Tom from JL Camp inspected a house my son was considering buying. Since it was an older home we were particularly concerned with wiring, the older oil furnace and base structure deficiencies, if any. Tom arrived early and thoroughly inspected the home (heating, cooling, wiring, structure, water supply lines, infestation, septic tank, water shut off valves, floor and attic joist integrity, etc) as well as the detached garage. Although several minor deficiencies were found, Tom took the time and energy to thoroughly explain his findings. Additionally, a written report was made available to corroborate and substantiate his findings. This is the third time I have used JL Camp Inspection (purchase of my primary residence, pre-inspection of a home I was selling and this one for my son.) The pricing points are very reasonable and the services by Tom are professional and relayed in layman's terms so that even if you have no remodeling experience, it is understandable.

The first day we moved in we discovered that the master bath shower head did not turn off and continuously leaked. This would explain the fan they had pointed at the floor during the inspection that i mentioned seemed odd considering the house had central air, that was on and running. Then we discovered the outside faucet that attaches a hose was also leaking and in need of repair. Then to top is all off, when moving our stuff into the garage we found mouse feces and now have to get rid of mice. This was all after the home and pest inspections. Had this been noted we would have negotitated to have it taken care of, instead we have a master shower we can't use, mice that we need to get rid of and an outside faucet to fix.

Mr. Laurito performed this inspection, and showed up prompt and on time. Throughout the inspection, we did not follow him, but we did ask him to inform us of anything that may have been an issue. He did on a few occasions, and following the inspection we felt good about our decision to use him, and used his seemingly thorough report to negotiate a few items with the seller. One of the issues he pointed out to us was a bad GFI outlet that would not reset. Knowing it?s a simple cheap fix, we decided against asking the seller to fix it. Upon moving in, however, we noticed that five outlets (not just the one) plus a light switch were not working correctly. Knowing we had 90 days per the contract to report any missed/overlooked items, we stopped immediately and decided to call him. We did not attempt to fix the issue ourselves, because it does clearly state in the contract, it is void if we attempt to fix it ourselves. We attempted to call the morning after moving in and did not receive a call back until the following day. When we did, we explained what the issue was and Mr. Laurito immediately became combative and accusative with us because, according to him, it had to be our fault because he would never miss something such as this. To make matters worse come out and ?re-diagnose? the problem, he wanted $200 in cash up front, on his promise if it was something new, he would refund us. Considering it was clear to us he had already made up his mind that it was not his fault, we told him no way. After bringing out an electrician, who fixed the issue for us and gave us a quote to update our electrical panel, he (the electrician) pointed out something else Tom missed: The wires that fed into the house were taped onto the siding of the house which increases the possibility of shorting. We were unaware of this, and this is something that we would definitely have wanted to be fixed before we purchased. Based upon his negligence/dishonesty and hostility, I would not recommend him or use him again.

Tom arrived to the house on time and was ready to start the inspection immediately. He did an excellent job and was very thorough. I saw him walking through every room of the house with his flashlight meticulously looking for areas of concern. He tested all the appliances in the home and made sure everything worked properly. At the end of his inspection, he prepared a comprehensive report and detailed all the areas of concern. He answered all of my questions completely. Based on his report, I was able to go back to the seller and ask for concessions to repair a few problem areas of the home. Thanks Tom!

Tom arrived earlier than scheduled and was inspecting the exterior dwelling. He explained his process and gave an estimated time to complete. He was very thorough and willing to answer all my questions. The price included radon and pest inspection as well. Based on his findings, I was able to present repair requests ranging from ungrounded electrical outlets without GFI plugs, a frayed electrical service cable, carpenter bees in the carport ceiling, loose chimney flashing and an active leak in a drain trap. I feel confident that the prospective home was inspected by a well qualified professional.
