingles, just a patch, as I want that roof replaced eventually, he said no problem. $3150 - new roof over existing roof, all flashing and detailing, 3-year warranty, clear/repair scupper, overhanging tree limbs cut. $950 - spot-point brick at rear of house (small row house) $265 - replace small patch of front porch roof shingles (I did not opt to do this) $1000 - apply aluminum based roof coating and additional 2-year warranty (I asked Chad if we could wait on this and still get the warranty and again he said no problem) $1200 - simply patch the flat roof, apply coating, remove branches and clear/repair scupper, no warranty. Chad detailed this option as well. I did not feel like I was being sold a bill of goods when he explained that a new roof made more sense. In the estimate he included photos he'd taken of my old roof. I had a question about is it better to tear off the old roof first. Chad replied promptly that yes it's better, there'd be an additional $500.00 labor and removal fee, and that the new roof would be fine without it; he said he'd have mentioned it if it was necessary. That was on November 14th, the time of year when procrastinators like me panic and call the roofer to get ready for winter. Last year at this time I called Likar Roofing to clear the leaves off and the came IN MARCH. Didn't call ahead, didn't make sure I'd be there - the only reason I knew Likar had come at all was because their business card was stuck in my mailbox. Then I received a Likar bill for $147 (very promptly, I might add). The point being, it's three weeks later and all the above-mentioned work has been completed as of today, December 6th - and done in two days. It would have been more like a two-week frame except for the Thanksgiving holiday. Chad kept in touch, via email or phone, a couple times, just to confirm the date the work would start, weather-permitting. He said the 5th. He came on the 5th. On time. Chad walked my partner and me around the house and explained everything that was being done. If he saw some extra spot of pointing that needed doing, or bits of sill caulking around windows they were already working on, he and his team did it at no extra cost. His work crew were friendly and got right to work; no dilly-dallying, no offensive mouthing off. I felt totally comfortable with them in and out of my basement all day. In summary, I plan on using Sipes & Son for more work. They are fair, friendly, hard-working, and Chad in particular is clearly positioning the company for 21st century business acumen: smart phone, email, web-site - he's using these tools to be prompt, accessible and helpful.
Description of Work: Chad Sipes and his team put on a new flat roof and any flashing needed up there. They cut down the overhanging branches. They cleaned and repaired the scupper box, and re-pointed the badly separating brick at the rear of our house. They provide a three-year labor and materials warranty on the new roof, and this will increase to five years when we have the aluminum-based roof coating applied this spring. Chad himself patched the front porch roof and a roughly 18-inch section of the box gutter. Additionally, they caulked some of the window sills and pointed a separating seam between the brick and sill (this was above and beyond the initial bid, and at no extra charge).

Sipes and Son came to our home to evaluate our roof the SAME DAY we called. Upon meeting Chad Sipes ("son" & owner), we knew we were in good hands. He explained our problem in terms we could understand and we immediately felt comfortable with his team's expertise. The next day, we received a detailed and professional estimate via email (so convenient and green!). Sipes & Son completed the roofing job within 3 days—they arrived on time and worked steadily through each day. Since their repair job, we have not experienced any leaks. (Prior to their repair, we were fearful each time it rained.) We would recommend Sipes & Son for any flat roof repair; their timely, quality work is unmatched is Pittsburgh.

When faced with a costly repair, even a necessary one, it is normal to be suspicious and skeptical of explanations and selling points. When we met both members of the Sipes family, I immediately felt assured and confident that these two men knew what they were talking about. We were impressed that they primarily only work on flat and slope roofs and were also experienced in restoration work and remodeling. I checked out their website and saw the extent of their worksmanship and the quality of comments from other clients. Chad Sipes (son) assured me that the roof will be done to code and standards and able to withstand local weather conditions. We went up on the roofs and we were explained every process and detail in a language that we could understand. I was pointed out flaws and errors, which may have been responsible for the previous roofs poor performance and was told how they would be corrected to be more efficient. We walked both roofs and discussed all changes and work needed to be done. We were updated almost daily with the progress and was informed if weather was going to prohibit them from working a certain day. Due to rain, they came on Saturdays to catch up on work and stay on schedule. When adding a larger, more efficient drain, we ran into the obstacle of a steel beam which prohibited the drain pipe from exiting to hook into the downspout. Both Mr. Sipes, one of the workers and myself, discussed the problem, the potential to ruin the lines of the architecture, and came up with a solution that was ingenious and practical but did not interfere in the lines of a breezeway opening. We were very, very impressed. When the work was completed, I went out to examine the roofs and came up with a few questions for Chad. These were sent in an email on a Sunday. On the following Monday morning, two roofing techs were at my house and ready to knock out the punch list of items that I had questioned. All was done to perfection and you would have never known that they were there. If there is anyone requiring roofing or any other work requiring a general contractor, please look into Sipes and Son. They have managed to maintain knowledge, skill, standards, an excellent staff, ethics and pride in their work. Their staff was cordial, hard working, knowledgable, polite and respectful of someone's property. They are to be commended. Sipes & Son will be back next spring to do other projects for me. It is re-assuring to know that there are still craftsmen out there who enjoy what they do and are excellent at it!
Description of Work: Sipes & Sons General Contractors 412-224-2595 We own a registered landmark home which has a flat roof. We were experiencing roof leaks constantly over the past nine years, even though the roof was only one and a half years old when we bought the house. After calling 10 companies, Sipes & Sons was the first to respond. A second company did not respond for at least another three weeks. In all, only two out of ten ever returned our calls. Sipes & Son, removed the old rubber membrane roof, replaced damaged plywood sub-roofing, added additional insulation, replaced all rubber membrane material, installed copper edge trim, correctly installed flashing around chimney, relocated drains for better water elimination, added fascia to all exteriorly exposed wood (thereby eliminating the need to paint), removed and reinsulated all skylights, added wedges in the center of the roof to eliminate pooling of water, built up roof floor to correctly anchor window well covers which were over open areas of the roof designed to allow light to enter the carport (this eliminated rain from falling onto windows below). Clean up of debris was done daily and the property left spotless.
