Angel Ruiz was in a great position at the right time. They all tell you what they can do, but you never really know. He made a whole bunch of promises, but I ended up doing the work. He didn't find a property for me. I used to call him and text him with where I wanted to live, but then I would have to find the houses. He wanted to come to his office, but I am unable to do so just to research properties. I asked him to email me the list. He recommended a lender to me, that kept raising how much I was going to have to be able to bring to the table. We saw roughly 20 houses over the course of 2-3 months. Every time we went to a house, I would have to pick him up and take him to the houses and then take him back to his office in Northern Liberties from where we were searching in New Jersey. He was not very professional at closing, at all. He made me sign papers that attached me to him for any purchase that I made, in the beginning. He called me the wrong name for 2-3 months and he called my lender the wrong name, as well. When it came closer to the closing date, my lender had to do the work to get all of the closing papers ready. I had to go into his office because he never responded, and I had to have the owner get into his office to get a copy of my certified check for the ernest money. There were many other issues along the way, this is just the highlights. I even told him to give his part of the commission to the other agent as he didn't earn any of it.
