Ed Lampl - Environmental & Home Inspections

Ed is the BEST inspector you will find. He not only inspects but teaches you during the process. Worth every penny for the inspection and then some. He is completely honest in his assessment of the property and in the long run will save you many future headaches. Highly recommend.

Ed Lampl did a fantastic job of clearly explaining the misunderstanding of the other inspector. He proved himself to be knowledgable and patient and we were extremely grateful. The buyers were also happy that unnecessary work didn't need to be done in order to close the sale.

Ed was very responsive to setting up the appointment, but unfortunately that was the highlight of the job. He spends a LOT of time, which from reading reviews apparently impresses some people, but its too bad his time is wasted smoking cigarettes and dealing with his failing technologies (he dictates his report into his IPAD and has to repeat his statements over and over again until it reads correct, or at least somewhat correct). He also uses his drone which also "impresses" many of the reviewers on here but is unless with respect to your actual needs. Ed does focus on the mold aspect of the inspection but misses obvious issues (I'll come back to the mold issue later). For example, we had a clogged gutter that resulted in a water damaged basement. Ed completely missed both these items. This issue costed us thousands or dollars to repair. Rather than worrying about his drone, he should get a hose and water like most normal inspectors and check to see if the gutters are operating correctly. Some of the things he also missed during his 5 hour long inspection - a 4" diameter hole in the laundry room that was being used by mice as a highway into our house. Told us that the attic fan was not hooked up to a temperature control (we hired an electrician and found out it was and now that i know what I'm looking for, it couldn't be more obvious that it was), the fridge was leaking for several months and ruined the subfloor and paneling in the basement, he didn't go anywhere near the roof (other than with his fantastic drone) to gage the age or condition of the roof or gutters, the first floor joists were installed improperly and needed hangers, the furnace was broke (which we found out from our HVAC inspectors - we hired 2 of them since we didn't believe the first one since Ed found no issues), plus other smaller issues. Back to the mold, Ed took a completely blurry photo of what he guaranteed was mold, so we had the owners test it, it came back negative and we didn't believe them (again believed Ed with all his high praise on Angie's List) and hired our own contractor who also said there was no mold. Then to top it off, we found out from our neighbors that Ed contacted the seller and told them he could "make the mold issue go away", my neighbors have no skin in the game and really had no idea what the seller was talking about so they have no reason to make that up. Overall I couldn't be more disappointed with Ed and the reviews on Angie's List that led me to use him. Again he is responsive and flashy, but worthless as an inspector. Go elsewhere.

Ed is outstanding. The amount of time he spends and the detail he provides is second to none. Years ago I had an inspection and it lasted maybe 90 minutes. Report came over a week later. Ed spent over 4 hours with us and explaining everything along the way. We also got our report before he left with drone video and pictures. He's very professional, courteous, and takes his time. Hopefully this will be the last inspection I ever need to buy, but if not... I'll call Ed without question.

After looking at many other home inspectors we picked Ed because we were looking for a very thorough inspection of our first home. I sent an email over for a quote and had an inspection scheduled for the following week (email responses were very quick). Ed did not let us down. He checked the house over from top to bottom and pointed out major safety issues as well as future maintenance items to keep in mind. Watching the drone fly over the house and throughout the neighborhood was cool. Although it was raining outside he was still able generate amazing pictures from the drone. At the end of the long day (roughly about a 5 hour inspection for a 2000 sq foot house) we had a the report in our hands on USB with tons of pictures to match the dialogue. I will definitely recommend Ed to anyone that needs a home inspection especially for first time home buyers that are a little nervous!

For my first home purchase, I wanted a quality person to look over it. I did some research and came across Ed. First, it was very easy to reach out and get a hold of him. He's EXTREMELY responsive and prompt; scheduling was a breeze and convenient. Being a detailed person that I am, I wanted someone looking at every aspect of my potential new home. Ed was the man. During my house hunt for my first new home, I used him twice. He saved me from buying a money pit after inspecting the first home I was interested in. Being happy with his services, I used him again for another house I was interested in. Ed is VERY DETAILED - and that's an understatement. He spent HOURS at both of the houses I was interested in. He uses cool technology such as a drone to get you cool images of your house from above. You get the entire home inspection, drone video, and pictures after he's done and before he leaves the property. He'll say it over and over again, "I work for you." He's a funny guy, too. You'll have a lot of fun looking over your properties with him. I'll use him over and over again and recommend him to anyone looking for a home inspector. I promise you that you won't be disappointed.

We hired Ed to conduct our home inspection based on his other reviews. We are very happy that we hired him and with the work that he conducted. We weren't able to be there for the entire inspection, but did join him during the end. He took the time to walk us around the property and review all of the items that were of concern to him. He also mentioned that based on his inspection of the crawl space that he did recommend mold testing, which we went ahead and had him do. The mold testing did come back positive so we're glad that he made the recommendation. Overall, he did a great job and we felt that he was very honest and up front with us.

Great. Ed was thorough, happy to give clear and helpful explanations, and helpful with suggestions about next steps and referrals. He provides a detailed and actionable report with numerous photographs.

He told me I would get a discount if I gave feedback but I forgot to do it. He was good not bad.

Quality Experience. Ed performed my home inspection prior to closing on my new property. Inspection included radon testing & mold testing (mold testing extra $). Could not have been happier with the entire process. Ed was very timely, arriving before I did, introducing himself, and got to work right away. Ed is extremely thorough with the inspection process, beginning with the outside of the property and working his way in and around. He is definitely an excellent BUYER asset. Ed understands the importance in making sure everything is squared away, and understands the amount of money about to be invested by the BUYER. I will use him for all future inspections, and recommend him to any that inquire. He uses technology such as the drone, infrared camera, and mold testing technology that other inspectors wouldn't even bother with. So very happy! Thank you Ed.

Ed is extremely thorough. He makes sure he explains everything to you as he's writing his report and his reports have corresponding pictures for easy reference. Ed welcome questions but provides so much information he doesn't leave much that needs to be asked about. I have used Ed three times now and he's saved me from two poor quality homes. I trust his opinion and wouldn't hesitate to use him in the future.

This company was wonderful. Very detailed and differently worth the money. Very focused on their clients needs. Get your house inspection report same day compared to other companies were you have to wait days.

Ed is the home buyers dream inspector. He is on the side of the home buyer, We stumbled across Ed through an internet search. In the morning I prayed for a good honest inspector and my prayers were answered. I can understand why he is not on the realtors' list of recommended inspectors. Ed is for the buyer! Ed is very savvy with the latest technology to record and document his findings and to help his customer. He even used a drone to give my son (the buyer) a view of his property, some of which was out of site Ed used software that he paid to have developed for his inspections. Every observation and comment went into his Surface tablet. After the inspection, he immediately sent the report electronically to the agent. Ed id the best. I just wish he would quit smoking. We need him to be around as long as possible .

His completed work and report were good news, with no need for remediation, and well worth the cost. When I decide to sell my house, I will definitely use him for the final pre-sale home inspection. I recommend him highly.

Ed does a lot of talking-repetitively expounding on the dangers of mold and the unscrupulous mold remediation companies and deceitful sellers. He also has his conspiracy theories-did you know that 50 year caulk only lasts 7 years! Ed finds lots of things wrong-most are inconsequential and then he presents you with a lengthy "boiler plate" report filled with disclaimers. He was unable to answer some key questions that I had about the property. When my agent heard that Ed was coming she rolled her eyes-now I know why. Lastly, sellers beware. Ed recently inspected a property that I was selling. When I went to the property the next day, exterior doors were open, lights and appliances were on, and the AC was set to 73. Thanks Ed.

The response to my message was immediate and an appointment was scheduled within days. Mr. Lample is very thorough. He encourages questions and is clear and precise in his explanations. I received his report within three days.

Ed is meticulous, honest and fair. He is realistic in his explanations and patient in answering questions. He did not rush through the inspection and encouraged me to ask questions. He made it clear that he was there for me and educating his clients is clearly a priority and passion for him. He was able to indicate which issues should be immediately rectified and which could wait. He made clear those things that are the result of normal wear and tear and those things that are code violations. He was able to provide me with good recommendations and references. At the end of the inspection, which was 3 1/2 hours, he emailed me and the seller the report (we did a FSBO) and gave me a flash drive with the report. He took plenty of pictures and video with his drone and tablet. I would hire Ed again in a heartbeat.

I set up an appointment over the phone and was told to just reply to their email to confirm the date, which I did. Hadn't heard anything from them again and called them the day before the inspection to verify they were able to get into the house and place the radon equipment. Apparently my email went to their junk mail folder and they never confirmed my appointment (even though they did while we were on the phone). Fortunately they were able to make my appointment 2 days later and waived their weekend charge. I was told Ed would arrive between 3 and 4, he was closer to 4:30. I was told Ed would get on the roof to do a thorough inspection. Instead the roof inspection was done completely via drone (he didn't even bring a ladder). He spent a good 30 min flying the drone around to get me a "cool" video of the neighborhood, which is neat but doesn't really assist me with buying the house. Then he went on to do the rest of the inspection, he was thorough, but very, very slow. I have see a few home inspection reports and this one is the worst written I have seen and is almost confusing.

Ed did a good job on the inspection, he was very through and check the house for 5 hours in total. I am very impressed by his professionalism. He is much better than the last home inspector we hired for our previous house. It was only an hour and not very informative at all.

If you?re looking for a very thorough home inspector, Ed should be your choice. I cannot say enough about Ed's professionalism, knowledge, thoroughness and the overall comprehensiveness of his written report. Note: if you?re a real estate agent looking for an inspector who won?t make waves for your transaction, then Ed is probably NOT your guy. But if you?re a buyer and want a truly thorough inspection, then Ed is your guy. Our home was a foreclosure with many ?issues,? including a considerable mold problem. Ed educated me on the subject, administered the tests and sent them away for truly independent results. Then he helped me find a mold remediation contractor who was highly professional and did an extremely thorough job. (It turned out to be very costly, but justifiably so, and with mold, the bottom line is to get completely rid of it)! As you can see on his website, Ed uses the latest technology, including a drone with a high-def video camera. Ed left me with many photos and a great video, showing the roof, etc. ? close-up and in high-def. The video also included some cool footage of the surrounding area, from up above. The lengthy, detailed inspection report was received electronically, almost immediately. Communications were smooth and prompt throughout the process. I highly recommend Ed.

I received a home inspection with pest and radon testing with Ed and was extremely pleased with the service I received. I am purchasing my first home and Ed treated the inspection as a home orientation for me, showing me where important values were, why some things were where they were, being detailed about why he was checking what he was checking, etc. I learned an immense amount about my home and received an extremely detailed inspection report with many pictures and reminders for me. Anything I asked, he answered without making me feel incompetent. He truly cares about making sure the home is safe for the people who will be living there.

Ed provided a level of detail on the home inspections that a home buyer hopes to get, and a seller hopes to avoid. Very through and educational.

Ed was very thorough and knowledgeable. His report covered everything, from small to major issues and were color coded so you could differentiate the minor issues that you can overlook to the serious risks. Because of his report, we were in a good position to negotiate with the sellers.

Ed uncovered a number of issues and as a result we were able to negotiate repairs prior to closing (electrical, chimney, gas leak, deck). Ed has broad and deep knowledge and he is diligent beyond belief. He made his way into spaces many would not want explore and made his way to the roof and yard and inspected the foundation and interior spaces.
