I called Keystone to get an estimate for a leaking basement today for a rental property that my husband and I recently purchased. My husband is extremely busy and travels often with his job. I am the person in our household who handles the decisions made on the rental side of things. When I asked for an appointment during the day that only I would be in attendance, I was told that they would not make the appointment unless my husband would also be able to attend!! Member, Obviously you didn't read the information we provide on our Main Angie's List page explaining our inspection process. Here is the policy for all to read. The Philosophy: Keystone Basement Systems (KBS) subscribes to a completely different inspection philosophy than most in the marketplace. Whereas most companies use commission-based salespeople with little training in foundation systems or foundation diagnostics, KBS employs highly trained inspectors who have achieved Basement Health Association Accreditations in Basement Waterproofing and Foundation Repair. Our philosophy is that inspectors who are well trained in their field should perform inspections. The philosophy seems simple, but operating in this way comes with tremendous challenges, as you will see explained below. The Inspection Process: One of the most fundamental differences between KBS and other companies is the inspection process. It is our core belief is that you must fully understand a problem before you can create an accurate solution. The challenge is that this process takes a little more time. On average our inspection process takes 25% to 50% longer than other companies. The benefit of a thorough evaluation is that you provide accurate and detailed solutions. The downside to this level of attention and detail is that we have less appointment times per day available. Our Inspectors: At KBS we invest tremendous time and resources into our inspectors. Our inspectors have monthly continuing education requirements as well as formal training on a myriad of repair products and processes. KBS is the only company in western PA with Certified Waterproofing Specialists (CWS) and Certified Structural Repair Specialists (CSRS) on staff. Unlike other companies who hire untrained "salespeople" when they get busy, we do not. KBS will only allow trained inspectors to meet with homeowners. Therefore we have fewer inspectors than other companies. Scheduling: As you can see, KBS is not a large firm with an army of under-skilled salespeople. Rather KBS is a smaller firm with a core of very well trained inspectors. Consequently we only have time to visit with serious clients and refuse approximately 30% of those who inquire for an inspection because they do not meet our scheduling requirements. Our Scheduling Requirements: 1. You must own the property you wish to have inspected: If you do not own the property in question we will not schedule an appointment with you. We do not meet with tenants, real estate agents or property speculators. If you are a buyer of a property you must have the seller contacts and schedule the appointment. 2. All interested parties must make themselves available for the inspection: Serious homeowners would always make themselves available for the inspection because they are interested in what the inspector has to say. Your time is valuable, and so is ours. To offer the level of expertise that we do, at no cost, we only schedule appointments with serious homeowners who are interested in solutions for their issue. Our inspectors cover a great deal of detailed information and will need to ask questions about the history of the problem and future plans for the home. Therefore we will only meet with serious homeowners willing to have all interested parties available for the appointment. With that said, we understand that people are busy these days. To allow for all interested parties to be available we offer appointments 7 days a week from 10AM to 10PM...Even on Sundays. 3. Terrible. Wish I would have never called them. Now I'm finishing the work mysef. At least I know it will be done right.
Description of Work: I needed a basement wall repaired. Now I find out that they performed work that was not going to remedy the problem at hand. They never addressed the outside of the wall. I dug down to the footer on the outside of house myself and found the root cause of my cinder-block shear. Missing Mortar that caused the block to shear and push in to the basement. The steel they put up does not even make contact with the block that pushing in. It will continue to fail. Vice President of company came out and wouldn't even look at the work I did that exposes to bad wall and said that the steel will hold back the wall. No it won't! I just happened to have my buddy here who Is a general contractor to help me dig down in the hopes that I would be of some help to the company in question. I asked if they would help me rectify this situation and fix the wall properly. This guy from the company wouldn't even look at the problems that exist with the outside of the wall. Ultimately , he got into a shouting match with my friend/ contractor , shoved his finger in his face and was short of fighting him. Had to step in and ask him to leave my property. I knew then that this person and company were not professional, and unknowledgeable of proper fixes and never even tried to help me remedy this situation. The more questions I asked, the angrier he got until he erupted on us. As this guy pulls away, he threatens me. I had to call the police and file a complaint. I initially wrote a good review based on the limited knowledge I have but, once I researched the solution and had a real contractor here to tell me what needed to be done, I know I got screwed. Look forward to seeing these sham artists in court.

Mike Glass came out with his crew of five guys (Mike, Mike, Danny, Danny, and Chris... Hope I got your names straight guys) They started promptly at 9am. They jack hammered up the concrete floor in three places, sunk three approximately ten foot sections of steel down into those threes holes, filled it back in with high strength concrete and repointed the mortar joints in all the problem areas inside and outside of my house pertaining to the basement wall in question. They cleaned everything up and left my house by 3pm. Mike Glass was a great representative for the company and the crew that came out were punctual, affable,courteous, efficient and very professional. I lucked out with getting such a good company to come take care of my needs and luckier yet that I had such a diligent group of men performing the job. I am very pleased.
Description of Work: I called Keystone Basement Systems last week. The appointment was set for June 28th, 2016. Mike Glass came out right on schedule. We talked about the options involved in shoring up a basement wall that had cinder-block shear. He wasn't the typical salesman. He didn't try to sham me or sell me a product or solution that ultimately wouldn't work. Estimate went great. Jim was super friendly, thorough, and reasonable. He saw nothing major, nothing glaring that needed to be repaired. He could've recommended a bunch of repairs and charged me through the nose. He told me honestly that he'd do nothing if he was me. That's the best price for repair. Nothing! (In question were some cracks in the upper floor walls of my house. I assumed that those cracks were do to a foundation problem.)

They did a beautiful job. The stairs and the doors look great. Problem: they made my laundry room, where they hooked up for water, filthy. Cement as well as dirt left of rugs. They gave me a $150.00 consideration for the rugs. I don't feel that was adequate for the labor involved to clean them as well as everything else in the area. They should have covered all with drop clothes. There also are areas where air is coming in from the outside. They put some insulation into one of the holes but it wasn't enough. Josh said he'd have one of his guys add additional insulation. We haven't seen or heard from anyone regarding this.
Description of Work: Contract signed on 7/13/15 to replace broken concrete stairs to basement and put in an outside steel door and stair cover. They figured that they would get to the job in August. We never heard from them. We called several times and Josh reassured us that we were not being scammed. Then hoped to get to it before Thanksgiving. Job started on January 27, 2016 after many delays and about 7 months after signing the contract. When they were here it was decided to also replace the house door to the basement.

I submitted a LENGHTY review on this company which AL's deleted on account of the ONE REVIEW policy. A careful review of my reviews will show that the first review was written BEFORE the job was finished. I sent that response in order to prevent the constant requests from AL for a review of this provider stated that the job was not finished so I do not understand why that review which consisted of several sentences caused my later review which consisted of multiple pages of comments and contained my real concerns about the honesty of this company having personally experienced their attempt to jack-up the contract price on us which included their attempt to manipulate and intimidate us into paying the new price. This included being flat out lied to by the supervisor of the men on the job. In addition, this company made promises to come back and make some adjustments to the system they installed which I now know were worthless. I am close to certain that what they did to us is a fairly standard operating procedure for this company and is their version of bait and switch. Foundation issues are beyond the ability of almost anyone to be able to know whether or not the job was done right and/or was billed fairly. I believe, based on my personal experience with this company that it takes full advantage of the usual ignorance of their customers. Finally, when I tried to have my issues addressed I was treated very badly in addition to being unable to obtain ANY satisfaction on ANY of the issues I tried to raise. Given the customers almost total in ability to protect themselves when dealing w/this issue (foundation problems), AL has a duty and an obligation to expose this company should it decide my review is accurate and should certainly take them off its providers list even though it will likely come down to a customer's word against a vendor's. AL is a real asset and source of protection for customers and is so badly needed by them. I hope AL do will everything possible in this situation independent of my personal issues and victimization by KEYSTONE IF NEED BE. Our basement is dry, but the aggravation that we had to endure was outrageous. The original salesperson described the job and we signed the contract, only to have the workers explain that it was impossible to do as had been originally planned. The work had to be stopped for further evaluation of the basement. Numerous calls were made to the company about proceeding with the job but were unanswered. When the work was finally completed (six months later), our basement looked like a war zone. Debris was everywhere and damage was done to the house. After many, many, many phone calls the damage was repaired. We were to have an inspector check the work 30 days after completion, and that has not happened. I would NEVER recommend this company, in fact I have steered others away from them.

Member, When we are wrong I will be the first to admit it. We made a mistake on your job. That said, the area that you are mostly upset about was not a matter of us being careless or unprofessional. The first thing the reader of this review should know is that the work contracted for this project was to install a drainage system under the basement floor of the home. Any reasonable person can understand that during the estimate phase a customer is not going to let you break holes in the floor....they have not even selected who will even do the work at this point. Thus, estimates have to be based on "reasonable assumptions." In most homes the basement floor is no more that 4" thick and the price is based on that. However, there are cases where the floor is thicker. This is rare (5% or less) but it does happen. Therefore, on our contract it states that "In the event the floor slab exceeds 6" the Contractor may need to rent commercial grade tools to break the floor slab. The cost of the tools will be paid by the Owner after authorization is granted." Unfortunately your floor was much thicker and we had to deal with that. The fact that your floor was thick made the job take longer and was more dusty that we would like. This was not because we did anything wrong, it was just the nature of the work environment. In the end the job was done correctly and as you stated above...the basement is dry. With that said, we did scratch your floor by the entrance way. We did this and we paid 100% for the repairs. That should not have happened. We are not perfect. That said, it is how you handle your mistakes that defines you as a good company or not. We paid and made it right. That said, the longer work duration and everything associated with the unusual thick floor was not a mistake or misstep. It was the result of your home having an extra thick floor. In conclusion, the issue is that you had a very hard work environment which made the job take longer than expected. No one wants that. To boot, we scratched your floor. This compounded things and I understand your frustration. In the end, I hope that the reader understands that your basement is dry and we made the mistake right by you.
Two years ago I used Keystone Basement to repair leaky basement problems. They came and installed a new sump pump along with new drain piping throughout my basement. I was completely satisfied with the work performed. Fast forward two years later, I began experiencing leakage again in my basement. I called Keystone Basement once again and someone was sent out to assess the problem. A few months later repairmen came and repaired the problem. I was told the leakage was coming from the outside drain pipe and not from inside. The repairmen Lou and Tony replaced the faulty drain pipe attached to the house and even extended the drain through the edge of the yard so the run-off wouldn't collect and drip inside the basement. Kudos to Lou and Josh for going above and beyond for not only doing an exceptional job, but for going to Lowe's for the parts needed to complete the job. Lou and Josh was knowledgeable and explained the repair process in detail. Once the job was completed to my satisfaction, I was informed there would be no charge! This is a good example of customer satisfaction/customer service. Keystone Basement has my recommendation for others to use. I highly recommend this company.

You state that the "finished" product was not what you expected...but the product is a network of pipes under the house that are concreted over and completely unseen? Almost every aspect of the work is buried under the house and unseen. Can you tell me what aspect is bothering you? I also see that your post-inspection has been ordered as well. If you remember your paperwork it is to take place 30-60 days after the work is done so that adequate time has pasted to see if the system is performing during rainfall. Inspecting it immediately afterwards would not allow for adequate testing to have taken place.

We had a problem with cracks in the basement wall and a terrible banging sound from the basement in the winter. We were afraid there may be a foundation problem so we called this company for an estimate. I am sorry to say that I lost the card with the name of the man who came to our home, but he was professional and courteous. He was on time, listened to our description of the problem and looked both inside and outside. He was very thorough and talked to us about the problem which does not involve the foundation. He gave us some suggestions to try, and I would recommend this provider to others and would use him again.

The Problem: Since moving into our home we've had streams and puddles of water filling our garage and basement every time it rained. This area became completely useless as anything down there would corrode or be ruined by chronic dampness. Our dehumidifier would fill within 10-12 hours of running and was using a ton of electricity. We called Keystones Basements after about 2 years of dealing with this problem and scheduled an appointment. The Inspection and Sales Process: The salesman who sold us the job was very patient, friendly, incredibly punctual, and very well informed. He walked through our basement and had me explain where the problem areas were. His inspection was thorough, not only looking at the obvious trouble spots but also checking for other potential issues with regards to foundation, and overall structure (fortunately he said the foundation was in good shape and the walls showed no signs of bowing or deterioration)! After the inspection both inside and out, he outlined his plan for solving the basement water problem with both photos and an in depth explanation which involved the installation of interior french drain along the entire rear and left perimeter of my basement and sump pump. His price was adjusted when we agreed to use an "on call" crew that typically works in commercial facilities. If a commercial contract was delayed they would call and schedule a more "last minute" appointment (we were given a weeks notice which was more than enough time to prepare). Unfortunately because of this adjustment I was unable to use my Angies List coupon ($250 for $500 off basement waterproofing services). We were somewhat disappointment but understand. In addition to a great salesman, the lifetime warranty the 18 months financing, the regular inspections, and the attentiveness of the owner to his business, is what sold us on Keystone. The Install: Keystone's crew arrived at around 10:30am after mistakenly going to the same address in a different town about 45 minutes away. This has happened before with another service provider so it didn't upset me. It is not the fault of contractor, it apparently just depends what GPS is being used to navigate. Upon arrival the foreman introduced me to his team who quickly got to work. They were very thorough in masking off parts of the room not under construction resulting in a VERY clean install. I can't stress this enough... there was no dust anywhere!!! It was all completely contained! I left about 3 hours into their work which at that time the floor had already been dug up for the most part and my father came over to make sure the crew had access to anything they needed (power, water, etc). I got a phone call at about 4:00pm to tell me the project was done! I came home after work to find concrete had been poured in the area where the drain was installed and was finished beautifully. Sump pump was installed and battery backup was sitting neatly in the back corner of the garage. The power for the battery is running up the wall and over to the ceiling outlet (garage door opener outlet) which is a bit troublesome but this is a circumstance that isn't their issue. I'll have an outlet installed closer to the battery in the coming months to fix this. The guys vacuumed up all residual dust and debris. Its almost like they weren't even there! In all very very happy with install process. Quality/Effectiveness of Interior French Drain and Sump Pump Install (UPDATE): Just had the 1st big rainfall since installation and our basement is bone dry! Awesome!

Well it was a little rocky at first they had to cut into the neighbors cement but I was unable to get ahold of the owner because he rented the property and I had no phone number for him. When he finally contacted me he required some documents before he gave permission to cut his cement. However my salesman didn't seem to want to return my several phone calls. But When I got ahold of Josh English (one of the bosses) he did contact me and we got the paper work the owner requested and then the job started on August 12, 2015 and because it was more to do to fix it the right way it took an extra day which they did tell me that it could be two or three days depending on what they find. They cut into the cement, they dug down the side of my house, they replaced wood on my building and they rebuilt the wall from the outside. They put this (membrane) Waterproofing stuff on my house, They put a French drain in, they filled it up with gravel and then they put new cement in the hole. They also sprayed my small section in my basement for mildew. I think they did an excellent job. Thank You Little John, Big John and Eric for your hard work. Thank You Josh for your help as well. The only negative would be that the saleman should be a little more knowledgeable when it comes to what needs to be done. The Salesman Giulio told me that they would replace my floor boards that got damaged from the rain, but they didn't do that. I talked to one of the workers and they said that they put enough wood to rebuild my floor that I didn't need to worry my floor was now stable. So I'm sure that the salesman probably added it into my estimate but I didn't say anything to Josh since they had no intension on replacing part of my wall with no extra charge which I did appreciate. I was worried that the workers told me that Josh had to come and look at my wall. I was so worried it would cost me more but he came and no extra charge. So Thank You to all that worked on my job. I would recommend them to anyone that needs this type of work done. I thought it was a bit expensive but I had no idea on how much this type of work cost. I had 4 different companies come out first I had a waterproofing company they told me I needed a contractor then I got a contractor he told me that is a job for waterproofing company, so I called one more and they didn't know how to fix it he said I know how to fix but my guys do not. So then I called Keystone Basement Systems and they were the only one that said they could fix it and knew how to do it so I looked no further. I just trusted the comments on Angie's List. They cleared up every day after they worked on my house.
Description of Work: They rebuilt the corner of my foundation. They put in a French drain, Fixed my wall, and fixed everything they said they would do when it came to cleaning up the job site and the neighbors property.

My service call went very well. Ed and Josh listened to what I had seen happen with some water getting into my basement and then provided a solution that they said should take care of the problem. Of course it was a beautiful, dry, sunny day when they came so I'm going to need to wait for a heavy rain to see if the problem is corrected. But even if it isn't Ed and Josh already have a plan to take a brick out of that small section of my coal bin and install a drain. They said to just give them a call if the sealant they installed doesn't solve the problem. I couldn't be more pleased with Keystone Basement Systems.
Description of Work: I had Keystone Basement install a basement waterproofing system for me back in May. We recently got a really heavy rain that actually leaked into my basement from behind my coal bin wall. Ed and Josh were great. They were very professional, knowledgeable, and helpful.

We met a team from Keystone Basement System (KBS) at the PGH Home and Garden show. KBS was very punctual in returning our calls to get one of their engineers to review the damage in our basement and provide a structural assessment. The engineer/salesman was kind and helpful. Once we accepted the proposal, KBS helped us with financing through a 3rd party they use. The process was painless and ended up going quite smoothly. With the financing approved we setup a date to have the work performed. The team who came to perform the work, a group of 4-5 guys depending on the day, was probably the best part of dealing with KBS. They introduced themselves on the first day. If they needed anything or had an concerns with entry into our house, cleanliness, etc, they would ask and verify we were OK with things. They offered to show me the work they had performed day-by-day. The team had to work a little extra than expected. One of the things the original engineer/salesman let me know is that the quote KBS provided does not change based on what they find. Shortly after starting the job, the team realized that our footers were extra wide which means they had to remove even more concrete than expected. The job took a day or two longer because of all the extra work but KBS did not request/charge anything at all -- as they promised. We were left with a few explanations or rules when the job was complete basically indicating how much time we had to wait for the new concrete to set and how to operate and maintain the sump pumps. I'd probably say a month in, we noticed some small cracks in the new concrete and I just wanted to follow-up with the engineer/salesman. Three emails later, not a single response. My emails were just inquisitive, asking if these small cracks were OK/expected. Definitely was not accusing of craftsmanship. This is probably my main negative point: the responsiveness in getting our job in their books appeared a bit more important than a simple follow-up email. We received guarantees which are some of the reasons we went with KBS so if they can't respond a month in, how can we expect them to follow-up 5 years in? 10 years? Things come up or can get busy and emails get accidentally missed which is why... Overall, we would still contact Keystone Basement Systems if any other work was required or if we moved and needed similar work done.

Member, The hairline cracks that you are referring to are from shrinkage. As the concrete patch begins to dry it will lose some mass and cracks, perpendicular to the trench created, will form every 6-12 feet. This is normal as outlined in your paperwork. As for email traffic, I am sorry that you did not get a reply. If you need anything please just give us a call. Your inspector still should have emailed you so I will speak with him to see if he received them. I am sure that something went wrong. We are not in the habit of not replying to customers. Aaron, the owner, came out to look at the space, and promised to expedite the process for me, for which I was grateful. His crew came and installed the new moisture barrier and waterproofing system, and tied it into an already present system in the rest of the basement. It was a messy job, but looked great once it was done. They re-cut the back alcove stairs to fit into the alcove. I should also mention that Charonda in their front office was very kind and helpful when I called with questions. In all, a very pleasant experience!
Description of Work: We had dampness in the back of the basement, in the cellar door alcove. They installed a moisture barrier and waterproofing system.

Everything went really well. Tony and his crew were amazing. They were very punctual and completed the job in the exact timeframe that was planned on. They were extremely knowledgeable and left my basement looking the best it has in 30 years. Not only has their solution improved the look and feel of my basement, it came with a lifetime warranty and every 5 years they will come back and check it to ensure no problems develop over time. I have to admit I am not a very trusting person when it comes to major renovations or changes to my property because of previous issues that resulted in a negative effect on my house; but Keystone Basement Systems has proven that there are contractors who you CAN trust and rely upon. Getting good reviews or feedback was easy because I controlled everything. As you grow you have to let go of some stuff and trust others to do it. Excellent advice from the owner. He strongly suggested having a disinterested third party of structural engineers review the home and develop plans for remediation, if needed. He mentioned that if work needed to be done, the structural engineers could draw up a remediation plan, and bids for work would be comparable.
