I hired an architect for plans AND to bid out the job. I had three bids and checked references. I went to the middle bidder - not the lowest and not the highest. Overall, the workers and the owner were friendly and would do anything I wanted. Yet, the workmanship was very poor. Demolition was first. They did not clean up well and actually invaded our living space with debris. We complained. They started to frame and had in the walls and floor when we had torrential rains for two days. For two days, we had major flooding on that new floor because the tarp was not correctly placed on top of the open room. They assured us it would dry out. Afterward, they started framing the top and did the windows. I found out later the windows were not according to code. The plumbing looks a mess, but was assured it works. There were many additional "trial and error" holes made in the beams to fit the plumbing pipes. We complained - sister beams were supposed to be placed along the whole side -instead a piece of lumber was placed next to the holes. I have holes throughout my drywall that they did not touch. We complained - they filled some. They took off siding on one side and then told me it was asbestos. I pulled them off the job so that I could get it properly removed. By this time, I was fed up with them, but it was also before Christmas and my entire house was exposed. I needed it to be closed up and felt that I did not have a choice. They did the siding in the dead of winter. Today, pieces of the siding are falling off and it is obviously crooked. They put siding where soffits are supposed to be and all of my windows are not sealed. Gutters were not tilted to drain the water. We complained one last time and had all the players at the table. We gave a list of things to repair by the end of the day. When we returned to the house only two things were done and they were not done properly. We could not take it any longer. We had an independent engineer come in to evaluate their work and he said we need to start from scratch because of the problems. Unfortunately, I have no money to do so. Save yourself the stress and headaches - seek someone else.
Description of Work: I bid for a general contractor to build a one-room addition over my garage with a bathroom - changed my laundry room location to another place on the same floor - and extended a small powder room to be a bit larger. I also needed new siding and a new roof. The same three men did everything except the roof and electric - which made me question licenses for plumbing, siding, etc. They did not follow the architects plans, and always had an excuse. As a result, all measurements are off and did not pass building inspection. EVERY task is substandard - the siding, the plumbing, the framing, even door hanging. Scrap wood was used and nailed together, and a lot of welding of pipes for the plumbing instead of running one pipe around. The workers were messy and we constantly complained of nails and debris strewn around our property. The owner was very pleasant at all times and would say he would do anything I wanted, but the workmanship was very poor it was very hard to find something that they did well. They had to change my steps that went from the first floor to the second. It was built from scratch TWICE and they are dangerously uneven. The inspector almost fell and he was livid. There's much more horrible details.
