“ANGIE’S LIST DISCOUNT” – My Angie’s List Clients are given a ten percent (10%) discount on my Fee since Angie’s List does not charge businesses to list their services; therefore, my marketing cost is zero ($0.00) for my Angie’s List Clients.
“FINANCING” – Clients are requested to make payment by check with sufficient funds on deposit to cover the check. Should the client be unable to make timely payment then their project is placed on hold until payment is received. The only penalty my Client incurs is loss of schedule, which they control with timely payment. No late fee ($0.00), no interest ($0.00), and no returned check fee ($0.00), is charged.
“DESIGN/BUILD SERVICES FINANCING” – The cost of my services (Planning, Design, Engineering, Plans Drafting – CAD, Construction Management, & Inspection) is built into the “Construction Cost”; therefore, my services can be financed over the life of my Client’s mortgage.
“EMPLOYEES” – Jonathan A. Snyder is a self-employed Professional Engineer, company of 1 person, who is networked with other qualified designers, engineers, and construction professionals.
“PLANS PAYMENT” – Construction Plans are provided on either a “Fixed Fee” or “Not to Exceed Time & Expense” basis, payable in three (3) installments; 1/3 due at “Contract Signing”, 1/3 due at “Planning / Design Review”, 1/3 (or balance) due at “Delivery of Completed Plans”.
“DESIGN/BUILD” – “SUB-CONTRACTING” and “PAYMENT”:
LABOR – Construction Labor is bid by a minimum of three (3) Sub-contractors; all Bids are reviewed and presented to the Building Owner with recommendation on the “Lowest Qualifying Bid”; the Bid is awarded (Sub-contracted) to the contractor preferred by the Building Owner.
MATERIALS – Quotes for all Construction Materials are obtained from a minimum of three (3) suppliers; all Quotes are reviewed and presented to the Building Owner with recommendation on best “Supplier”; Material Purchase Orders are awarded to the supplier preferred by the Building Owner.
ENGINEER’S FEE – Engineer’s Fee includes the cost of Planning, Design, Engineering, Plans Drafting (CAD), Construction Management, & Inspection and is provided on a fixed percentage basis of the “Actual Labor & Materials Cost” (“AL&MC”); 1/3 due at contract signing based on the “Estimated Labor & Materials Cost” (“EL&MC”) for the project; the remaining balance is paid at each “Construction Draw” and based on the “AL&MC”. The Engineer’s Fee limit is set at time of contract signing based on the “EL&MC”. The Engineer’s Fee is reduced if the “AL&MC” is less than “EL&MC”; the Engineer’s Fee is not increased if the “AL&MC” is greater than “EL&MC” used at Contract Signing.
“CHANGE ORDERS”:
MUNICIPAL AUTHORITY OPINION: All “Plans Changes” mandated by the Municipality’s Zoning Officer, Building Code Official, and/or Engineer that are not based on a “Zoning Ordinance, Building Code Ordinance, Land Development Ordinance, Storm Water Management Ordinance, and/or an International Code Council Code (ICC I-Codes) References and are based on the “Reviewing Authority’s Opinion / Preferred Method” are provided on an “Engineering Change Order Basis”.
MUNICIPAL AUTHORITY CITED ORDINANCE or STATUTE REFERENCE: All “Plans Changes” mandated by the Municipality’s Zoning Officer, Building Code Official, and/or Engineer that are based on a “Cited Zoning Ordinance, Building Code Ordinance, Land Development Ordinance, Storm Water Management Ordinance, and/or International Code Council Codes (ICC I-Codes) References are provided at no charge to my Client.
NO SCOPE CHANGE – All “Plan Changes” within the Contract Scope of Work (i.e. Change a room layout) requested prior to “Final Plans Issue” are provide at no additional charge ($0.00).
SCOPE CHANGE – All “Plan Changes” not within the Contract Scope of Work (i.e. Increase in floor area or add an addition to an existing building renovation project) and requested prior to “Final Plans Issue” are provide on an “Engineering Change Order” basis at an additional “Engineering Fee”.
CONSTRUCTION CHANGE – All “Plan Changes” requested after “Final Plans Issued” are provided on an “Engineering Change Order” basis at additional “Engineering Fee” plus a “Construction Change Order” is required if either the associated construction “Labor” was sub-contracted or “Materials” were purchased.
CONSTRUCTION ERRORS (Failed Inspections) – All “Construction Errors” cited by either the “Municipality’s Inspection Authorities” or the “Engineer of Record” shall be corrected by the Sub-contractor at no cost ($0.00) to my Client.
“PLANS FORMAT” – All Plans (Building Shell, Electrical, Floor Plans, Mechanical, Plumbing, Security System, Site, Sprinkler, and Structural) are provided in a format that enables either Jonathan or the Client to self-perform Construction Management (Bidding, Contracting, Change Order Management, and Inspection).
