The plumber, painter, and electrician he brought in were excellent. Mark, the craftsman who spent most time here, is superb. The range of his skills and his work ethic are impressive.
Description of Work: Got permits, tore out wall between kitchen and dining room, removed cabinets and floor, replaced sink, installed new cabinets, new floor, new appliances, painted, installed new railing going to basement, new lighting, new counter tops. Whole new kitchen soup to nuts. We changed a fdew items as we went along. Here is exactly where we began and what Patrick Duddy ended up actually doing: Duddy Construction: Will manage and oversee all work being completed including that done by subcontractors and obtain permits and schedule all necessary inspections. o All demo work will be done including: existing kitchen cabinetry, existing kitchen floor down to subfloor, existing partition wall that separates kitchen and dining room. o New work to be completed including: build new half wall on the back side of the kitchen cabinet peninsula area, install new kitchen cabinetry, trim, and all accessories required, insulate with max R-value where applicable, install new ½ inch drywall where necessary to patch and repair all areas on ceiling and walls, install new trim including baseboard, door / window casing to match existing, install new standard door hardware (handle + deadbolt) to be keyed alike to the front door, direct HVAC venting in kitchen to work at optimal location and if necessary relocate dining room HVAC vent to accommodate new cabinetry location. Install hood venting for new range hood through the exterior brick wall. Patch the brick at the exterior side wall location where the existing vent is located. o Will also coordinate as needed with the kitchen cabinetry delivery and counter top template and installation. o Additional costs noted below: handrail install / repair, tile grout (floor + wall) purchase, Ferguson purchase - garbage disposal, disposal air switch, and kitchen faucet. · Electric: In rewire of kitchen, install and wire- o Six 4 inch recessed general area lighting –Remove two, install four only – (Credit) o One 4 inch recessed light above the sink area –Remove, install one 2 inch LED light – (Addition) o New electric feeds for dishwasher, garbage disposal, refrigerator, wall oven, cook top, oven hood, and microwave. o Two GFCI circuits and outlets to code o Two kitchen pendants o Three dimmer switches including a three-way switch system o Demo wiring and relocate where necessary o Relocate and rewire dining room light fixture to homeowner’s desired location. o Additional costs noted below: LED capable dimmer switches, four 4 inch recessed lights LED trim kit, due to knob and tube wiring present affected in rewiring – new outdoor GFCI and box was installed + relocated and rewired basement light switch at top of basement stairs, installed dimmer switch for dining room light. · Plumbing: In new kitchen - o The range will remain in the same location so the gas line will stay as is. Will connect the gas line to the new appliance using a new appliance flex. o The kitchen sink will remain in the same location so copper water and drain lines will remain as is. New shutoff valves will be installed on the water lines with flex risers and a PVC tubular trap for the waste connection including the garbage disposal installation. o The dishwasher will be installed in the finish stage of the project. o Installation of a refrigerator ice maker water line and connection to the appliance. o Additional cost is noted below for optional work suggested in the basement: Removing 4 inch vertical cast iron stack in the basement and will be replaced with 4 inch PVC including providing a new clean out and new PVC drain line running to the kitchen sink. This work is suggested by the plumber due to deterioration of the existing line, and can be viewed with the homeowner, Duddy Construction, and the plumber together prior to any work possibly happening. · Painting: In the kitchen and dining room- o Wallpaper will be removed where necessary. o Walls and ceilings will be patched and primed where necessary prior to receiving two coats of flat latex paint. o All trim to be sanded, caulked, and primed prior to receiving two coats of semi-gloss latex paint. · Tile Setting: In the kitchen- o Install new ½ inch hardie-backer base (set on thin set mortar) on the existing subfloor. New floor tile will be installed and grouted. Install new backsplash tile on the sink wall extending up on either side of the window to the ceiling. Grout tile upon install completion.
