The owner of this company, David P, was quite keen to get me on board with his company. They took care of having my house interior painted and were good at finding and screening renters to keep it occupied. However, once the tenants were in the house they completed failed to follow up on tenant requests for repairs or provided only partial repairs when requested. One of the tenants in the house had cats and the only room with carpet was so stained and smelly that the last tenant could not even use the room. There were numerous accounting errors with the office and they could not even correctly provide direct deposit in a timely manner. David is completely unresponsive to emails/voicemails and delegates all communication to his incompetent staff. They failed to do roof repairs resulting in some water damage to the walls and apparently David did not even do even do a walk-through with the last tenant upon taking possession. Since he did not do this in person she prepared a list of items that needed attention and I approved most of the items to be repaired, including a whole house painting of the exterior. Since I was living remotely and not recommended to be directly in contact with the tenant it wasn't until much later that I realized that the painting nor repairs had never been done despite the funds being held from my owner draw. When pushed about this, CA Properties denied any wrongdoing, refused to take responsibility, and had difficulty sorting out the accounting to send me back my money. I had to threaten legal action in order to get my money back and David Paola did not even have the decency or courage to ever speak to me in person or respond to my emails - he had his office staff do this. He simply terminated my contract with CA Properties without notice - an act that was a breach of the contract which required a written notice of 60 days. He even failed to notify the existing tenant (who he had a signed contract with!!) that he had terminated until I called her to tell her. When I finally laid eyes on the house for the first time in 4 years, I could simply not believe the state of disrepair that the house was in!! It took me a couple of months and more than $12,000 to restore it to the condition it was originally in. In summary, this is the most unprofessional company I have ever worked with and they cost me thousands of dollars in fees and later, in repairs because of their failure to live up to the terms of the contract and actually "manage" my property. Hopefully, someone else will have the fortitude to take them to court one day so David gets what he deserves, but I simply don't have the stomach for it.... GOOD RIDDANCE!!!

They did not communicate and gave the wrong paperwork. They did not screen properly for tenants. They allowed huge bills to gather without telling me about it. They were not suited for the business they were in.
Description of Work: I worked with them a year ago. They charged the usual management fee. They had poor management which cost me thousands of dollars.

I asked for a copy of my lease, and she said she would but then when I tried to call her back she didn't answer the phone. Now she is unresponsive. I wanted a copy for the previous tenant and present tenant lease that I am entitled to, but I never got it. I provided CA Properties with a copy of the damages done by the previous tenant as they told me to, and they have not done anything. I want them to collect for the damages like they promised. I want all of my money refunded on all of the issues mentioned.
Description of Work: Attention: David Paola They manage my rental property and collect rent. They're supposed to take care of the property inside and out for any damages done by the tenant. She also collects for security deposits. I asked her for money from the security deposit to fix damages tenants had made, but I never got it so I had to use my own money. I am requesting it now to be refunded. I got charged around $332 for things CA Properties did not fix. The repair was not done and not authorized, but they took the money anyway. I want that refunded to me also. They took over $600 out of my two last rental payments that they should not have taken out because they already took their money. Again, I want refunded the $600 of my money. I hired a property manager to prevent any damages from occurring, but the tenant has caused damages anyway so I notified the property manager about the damages. She said she was going to notify the tenant to pay for the damages, but now the property manager is going back on her word. She did not get the money from the tenant like she promised me. That's what I'm paying the property manager for and that's her job. I want her to collect the money like she promised me, otherwise she's breaching the contract.

Furthermore, the service providers that CA Properties sent to do repairs invariably did a barely adequate job using the cheapest of materials. For example, we were telling CA Properties for many months that a water stain was appearing on our kitchen ceiling, and that the disintegrating caulk around the tiles in the shower above the kitchen seemed a likely culprit (we could actually push in the tiles). They never responded until we managed to contact the actual owner, who seemed rightfully concerned, and, what do you know, CA properties called the next day to set up a repair vist. Even then, the initial repair involved attaching plastic sheets around the tub that did not extend to the top of the tilework. The workman did not seal the top, so water continued to run down behind the plastic sheets, and the caulk he used to seal the bottom fell off within a couple weeks. We re-caulked it ourselves properly rather than go through the frustration of more weeks of calling with no response. This is just one representative example of many. Part of the problem is that their repair line is a voice mail, so you never know if they received the message, and they almost never phone back promptly (within a day or week). On the plus side, they were generally pleasant to interact with when you actually a person on the phone. And, like I said, a cheap rental.
