Excellent! They found issues that I had the seller resolve before purchase. One item was a 37 year old water heater from Montgomery Wards that was still functional but way beyond it's life expectancy.

Inspection was very poor. I understand it's a visual inspection but I lifted one basement ceiling tile and found multiple electrical code violations. I pointed out ants on the deck and he said he couldn't tell if they were just travelers. On a deck that is 10+ feet above the ground. I had to have an exterminator treat the ants as as I moved in. Worse the carpenter ants were and indication that he missed a much worse wood rot issue requiring structural repairs.

He missed a major water issue, heating issues, and forgot to include an uncapped gas line in the report, which he had pointed out in person as a major safety issue. I bought the house. Water issues came to light shortly after moving in. Black mold throughout bathroom and kitchen. Over $10,000 in damage. His contract protects him even when he is negligent. You are given what you paid for the inspection back if he makes a mistake! $10,000 + in damage and I was awarded $315, the inspection fee back. They don't take care of their mistakes when they make them. They hide behind the contract. Jim Zamiska testified that he saw missing and cracked grout during the inspection around the shower and bath enclosure, but he didn't feel it was a major issue and so he didn't point it out to me at the inspection or include the missing or cracked grout in the report. I was at the inspection and we were standing in the bathroom together. Not one word was said to me about it!!! The only thing pointed out in the bathroom was a miscut piece of tile in the window and a general warning about keeping tile grouted to prevent water infiltration. The window tile is nowhere near running water. All the cracked and missing grout was in direct contact with running water daily. He saw it and didn't say one word about it. MOLD!!! I bought the house and inherited a house with problems that could have been avoided. This was the point of hiring him. I'm not the only person to complain about an inspection he has done (in two years). People make mistakes, we all can. The way my situation was handled is so wrong. It's as bad, if not worse than everything I went through with major damage and expense right after I closed on the house. Not answering emails requesting them to come view the damage before I repaired it all (as required per his contract), showing up at my house completely unannounced and refusing to come back when I was home (they showed up when my minor daughter was home alone and would not come back even though I asked many times), and Tina Zamiska coming to the arbitration and testifying that we had several phone calls and emails, which were all lost when they changed email servers. It was a complete lie and she was under oath. It didn't go well. I wouldn't recommend them.

Extremely particular. Checked all outlets, appliances, utilities, roof and even crawl spaces for insulation. Checked all windows for air leaks, and detailed all wiring upgrades and fail-safes in electric box. Incredibly thorough with great communication during the inspection, and equal detail in writing when completed. I've worked with this company in previous moves in other states, and picked them here because of those past experiences....and again, I was not disappointed!

I am a first time homebuyer, and I had been warned to be wary of what inspectors say so I was a little nervous, but Jim was fantastic. He checked over the home top to bottom and explained everything to me in detail and in a way I could understand. He also answered a lot of questions that I had. He would inspect a few areas at a time, then come show me everything that he had seen. While he was inspecting, he let me use his tape measure so I could measure windows and room dimensions to plan for furniture and decor. He also showed me where all the main shut-offs were and provided tags for me to hang on them when I move in. The inspection report was provided in a timely manner and was very detailed, complete with photos. Overall, I was very impressed with his professionalism and attention to detail. He was worth every penny, and I would recommend him 100% to family and friends. If I ever move in the future, I would not hesitate to use him again to inspect another home.
