Pa Appraisal Services Inc.

Stephen Kastronis of PA Appraisal Services performed an appraisal for us through S & T Bank for a Home Equity Line of Credit. We paid just under $160,000 for our house 10 years ago and just had it re-appraised through Citizen's Bank for $167,000 (which we still thought was a little low). Either way, Mr. Kastronis' appraisal came back at $142,000!!! We gave Mr. Kastronis a whole list of recent updates we did worth tens of thousands of dollars, including a new roof with 50-year transferable warranty, new windows, new doors, a complete bathroom remodel, internal and external french drains, etc., but he apparently felt that our home DECREASED in value by $18,000! He is totally incompetent...Do yourself a favor and DO NOT go through this company for an appraisal, nor waste almost $400 paying for an appraisal through S & T Bank if these are the caliber of people they're going to hire.

This appraiser contacted my fiance the day before the inspection and told him he would not be able to appraise the house above the purchase price. He had NOT even seen the property yet!!!! He was basing his appraisal, sight unseen, n the county assessment where it shows the price I paid for the house. An appointment was made for him to come out the following day to see the house and the improvements that had already been completed. He became irate when my fiance called his office to find out why he was late and to ask when he would be there. He called my fiance back and left a nasty voice mail stating that my fiance had been rude to the secretary (he wasn't) and then abruptly cancelled the appointment. This appraiser showed no professionalism. He had no respect for my fiance, the importance of my loan, or the time taken out of a work day to meet him. My bank has contacted another company to complete the appraisal.
