Looked at homes with Justin for two weekends, and on his advice, decided to quickly put an offer in on a home on a Sunday evening. He suggested using his mortgage broker (as he had not advised us to get pre-approved) so we did, as we were under a time constraint. According to another mortgage broker, the mortgage broker Justin recommended tacked on extra fees. When we had the inspection done, Justin did not verify that the utilities were turned on and so we, then, had to pay extra for the inspector to return. In addition, he did not tell us about the contingency period for the inspection. We almost ended up with a home needing up to $30,000 in roof repairs!
Description of Work: Hired as a real estate agent for first time home buyers. Justin was unresponsive to phone calls and emails, and did not take the time to explain what was occurring in the process. We often felt we were bothering him, and also felt pressured by him to put an offer in on a home, and then to increase our offer beyond our $150,000 limit.

HERE IS THE OTHER SIDE OF THE STORY WITH THE IMPORTANT MISSING DETAILS. THIS SITUATION WAS NOT IDEAL FOR ANYONE AND THERE WERE A NUMBER OF PROBLEMS THAT WERE OUT OF MY HANDS. THESE INCLUDED A MULTIPLE OFFER SITUATION, TENANTS, AN OUT OF TOWN SELLER, AND A PART TIME AGENT WORKING ON BEHALF OF THE SELLERS. I WASN'T WORKING WITH THIS BUYER FOR ONLY TWO WEEKENDS AS SHE STATED. I HAD TAKEN HER OUT TO SEE HOUSES OFF AN ON FOR ALMOST TWO YEARS. THERE WAS A LONG LAPSE BETWEEN HER VIEWINGS, BUT IT WASN'T LIKE I PUSHED HER INTO BUYING A HOUSE FOR MORE MONEY THAN SHE WANTED TO SPEND AFTER ONLY LOOKING AT HOUSES FOR TWO WEEKENDS. SHE WAS HOUSE HUNTING WITH HER BOYFRIEND THIS TIME, SO HER PRICE POINT WAS HIGHER. WHEN SHE FINALLY FOUND A HOUSE THAT SHE LIKED, IT TURNED OUT THAT THERE WAS AN OFFER ON IT THAT HAD NOT YET BEEN ACCEPTED. I ADVISED HER TO MAKE AN OFFER ON IT. I ALSO ADVISED HER TO NOT MAKE A LOW OFFER IF SHE WANTED TO BE COMPETITIVE WITH THE OTHER BUYER. OVER A YEAR PRIOR TO THIS OCCURRENCE, I HAD HER PRE-APPROVED FOR A MORTGAGE BY ONE LENDER. THE NIGHT WE WROTE UP THE OFFER, I DID SUGGEST ANOTHER MORTGAGE BROKER BECAUSE IT TURNS OUT THAT SHE DIDN'T STAY IN CONTACT WITH THE LENDER THAT PRE-APPROVED HER A YEAR PRIOR. WE NEEDED A PRE-APPROVAL LETTER TO SUBMIT WITH THE OFFER AND I KNEW THAT THIS LENDER WOULD BE ABLE TO GET IT DONE IMMEDIATELY. I DID EXPLAIN THAT THEY WOULD HAVE 10 DAYS AFTER THE OFFER WAS ACCEPTED TO MAKE A MORTGAGE APPLICATION AND THEY COULD SHOP AROUND FOR THE BEST RATES AND COSTS. I DON'T GET ANY SORT OF KICKBACKS FROM "MY MORTGAGE LENDER." I JUST GET SERVICE THAT MY CLIENTS ARE HAPPY WITH AND A GUARANTEED CLOSING WITHOUT ANY PROBLEMS THE DAY BEFORE THE CLOSING. GETTING THE PHONE CALL, "WE CAN'T CLOSE TOMORROW, THE UNDERWRITERS HAVEN'T APPROVED THE LOAN YET" IS NOT SOMETHING I LIKE HEARING. REGARDING MY NOT VERIFYING THAT THE UTILITIES WERE ON, THAT IS A FALSE STATEMENT. THE UTILITIES WERE ON WHEN WE TOURED THE HOUSE BOTH TIMES. THERE WERE TENANTS LIVING THERE AND THEY MOVED OUT BETWEEN WHEN THE CONTRACTS WERE SIGNED AND WHEN THE INSPECTION OCCURRED. THE TENANTS TURNED THE GAS OFF WITHOUT NOTIFYING THE OWNER (WHO WAS LIVING IN FLORIDA) OR THE SELLER'S AGENT. I DEMANDED THAT THE SELLER HAVE THE GAS TURNED ON SO THAT IT WOULDN'T BE A $30-50 COST TO THE BUYERS. THE SELLER AGREED, BUT IT TOOK HIM ABOUT A WEEK TO DO THIS. I CONTACTED HIS AGENT DAILY TO SEE WHEN IT WAS TO BE ON. THE BUYERS BECAME IMPATIENT, BUT IT WAS OUT OF MY CONTROL. THE SELLER'S AGENT'S REPLY WAS OFTEN "THERE ARE OTHER BUYERS WAITING, DO YOUR PEOPLE WANT THIS HOUSE OR NOT?" THE SAME SITUATION APPLIED TO GETTING KEYS FOR A COUPLE OF LOCKED ROOMS ON THE 3RD FLOOR. THE SELLER TOOK A LONG TIME TO MAIL THEM BACK SO THE INSPECTOR COULD VIEW THOSE ROOMS. ANOTHER BIT OF FALSE INFORMATION IS THE COMMENT; "HE DID NOT TELL US ABOUT THE CONTINGENCY PERIOD FOR THE INSPECTION." WHEN WE WENT OVER THE SALES CONTRACT THE NIGHT THAT THEY SIGNED IT, I EXPLAINED THE CONTINGENCY PERIODS. THEY ALSO HAD A COPY OF THE CONTRACT TO REFER TO. WITH THE UTILITY PROBLEM, I DID MAKE SURE THAT ADDENDUMS WERE SIGNED TO EXTEND THE CONTINGENCY PERIODS IN ORDER TO KEEP THE BUYERS FROM LOSING THEIR HAND MONEY DEPOSIT. SO ALL IN ALL, YES, THIS WAS AN UNPLEASANT EXPERIENCE FOR EVERYBODY. THE BUYERS PAID FOR AN INSPECTION AND DIDN'T BUY THE HOUSE, BUT THEY DID GET THEIR DEPOSIT BACK. I WORKED FOR 25 HOURS WITHOUT GETTING PAID A CENT.
